Living here
Renters, Airbnb and elevators at Avoca Vale
Do mostly owners or renters live here?
Mix of owners and renters. Of 7 deals here in the last 24 months, 3 were leases and 4 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Avoca Vale?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Avoca Vale
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Avoca Vale is one of the few condos in midtown where the monthly fee covers almost everything, hydro included. It sits on a quiet street near St. Clair East at the edge of David Balfour Park and the ravine trails, and it has been a condominium since 1998. The fee looks high at first glance, and the reason is worth understanding before you compare it with anything else. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Avoca Vale is a condominium at 38 Avoca Avenue in the Rosedale-Moore Park area of midtown Toronto, next to David Balfour Park, east of Yonge Street near St. Clair Avenue East. condos.ca lists it as a 16-storey, 122-suite building completed in 1998 by One Avoca, with Prohouse Management as property manager. The condominium corporation is MTCC-1190, registered 12 March 1998. Maintenance fees include common elements, heat, hydro, air conditioning, cable TV, building insurance, parking and water. Suites range from about 640 to 2,283 square feet.
Avoca Vale at a glance
A fee that covers hydro, and why that changes the comparison
The headline feature at Avoca Vale is not an amenity. It is the fee structure. condos.ca lists common elements, heat, hydro, air conditioning, cable TV, building insurance, parking and water as included, and a recent listing on property.ca gives the same list. Hydro and air conditioning bundled into the fee is unusual in Toronto, and almost unheard of in newer buildings, where every suite has its own meter.
That is why the per-square-foot fee here looks high next to a newer building. Before you write it off, add back what you would pay separately elsewhere: an electricity bill that climbs every summer with air conditioning, a winter heating cost, a parking charge and a cable or TV package. The gap narrows sharply once you do the math on a full monthly budget.
The trade-off is that you share the building’s energy costs with every other owner. If utility rates rise, or the central plant needs work, it shows up in everyone’s fee and in the reserve fund. That is not a reason to avoid the building, but it is a reason to read the budget carefully.
The ravine setting off St. Clair East
The location is what most owners talk about. The building sits beside David Balfour Park, at the top of the ravine system that runs down through the Vale of Avoca toward the Don Valley, and property.ca describes it as steps from the park and its trails. For a midtown condo, that is rare: a quiet residential street, mature trees and a trail network almost at the door.
At the same time you are a short walk from Yonge and St. Clair for groceries, restaurants and the subway. The automatic panel on this page covers transit, schools and parks in more detail. The practical point is that you get a ravine address without giving up the convenience of the Yonge corridor.
Suites that face the park are the ones people compete for. Ask which direction a suite faces and what the view looks like in winter, when the leaves are down, because that changes a ravine view more than most buyers expect.

Size of the building and the suites
Be careful with one detail. condos.ca’s own overview text describes the building as rising only two storeys and built in 1997, while its data panel lists 16 floors, 122 suites and 1998. The suite numbering in recent listings runs to the 15th floor and a penthouse level, so the taller figure is the one I would trust. The 1997 versus 1998 question is likely construction versus registration, since the corporation was registered in March 1998.
Suites run from about 640 square feet for one-bedrooms up to roughly 2,283 square feet in the largest plans. That is a wide range for a building of 122 suites, and it means the building houses everyone from first-time buyers to downsizers leaving houses in Moore Park and Rosedale. A recent one-bedroom listing described a suite of about 670 square feet with a balcony and ensuite laundry.
Because the building has been around since the late 1990s, suites vary a lot in condition. Some will still have original kitchens and bathrooms; others will have been fully redone. With the fee covering so much, the main variable between two similar suites is the renovation, so price the work you would need into your offer rather than paying a renovated price for an original suite.
The developer is listed simply as One Avoca, which reads like a project company rather than a well-known builder brand. I could not confirm the architect. In a building this age the original builder matters less than how it has been maintained since, and that is a status certificate question.
Pricing and fees: higher per square foot, more included
condos.ca puts the building average at about $1,042 per square foot. That is a premium to many St. Clair and Yonge resale buildings of the same age, and I think the ravine setting, the quiet street and the larger suites at the top of the range explain most of it.
At the time of writing there were two suites for sale, with asking prices from about $675,000 to about $2.0 million, and monthly fees across those listings from roughly $920 to $2,170. That spread is the building’s range in a nutshell. With so few listings at any one time, the asking range shifts quickly, and recent sales of the same suite type are a far better guide than the building average.
Judge the fee against everything it covers. With heat, hydro, air conditioning, cable, parking and water bundled in, your remaining bills are mainly internet, property tax and insurance on your own contents. My building sold report can pull the sold history together for you.

Amenities at Avoca Vale
Expect a staffed lobby, a gym, a party room with a caterer’s kitchen and a courtyard with barbecues, according to a recent listing. There is no pool on any list I found. For most owners the real amenity is the ravine and park next door.
Jatin’s honest take on Avoca Vale
Who this building suits
Buyers who want a quiet, ravine-edge address in midtown with Yonge and St. Clair within walking distance, and anyone who values a predictable monthly budget with nearly every utility in the fee. The larger suites suit downsizers from Moore Park and Rosedale; the one-bedrooms suit professionals who want green space rather than a downtown tower.
What I’d want you to check
Read the operating budget and reserve fund study with the utilities in mind, because bundled hydro and heat mean a central plant, chillers and boilers that the corporation pays to run and replace. A building from 1998 is also in the window for windows, balcony work, elevators and the garage membrane. Confirm the parking and locker for the suite and check the pet rules in the declaration, since condos.ca lists a restriction.
The value question
At about $1,042 per square foot you pay more than at many midtown buildings of the same era, and the fee per square foot will look high. Once you add back hydro, heat, air conditioning, cable and parking, I think the total monthly cost is competitive, and the setting is genuinely hard to find. For an owner who plans to stay, it is a sensible buy if the reserve fund checks out. Book a call and we can work through the numbers.
