Living here
Renters, Airbnb and elevators at Lofts on Frederick
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Lofts on Frederick?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Lofts on Frederick
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Lofts on Frederick is the building I mention when a buyer says they want a real loft near St. Lawrence Market but cannot face a 30-storey tower. It has only 12 suites above street-level retail, with polished concrete, exposed brick and open ductwork, and a fee that covers heat and hydro. The catch is that almost nothing ever comes up for sale. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Lofts on Frederick is a boutique low-rise condominium of 12 residential suites at 180 Frederick St, just north of King Street East in Moss Park, downtown east Toronto. It was developed by Sanderline Developments, and the corporation, MTCC-1270, was registered on 26 October 1999. It is listed as managed by Horizon Property Management. Suites run roughly 713 to 1,046 sq ft. Maintenance fees include common elements, heat, hydro, air conditioning, building insurance and water.
Lofts on Frederick at a glance
Twelve suites over the shops
This is a mixed-use building: retail at street level, and a dozen residences above it. That arrangement is common on old Toronto main streets and rare in condo form, and it is the reason the building feels like part of the block rather than a development dropped onto it.
With 12 suites, you will know your neighbours and the board will be people you meet in the hallway. Turnover is low; agents who have sold here describe it as a building with very few vacancies in a given year. That is good for stability and frustrating if you are waiting to buy.
One point I could not settle. Condos.ca lists the building at two storeys, while press coverage of a 2016 sale describes a fourth-floor penthouse suite with a private rooftop terrace. Treat the storey count as unconfirmed and look at the building in person, which you would do anyway.
What the suites are actually like
These are hard-loft finishes: polished concrete floors, exposed brick in at least some suites, open ductwork and high ceilings. One upper suite that sold in 2016 had ceilings of about 11.5 feet, an oversized round window over the dining area and high windows in the bedroom.
Sizes run from about 713 to 1,046 sq ft, which is generous for a one-bedroom or one-plus-den downtown. Several suites are laid out as open one-bedroom plans rather than small two-bedrooms, so if you need a door on a second room, check the plan carefully.
Private outdoor space is limited. The 2016 coverage described that suite’s roughly 220 sq ft rooftop terrace as the only one in the building, so most owners should expect a balcony at best, or none. A storage locker of 100-plus square feet came with that suite as well; ask what comes with yours.
I could not confirm the building’s origin from a primary source, meaning whether the residences sit inside an older commercial structure or were built new in a loft style in the late 1990s. If heritage matters to you, ask the seller and check the city’s heritage register before you rely on the word “loft” in the listing.

A fee that includes heat and hydro
The fee inclusions here are unusually broad: common elements, heat, hydro, air conditioning, building insurance and water. Hydro is the one to notice. Most downtown buildings meter it per suite, and in a loft with tall ceilings and concrete floors, heating and cooling bills are not small.
That changes how you compare fees. A monthly fee here that looks higher than a tower suite of similar size may be close to even once you add back the tower’s hydro bill. Ask for the current fee schedule and compare all-in monthly costs, not the fee alone.
Parking is listed as a garage, plus visitor parking, but in at least one past sale a space was available to rent rather than owned with the suite. Confirm whether the suite you are seeing has a deeded or exclusive-use space, or whether you would be renting one.
Living a block from King East
Frederick Street is a short north-south street between King and Adelaide, a short walk from St. Lawrence Market and the restaurants on Front and King. This is the old Town of York, so the streets are walkable and dense with things to do, and the area’s Walk Score in the panel reflects that.
The King East furniture and design showrooms are steps away, and George Brown College’s St. James campus and the Distillery District are within walking range. Grocery shopping is the market itself and the supermarkets nearby, rather than a car trip.
Expect a downtown street. King and Adelaide carry heavy traffic, and the block has seen a run of new mid-rise and tower development over the years. Visit at night and on a weekday morning to judge noise for the specific suite and its exposure.
Scarce, and priced like it
The building average is about $812 per square foot. That is in line with established hard lofts in the King East and St. Lawrence area and below what new towers nearby ask per foot, though it buys you a 25-year-old building rather than a new one.
With 12 suites, sales are rare and every one moves the average. A suite with the rooftop terrace or a parking space will sit at the top of the range; a lower suite facing the lane, without parking, will sit at the bottom. I price suites here against other small east-downtown lofts rather than against towers.
There are no suites listed for sale right now. If this building is on your list, set up an alert and get pre-approved so you can move quickly. For recent sold and leased figures, see the data panel or my building sold report.

Amenities at Lofts on Frederick
There is no gym, concierge or party room, which is normal for a 12-suite building and part of why fees stay reasonable even with hydro included. The neighbourhood is the amenity: the market, the restaurants and the design district are on foot.
Jatin’s honest take on Lofts on Frederick
Who this building suits
Buyers who want a true hard-loft feel close to St. Lawrence Market and King East: single professionals, couples without children, and designers or creatives who work from home and value volume over a second bedroom. It also suits anyone who wants predictable monthly costs, since heat and hydro are bundled in. It is a poor fit if you want a concierge, a gym or a quick, easy resale.
What I’d want you to check
In a 12-suite corporation, a major repair is split among very few owners, so read the reserve fund study and the status certificate carefully, especially for the roof, windows, mechanical systems and garage. Ask how hydro is metered and how the corporation has handled rising utility costs, since those are now a shared expense. Confirm the parking and locker arrangement, the storey count and the building’s origin, and check pet rules; condos.ca lists a pet restriction, so read the declaration and rules if you have a dog.
The value question
At about $812 per square foot with heat and hydro in the fee, I think this is fair value for something scarce in one of the most walkable parts of the city. You give up amenities and liquidity, and you gain a quiet building, real loft finishes and a short walk to the market. For an owner who plans to stay five years or more, that trade usually works.

Lofts on Frederick — frequently asked questions
How many suites are at Lofts on Frederick?
There are 12 residential suites above street-level retail, which makes it one of the smallest condominium corporations in the St. Lawrence and King East area.
Who developed 180 Frederick St?
The building was developed by Sanderline Developments. The condominium corporation, MTCC-1270, was registered in October 1999.
What do the maintenance fees include?
Fees include common elements, heat, hydro, air conditioning, building insurance and water. Including hydro is unusual downtown, so compare all-in monthly costs rather than fees alone.
Are these hard lofts or soft lofts?
The suites have hard-loft finishes, with polished concrete floors, exposed brick and open ductwork. I could not confirm from a primary source whether the residences are inside an older structure or were built new in a loft style, so ask the seller if that matters to you.
How high are the ceilings?
Ceilings are high; one upper suite was reported at about 11.5 feet. Heights vary between floors and suites, so confirm the figure for the suite you are seeing.
Is parking included?
There is a parking garage and visitor parking, but at least one past sale had a space available to rent rather than included. Confirm whether the suite has an owned or exclusive-use space.
Do the suites have outdoor space?
Outdoor space is limited. One upper suite has a private rooftop terrace, reported as the only one in the building, so most suites have a balcony or no outdoor space.
Who manages the building?
It is listed as managed by Horizon Property Management. Confirm the current manager and the reserve fund position on the status certificate.
What amenities does the building have?
Amenities are minimal: a parking garage, visitor parking and a security system. There is no gym, concierge or party room.
Who is Lofts on Frederick best for?
Owner-occupiers who want a quiet, small loft building within walking distance of St. Lawrence Market and King East, and who value character and bundled utilities over amenities.
Can you Airbnb a unit at Lofts on Frederick?
Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows 1 active short-term rental registration at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.
Has Lofts on Frederick had elevator outages?
None on record. Ontario requires residential buildings to report elevator outages of 48 hours or more to TSSA, and this address has no reported outage since July 2022.
What schools is Lofts on Frederick zoned for?
