Living here
Renters, Airbnb and elevators at 40 Hazelton Condos
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 40 Hazelton Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 40 Hazelton Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

40 Hazelton Avenue is about as small as a Yorkville condominium gets. Eleven suites on four floors, on the quietest gallery street in the neighbourhood, with no management company and no amenity floor. For the right buyer that is exactly the point, and for the wrong one it is a set of risks they have not thought about. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
40 Hazelton Condos is a four-storey, 11-suite condominium at 40 Hazelton Avenue in Yorkville, Toronto, M5R 2E2. It was built by Heritage Properties in 1982, and the condominium corporation is MTCC-576, registered on 23 February 1982. The building is listed as self-managed. Maintenance fees include common elements, building insurance, parking and water. The building has a security system and no listed shared amenities beyond that.
40 Hazelton Condos at a glance
Self-managed: what that actually means
The building profile lists 40 Hazelton as self-managed. In practice, that usually means the owners, through their board, hire the cleaners, trades and accountant directly instead of paying a property management company to do it.
In an 11-suite building that can work very well. Fees stay lower because there is no management contract, decisions are quick, and the people making them live in the building. Many small Toronto corporations run this way for decades without trouble.
It also concentrates a lot on a few volunteers. Before you buy, find out who handles the books, how the reserve fund is invested, who answers when a pipe bursts at night, and whether the records the Condominium Act requires are kept in order. A clean, timely status certificate is a good sign in itself.
It is also worth asking how long the current arrangement has been in place and whether the board has a plan for the day a key volunteer moves out. Some small corporations bring in a part-time manager or bookkeeper at that point, which adds to the fee but reduces the risk.
Eleven homes on four floors
With 11 suites on four storeys, there are only two or three homes per floor, plus a penthouse level. A two-bedroom penthouse was recently offered for lease, which shows the top floor holds family-sized suites rather than studios.
I could not find published floor plans, suite sizes or ceiling heights for the building, and I would not guess at them. In a building this small, every suite is likely to be different in size, outlook and renovation history, so view the suite itself and ask for its exact area and what work has been done.
Parking is included in the fee, which matters a great deal on Hazelton. The street has very little room for cars, and a deeded or assigned space in Yorkville adds real value to a suite. Confirm on title which parking unit or right comes with the suite you are buying.

Buying and selling in a building this small
Very small buildings trade differently from towers. There may be no sale at all for a year or more, and when a suite does come up, the asking price is often set by comparison with other small Yorkville buildings and houses rather than with recent sales in the same corporation.
That cuts both ways. As a buyer, you have less data to lean on and fewer chances to negotiate against a competing listing. As a seller, you have no internal competition, but you do need patience and the right buyer, because the people looking for an 11-suite owner-run building on Hazelton are a small group.
The building’s rules matter more here as well. In a corporation of 11, the declaration and rules shape daily life directly, from renovations and move-ins to leasing and pets. I could not find those rules published, so read them in the status certificate package before you make an offer firm, especially if you plan to renovate or rent the suite out.
Lenders and insurers will also look at the corporation itself. Have your mortgage broker review the status certificate early, so there are no surprises close to closing.
Living on Hazelton Avenue
Hazelton Avenue is the residential and gallery spine of Yorkville. It is lined with Victorian houses, many now galleries and boutiques, and the street falls within the City of Toronto’s Yorkville-Hazelton Heritage Conservation District, which limits how much its scale can change.
That protection is part of what you buy here. New towers are going up on Bloor Street, Yorkville Avenue and Davenport Road, but the street in front of you is unlikely to change much. The trade-off is that renovations to the outside of the building can need heritage review.
The building’s near neighbours show the range on this street. 36 Hazelton, a few doors away, is a boutique luxury building behind a restored 1928 school facade, and 133 Hazelton is a newer mid-rise at the Davenport end. Both have concierges and far higher fees. Yorkville Avenue and Bloor Street are a short walk south. The data panel on this page shows transit, Walk Score, food and parks.
Pricing and fees
There were no suites for sale when I wrote this. Sales in an 11-suite building are rare, and with so few comparables the building average says little about any one suite. The automatic panel on this page shows aggregate figures where there is enough data to publish.
The fee covers common elements, building insurance, parking and water. Heat and hydro are not listed, so ask how the suite is heated and what the owner’s utility bills have been over the past year.
Compared with the full-service buildings on the same street, 40 Hazelton should carry a much lower fee per square foot, because there is no concierge, no amenity floor and no management contract. That is the core of its value. Just make sure the low fee reflects efficiency rather than an underfunded reserve.
To value a suite here, I look at this building’s own sales, similar small Yorkville buildings and nearby houses split into suites. If you want that analysis for a specific suite, book a call.

Jatin’s honest take on 40 Hazelton Condos
Who this building suits
Buyers who want a Yorkville address on a protected heritage street without paying for a concierge and amenities they will not use. It suits owners who are comfortable with a small, owner-run corporation, and downsizers who want a quiet low-rise with parking included.
What I’d want you to check
This is a 1982 building run by its owners, so the status certificate, reserve fund study and board minutes matter more than usual. Ask who keeps the books, how often the reserve study is updated, and what major work, such as the roof, windows, garage or plumbing, has been done or is coming. Check whether the corporation’s insurance and records are current. Confirm the parking and any locker that comes with the suite, and ask how the suite is heated.
The value question
The value is a low-rise Yorkville home with parking at a lower monthly cost than the full-service buildings around it. If the corporation is well run and well funded, that is a rare combination. If the reserve is thin, 11 owners will share any large bill, and that can wipe out years of fee savings. Read the documents before you fall for the street.
