Living here
Renters, Airbnb and elevators at Masonic Hall Lofts
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Masonic Hall Lofts?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Masonic Hall Lofts
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Masonic Hall Lofts is one of the smallest condominiums you will find on Yonge Street: a designated 1880s red-brick hall at the corner of Gloucester, with shops at street level and only a handful of lofts above. Some suites run over two levels with skylights and very tall ceilings, and you are steps from Yonge and Wellesley. Public information is thin and listings are rare, so this is a building where I want you to do more homework than usual. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Masonic Hall Lofts is a 4-storey, 13-suite residential condominium at 2 Gloucester Street, at the corner of Yonge Street (613 Yonge), in the Church-Wellesley area of downtown Toronto. The building is a heritage brick hall dating from the 1880s (1888 per the Architectural Conservancy of Ontario; another source gives 1878), designated under Part IV of the Ontario Heritage Act and inside the Historic Yonge Street Heritage Conservation District. condos.ca lists the developer as 1192779 Ontario. The condominium corporation is TSCC-1894, registered 25 October 2007, and property management is listed as Signature Property Management.
Masonic Hall Lofts at a glance
A protected 1880s corner on Yonge
The building is a brick commercial hall at the corner of Yonge and Gloucester. The Architectural Conservancy of Ontario records it as completed in 1888 and gives an alternate historic name of Masonic Hall and stores for Alex Patterson; another local history source dates it to 1878. That kind of discrepancy is common for buildings this old, and it does not change what you are buying.
What matters more is the protection. The building is designated under Part IV of the Ontario Heritage Act and sits inside the Historic Yonge Street Heritage Conservation District. Its exterior is not going anywhere, and changes to it go through the city’s heritage process.
In 1972 the building was reworked, and that project, credited to architects Gordon Sinclair Adamson and Richard Ough, won a Canadian Architect award of excellence; the conservancy record calls the complex Gloucester Mews. ERA Architects is also named in the record, which suggests later heritage work.
What the suites are like
This is a hard-loft building in an old hall, so the suites are irregular. A loft-specialist source describes some two-level suites, some with skylights, exposed original brick, and ceilings that reach about 20 feet in places. No two suites are quite alike.
The records do not agree on the basics. condos.ca lists 13 suites on four floors and says the residential conversion dates from 1972, with the condominium registered in 2007. Another source describes a 2007 conversion with about 20 lofts, most of them kept by the developer as rentals. One possible reading is that the building held rental apartments before it became a condominium in 2007; either way, confirm the suite count and the share of rental units through the status certificate.
There are no published size ranges, fee inclusions or amenity lists for this building, which is unusual and a reason to ask the listing agent for the floor plan, the fee breakdown and the most recent budget before you book a showing.

What heritage designation means for an owner
Designation protects the building, and it also shapes what owners can do. Exterior changes, including windows, masonry and anything visible from the street, generally need heritage approval, and repairs are expected to use appropriate materials rather than the cheapest fix.
For a buyer, that cuts both ways. The character you are paying for is protected from being stripped away, and the building can never be replaced by a generic tower. But the cost of keeping a 140-year-old brick facade sound is real, and in a small corporation it is shared by very few owners, possibly alongside the commercial units at grade.
Before you firm up an offer, ask the corporation how it handles heritage repairs, whether any work is planned, and whether the commercial space contributes to the costs of the shared structure. Those answers matter more here than they would in a newer building.
Living above Yonge Street
The location is the point. You are on Yonge at Gloucester, a short walk to Wellesley station, the Church-Wellesley Village one block east and Bloor-Yorkville a few minutes north. Almost everything you need is on foot.
That centrality comes with Yonge Street sound and activity, especially on weekend nights and during Pride. Suites facing Gloucester will be quieter than those facing Yonge. Visit in the evening as well as during the day before deciding.
The street around you has also changed a lot. A 2011 development plan for the adjacent site, with Hariri Pontarini as architects, proposed preserving and restoring this hall as part of the project. Expect more height along this stretch of Yonge over time, even as the designated buildings stay.
Pricing a building with almost no comparables
condos.ca shows no price-per-square-foot average, no size range and no active listings for Masonic Hall Lofts. With about 13 suites and a reported history of the developer holding many as rentals, resales are genuinely rare.
That means you cannot price a suite here by looking at the building alone. I would look at other small heritage lofts and boutique buildings in Church-Wellesley and along Yonge, adjust for the heritage character, the irregular layouts and the lack of amenities, and treat any single recent sale with caution.
Ask for the fee breakdown early. No inclusions are published, so find out whether heat, hydro and water are in the fee or billed to you, and whether there is any parking or storage at all. For aggregate recent trades where they exist, see my building sold report.

Amenities at Masonic Hall Lofts
There are no listed amenities: no gym, concierge or party room. In a building this small that is normal, and Yonge Street itself is your amenity package. Without a lobby or staff, think about how you will receive deliveries and parcels; in a small corner building on Yonge, that small daily detail matters.
Jatin’s honest take on Masonic Hall Lofts
Who this building suits
Buyers who want to live in a piece of Toronto history and be on Yonge Street, and who value tall ceilings, brick and skylights over a lobby and a gym. It suits single professionals and couples who walk everywhere and do not need a car. It can also suit a buyer moving from a house who wants volume and character in a downsize, provided they are comfortable with stairs in a two-level suite and with life on a busy street.
What I’d want you to check
Start with the status certificate: confirm the suite count, how many units are owned by the developer or rented out, and how the corporation shares costs with the retail at grade. Read the reserve fund study closely, because the masonry, roof and windows of an 1880s designated building are expensive to maintain and heritage rules limit cheaper fixes. Confirm what the fee includes, whether any parking or storage exists, and what heritage approvals are needed for changes to your suite’s windows or skylights.
The value question
I cannot give you a building average to lean on here, which is itself the value question. A rare heritage loft on Yonge can hold its appeal well, but resale depends on finding the right buyer, and a small corporation carries old-building costs among few owners. If you love it and plan to stay, buy it with a careful review of the documents; if you are investing for a quick resale, this is not the building.
