Mostly owner-occupied. Of 10 deals here in the last 24 months, 1 were leases and 9 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 15 Vicora Linkway Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 15 Vicora Linkway Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

15 Vicora Linkway is where I look when a family needs three bedrooms in Toronto and the budget will not stretch to a house or a new condo. It is a 1972 Olympia & York tower in Flemingdon Park with an indoor pool and a fee that pays your hydro and heat. It is also more than 50 years old, which shapes everything I would want you to check. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

15 Vicora Linkway is a high-rise condominium in Flemingdon Park, in the former City of North York, part of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. It was built in 1972 by Olympia and York Developments. Condos.ca lists 20 storeys and 273 suites, while SkyscraperPage records 18 storeys and 266 suites under the name Flemingdon Park Condominiums III. The condominium corporation is YCC-77, registered on 23 June 1972, and condos.ca lists Crossbridge Condominium Services as manager. Condos.ca lists the fee as including common elements, heat, hydro, cable TV, building insurance, parking and water.

Part of Olympia & York’s Flemingdon Park condominiums

Flemingdon Park was planned in the late 1950s as a dense apartment district on the former Donlands Farm, south of Don Mills. Olympia and York took over the project after the first developer ran into money trouble and completed it in the early 1970s. Much of Flemingdon Park was built as rental housing; these Linkway towers were registered as condominiums in 1972.

SkyscraperPage lists this building as Flemingdon Park Condominiums III. Its sister towers are Flemingdon Park Condominiums II next door at 5 Vicora Linkway (YCC-43) and Flemingdon Park Condominiums I at 60 Pavane Linkway (YCC-78). They share a developer, an era and an amenity formula, but each is a separate corporation with its own finances.

The sources also disagree on this building’s size. Condos.ca shows 20 storeys and 273 suites; SkyscraperPage shows 18 storeys plus two basement levels and 266 suites. The difference may come down to how floors and suites are counted, but confirm it in the status certificate.

Three bedrooms under 1,000 square feet

Condos.ca records suites here from about 843 to 952 square feet, and every current listing is a three-bedroom. Fitting three bedrooms into that footprint means the rooms are modest and the plan is efficient, but you get three doors that close, which is what most families actually need.

Expect the 1970s template: a separate kitchen, a living and dining room, and bedrooms off a hallway. Many suites have been updated over the years; others still have original kitchens and bathrooms. The condition of the suite, more than the floor plan, is what drives the difference in asking prices.

Before you write an offer, check the size of each bedroom against your furniture, and ask the corporation whether past renovations in the suite needed its approval.

Families often ask me whether three small bedrooms beat two large ones. For school-age children who each want their own room, they usually do. For a couple working from home, a two-bedroom with a larger primary room, like the plans at 5 Vicora Linkway, can be the better fit. Decide which problem you are solving before you choose the building.

An all-inclusive fee, and what that means

Condos.ca lists the fee as covering common elements, heat, hydro, cable TV, building insurance, parking and water. The four current listings all show a fee of about $956 a month. On the recorded suite sizes, that works out to roughly $1.00 to $1.13 per square foot.

That number has to be read as an all-in cost. In a newer building you would usually pay hydro on top, often heat and cooling, and sometimes parking. Here, internet and contents insurance are about the only regular extras. Air conditioning is not on the inclusion list, so ask how the suite is cooled.

The trade-off with an all-inclusive budget is exposure to energy prices: when utility costs rise, the fee follows. Ask for three years of budgets to see the trend, and whether the board has considered individual suite metering.

Flemingdon Park as it changes

The Vicora Linkway towers sit inside the Flemingdon Park community, between the West and East Don River valleys, with Don Mills Road as the main spine. Day to day, this is a dense, established neighbourhood with schools, community facilities and shopping close by; the data panel on this page lists them with distances.

The transit picture is changing fast. Line 5 Eglinton opened in 2026 with stops in Flemingdon Park, and in February 2026 Metrolinx started work on the Ontario Line’s Flemingdon Park and Thorncliffe Park stations on an elevated guideway along Don Mills Road. That will put this part of the city on two rapid transit lines, a big change for a neighbourhood that has relied on buses for most of its history.

Large redevelopments are also planned on the former Ontario Science Centre lands and the former Celestica site at Don Mills and Eglinton. Expect construction for several years, and more housing, shops and services when it is done.

Pricing: a family-size suite for condo money

Four three-bedroom suites are listed at the time of writing, asking between about $460,000 and $650,000. Three of the four sit in the $460,000 to $500,000 band, and one asks noticeably more, so look closely at what that premium is buying.

I do not have a reliable building-wide price per square foot for this tower, so use the 12-month sold figures in the data panel above rather than asking prices, and compare against the sister buildings at 5 Vicora Linkway and 60 Pavane Linkway.

For context, three-bedroom suites in new Toronto condos are scarce and typically priced well above this range. The discount here is for age, the fee and the capital work an older tower needs. If you are financing, build time into your conditions for your lender and your lawyer to review the status certificate, because with a building of this age that review carries real weight.

Jatin’s honest take on 15 Vicora Linkway Condos

Who this building suits

Families who need three bedrooms on a budget, first-time buyers who would rather own more rooms than a newer address, and owner-occupiers who will benefit from the Ontario Line and Line 5 over the next decade.

What I’d want you to check

At more than 50 years old, this building’s reserve fund study and recent board minutes matter more than the suite. I would want to know the state of the windows and balcony doors, balcony slabs and railings, the garage, plumbing risers, the roof and the pool equipment, and what is scheduled in the next few years. Confirm the storey and suite count, the parking space for your suite, how cooling works, and the pet rules, since condos.ca lists a pet restriction. Ask whether a special assessment has been levied or discussed.

The value question

A three-bedroom here for under $500,000 in most cases, with hydro, heat and parking in the fee, is about as much space as a Toronto condo budget can buy. You accept an older building and modest room sizes. If the corporation’s finances are sound, I think this is a good value for an owner-occupier, especially with the new transit. Compare it closely with 5 Vicora Linkway before you choose, and walk away if the reserve fund cannot cover the work ahead.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
