Living here

Renters, Airbnb and elevators at 36 Hazelton

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 36 Hazelton?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 36 Hazelton

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

36 Hazelton is one of the smallest and most exclusive condominiums in Yorkville. Around 20 homes sit behind the restored brick front of a 1928 school building on Hazelton Avenue, with terraced modern floors rising behind it. Almost every suite is different, and so is almost every sale. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

36 Hazelton is a seven-storey boutique condominium at 36 Hazelton Avenue in Yorkville, Toronto, built behind the retained facade of a 1928 school building that most recently housed St. Basil’s Catholic School. It was developed by Alterra and Zinc Developments and designed by Quadrangle Architects, with heritage work by Goldsmith Borgal and Company Architects. The condominium corporation, TSCC-2506, was registered on 27 January 2016. Sources give the suite count as 18, 19 or 20. Suites range from about 1,038 to 4,328 square feet. Property management is listed as ICC Property Management. Maintenance fees include heat and water.

A school front with a modern building behind it

The street face of 36 Hazelton is the 1928 low-rise building that last served as St. Basil’s Catholic School. Its main facade was preserved and restored, and Goldsmith Borgal and Company, a heritage specialist, handled that part of the project.

Behind and above the old front, Quadrangle Architects designed a modern building that steps back as it rises. From the sidewalk, the heritage brick still reads as the main event, and the new floors sit back far enough not to overwhelm the scale of Hazelton Avenue’s Victorian houses and galleries.

That is the real distinction here. Most luxury buildings in Yorkville are new from the ground up. At 36 Hazelton you come home through a piece of the street’s history, and the restored front gives the building a character that a new facade cannot copy.

Every suite is different

The developers marketed each suite with its own floor plan, and the stepped form gives most of them substantial terraces. At launch, sizes ran from about 1,200 square feet to more than 4,600 for the penthouse; the building profile now records about 1,038 to 4,328 square feet, which likely reflects how suites were finally configured.

Ceilings were planned at 10 feet, with kitchens by Marana. The penthouse was offered with around 2,800 square feet of outdoor space and views across Yorkville.

Sources do not agree on the number of homes. Early marketing said 18, a 2013 construction report said 19, and the building profile lists 20. Suites may have been combined or divided during sales. Ask for the registered plan so you know exactly what the corporation contains.

Because no two suites match, comparing sales is harder than in a typical building. Floor, terrace size, orientation and finishes all move value, and the honest answer to what a suite is worth often requires looking beyond this building to similar Yorkville homes.

Construction ran longer than first planned. A 2013 report expected completion in mid-2014, and the corporation was registered in January 2016. Delays of that kind are not unusual for heritage projects, and they help explain why some early marketing details, including suite counts and sizes, differ from the finished building.

Amenities designed for a handful of owners

The amenity spaces were designed by UNION31 and are unusual for a building this small. Launch materials listed a fitness centre, a wine cellar and tasting room, a billiards room, a holistic health room, a dog washing station, a car washing station and bicycle storage. The current building profile adds a concierge, visitor parking and permission for BBQs.

That is a lot of shared space for around 20 owners to maintain. It is part of the appeal and part of the fee, and the reserve fund should account for it.

Hazelton Avenue at Scollard is the quiet centre of Yorkville. The galleries are on the street itself, Yorkville Avenue and Bloor Street are a short walk south, and the noise of the shopping district fades quickly once you turn onto Hazelton. The data panel on this page covers transit, Walk Score, food and parks.

How it compares with 133 Hazelton

The natural comparison is 133 Hazelton, the Mizrahi mid-rise at the Davenport end of the same street. Both are small, high-end buildings from the mid-2010s, and both list ICC Property Management, so in some ways you are choosing between two versions of the same idea.

36 Hazelton is the more exclusive of the two. It has roughly half as many suites, its smallest homes start above 1,000 square feet, and it averages around $1,456 per square foot against about $1,297 at 133 Hazelton. It also sits further south, in the gallery stretch near Scollard, rather than at a busy corner.

133 Hazelton offers a wider range of suite sizes, including some under 1,000 square feet, and a more conventional amenity floor. If you want heritage character and the quietest possible address, 36 Hazelton is the stronger fit. If you want a slightly lower entry price on the same street, look north.

Pricing and fees at this level

The building has averaged about $1,456 per square foot. When suites launched, asking prices ran from just under $2.9 million to $12 million for the penthouse, so this has always been one of the most expensive addresses on Hazelton.

Two suites are currently listed, asking between $3.55 million and $5.5 million, with monthly fees between $4,709 and $6,766.

Fees at that level reflect a very small corporation carrying a concierge, a full amenity floor and a heritage facade. Heat and water are the listed inclusions. Ask for the budget and the share assigned to the suite you are buying, and compare total monthly cost, not price alone, against a house or a larger luxury tower.

With so few suites, sales are rare and every listing is a one-off. If you want to know when something comes up, book a call.

For a building of around 20 homes, this is an unusually complete package, and the wine room and dog and car wash stations are the kind of features owners actually use. Confirm what is in operation today, since amenity lists from launch are not always what a building ends up running. Ask too how bookings work for the wine room and other shared spaces in a building where every owner knows every other.

Jatin’s honest take on 36 Hazelton

Who this building suits

Buyers leaving a large house who want a lock-and-leave home with real outdoor space on the best-known gallery street in Yorkville, and who value heritage character and a very small group of neighbours. It suits people who will live here, not investors.

What I’d want you to check

Ask whether the retained facade is subject to a heritage designation or easement, what obligations that creates and what the reserve fund study assumes for maintaining it. Check terrace waterproofing over occupied space, the condition of the amenity spaces and how the corporation funds them. Confirm the registered suite count and the parking allocation for the specific home, and read the board minutes in full.

The value question

At about $1,450 per square foot, you are paying for privacy, terraces and a building that cannot be replicated on this street. Value here is less about the price per square foot and more about whether a particular suite’s layout and outdoor space suit how you live. For the right buyer, I think it is one of the more defensible luxury purchases in Yorkville, because supply of this kind is close to fixed.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
