Living here
Renters, Airbnb and elevators at Beech House Condos
Do mostly owners or renters live here?
Mix of owners and renters. Of 15 deals here in the last 24 months, 8 were leases and 7 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Beech House Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Beech House Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Beech House is the building I bring up when a Beach buyer wants condo convenience but will not shrink into a 550-square-foot one-bedroom. The smallest suites here start near 800 square feet, the building sits on top of a brand-new YMCA, and Beech Avenue runs straight down to Queen Street. It is also young enough that the paperwork matters more than the finishes. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Beech House Condos is a six-storey, 91-suite condominium at 353 and 365 Beech Avenue, at Kingston Road in the Beaches, part of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. It was developed by Mitchell Loft, and the condominium corporation, TSCC-2984, was registered on 10 July 2023. FirstService Residential is listed as the property manager. Suites run from roughly 788 to 2,339 square feet. Maintenance fees include common elements, building insurance and water.
Beech House Condos at a glance
A condo built on top of a YMCA
The thing that makes this building different is what is underneath it. The ground level holds the Steve and Sally Stavro Family YMCA, a roughly 60,000-square-foot centre that replaced the much smaller Kingston Road YMCA, which was torn down when construction started in 2015. Reporting at the time described a weight room, fitness studios, a full gymnasium and two pools, including a 25-metre accessible lap pool.
Be clear about what that means. The Y is a separate institution sharing the site, not a condo amenity. I would not assume your maintenance fee buys you a membership, and I would ask the property manager how shared areas, the garage and deliveries work between the two uses.
What it does give you is a pool, a gym and programs for kids downstairs, in a neighbourhood where most condo buildings are too small to run any of that themselves. For a family, that is a real daily convenience.
Suites sized for people leaving a house
Condos.ca lists suites from about 788 to 2,339 square feet. That is unusual. There is effectively no small-one-bedroom stock here, which tells you who the building was designed for: downsizers from Beach semis and families who want to stay in the area without a yard to maintain.
The larger plans are where this building earns its keep. In the Beach, a condo over 1,500 square feet is hard to find at all, and buyers who need that much space are usually choosing between a building like this and a freehold townhouse.
The garage, bike storage and a pet wash area round out the practical list. I have not found a published source for ceiling heights or the exact parking and locker allocation, so confirm both on the listing and the status certificate for the suite you are looking at.

Why the dates do not line up
This building has a longer story than most. Excavation and shoring wrapped up in 2016, a crane went up in 2017 and the structure topped off in 2019. A December 2020 report described residents moving in while crews were still finishing parts of the building, and the YMCA opening was pushed back by the pandemic.
The condominium corporation was not registered until July 2023. Condos.ca therefore lists the building as a 2023 build, even though people have been living here since around 2020. A gap that long between occupancy and registration is not a red flag on its own, but it is worth understanding.
Sources also disagree on the basics. Condos.ca shows six storeys and 91 suites. A 2020 news report said six storeys and 95 suites, and the UrbanToronto project file lists seven storeys under Kingston Road addresses. The final registered count is the one in the declaration, so rely on that.
The Beech Avenue and Kingston Road corner
The building faces Kingston Road, which is a working street with buses, a streetcar line and traffic. Beech Avenue is the quieter side, and it runs downhill through a residential pocket toward Queen Street East and the lake. Which face a suite looks out on changes how it lives, so ask before you book a showing.
The automatic panel on this page covers transit, schools and Walk Score, so I will not repeat it. The short version is that the Queen Street shops, the boardwalk and the parks of the Beach are the reason to buy here, and Kingston Road gives you the everyday errands.
Kingston Road is also in the middle of a mid-rise wave. Expect more six-to-eight-storey projects along the corridor over the next decade, which brings construction nearby but also more shops at grade.
For a buyer here, that cuts both ways. New buildings add competing resale supply in a few years, but they also fill in the gaps in the street, and a Kingston Road that feels more like a main street is good for every owner on it.
Price per square foot, and what the fee covers
The building average sits around $809 per square foot. That is lower than several newer boutique buildings on Kingston Road, and part of the reason is simple arithmetic: large suites tend to trade for less per square foot than small ones, even in the same building.
There were no active listings when I wrote this, so I cannot give you a current asking range. With about 91 suites and mostly large plans, turnover is modest, and the TRREB panel on this page will show only a handful of sales in any twelve-month window. Read those medians as a range, not a precise number.
The fee includes common elements, building insurance and water. Heat, cooling and hydro are not listed as included, which is typical for a newer building with suite-level systems. When you compare this with an older Beach building whose fee looks higher, add your own utility bills back in before you decide which one is cheaper.
If you are weighing a large suite here against a freehold, remember the fee replaces the roof, the exterior, snow clearing and building insurance. That is the real comparison, not price per square foot alone.

Amenities at Beech House Condos
The condo’s own amenity list is short and practical: a garage, bike storage, a pet wash and BBQs. The YMCA downstairs is the big draw, but it is a separate organisation, so treat it as a neighbour, not part of your fee.
Jatin’s honest take on Beech House Condos
Who this building suits
Downsizers and families who want real square footage, an elevator and the Beach, and who do not want to maintain a house. The large plans are the reason to be here. It also suits anyone who would use a gym and pool every week and likes the idea of having them under the same roof.
What I’d want you to check
Start with the long gap between occupancy and registration. Ask how far along the Tarion common-element warranty and performance audit process is, which deficiencies were reported and whether they were fixed. The first reserve fund study and the first few budgets matter a lot in a young corporation, because they set the fee trajectory. Ask how costs and responsibilities are split between the condo and the YMCA for shared structure, the garage and mechanical systems, and confirm the exact parking, locker and pet rules in the status certificate.
The value question
At around $809 per square foot for large, modern suites a short walk from Queen Street, I think the value is fair to good for the Beach, especially for buyers who need 1,200 square feet or more. You are paying less per foot than many smaller-suite buildings nearby. The trade-off is a young corporation with less fee history to study, so the documents need a careful read before you firm up.

Beech House Condos — frequently asked questions
Who built Beech House Condos?
Condos.ca lists Mitchell Loft as the developer. UrbanToronto lists the project under Mitchell & Associates, with Richard Ziegler Architect as the architect.
Is there really a YMCA in the building?
Yes. The Steve and Sally Stavro Family YMCA occupies the ground level. It replaced the older Kingston Road YMCA that was demolished when construction began in 2015.
Does my condo fee include YMCA membership?
I have not seen anything showing that it does. The Y is a separate organisation, so ask the property manager and check the status certificate before assuming any access.
How big are the suites?
Condos.ca lists suites from about 788 to 2,339 square feet, so there are no small one-bedrooms. The mix leans toward larger plans for downsizers and families.
When was Beech House built?
Construction started in 2015, the building topped off in 2019 and residents were moving in by 2020. The condominium corporation, TSCC-2984, was registered on 10 July 2023.
What do the maintenance fees include?
Common elements, building insurance and water. Heat, cooling and hydro are not listed as included, so budget for them separately.
How many storeys and suites does it have?
Condos.ca lists six storeys and 91 suites. Other sources say 95 suites or seven storeys, so the declaration is the final word.
What amenities does the building have?
A parking garage, bike storage, a pet wash area and permission for BBQs. There is no condo-run gym or pool; those are at the YMCA downstairs.
Who manages the building?
FirstService Residential is listed as the property manager. Confirm the current manager on the status certificate.
How does it compare with One Rainsford?
Both are boutique mid-rises with the same architect and a Mitchell connection. One Rainsford is smaller, with 28 suites and more included in the fee, while Beech House is larger and newer.
How much do condos at Beech House Condos sell for?
Over the last 12 months the median resale at Beech House Condos was $713,000, across 3 sales. The typical unit sold in 16 days at about 98% of the asking price.
How much is rent at Beech House Condos?
The median lease at Beech House Condos over the last 12 months was $3,000/mo, from 3 leases. Units typically leased in 4 days.
What rental yield does Beech House Condos offer an investor?
At a median price of $713,000 and a median rent of $3,000 a month, the gross yield is about 5.0%, before maintenance fees, property tax, insurance and mortgage interest. Net cash flow depends on the fee and your down payment, so run the numbers for the exact unit.
Do mostly owners or renters live at Beech House Condos?
A mix of both. Of the deals here in the last 24 months, 53% were leases and 47% were sales.
Can you Airbnb a unit at Beech House Condos?
Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows no active short-term rental registrations at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.
Has Beech House Condos had elevator outages?
None on record. Ontario requires residential buildings to report elevator outages of 48 hours or more to TSSA, and this address has no reported outage since July 2022.
What schools is Beech House Condos zoned for?
