Living here
Renters, Airbnb and elevators at Avenue 151 Yorkville
Do mostly owners or renters live here?
Renter-heavy building. Of 36 deals here in the last 24 months, 34 were leases and 2 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Avenue 151 Yorkville?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Avenue 151 Yorkville
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Avenue 151 is the building people slow down to look at on Avenue Road. Teeple Architects wrapped ten storeys in curving white precast and wraparound terraces, and put only about 71 suites inside, so it lives more like a private residence than a tower. The design is the reason to buy here, and the fee is the reason to do the maths twice. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Avenue 151 Yorkville is a 10-storey boutique condominium at 151 Avenue Road (also addressed as 143 Avenue Road), on the west side of Avenue Road just south of Davenport, at the edge of the Annex and Yorkville in midtown Toronto. It was developed by Dash Developments and designed by Teeple Architects, with Giovanni A. Tassone Architects as architect of record and SKYGRiD as builder. Condos.ca and UrbanToronto count 71 suites; Lemay’s project page says 70. The building was completed in 2020 and the condominium corporation, TSCC-2816, was registered on 18 November 2020. Management is reported as Del Property Management. Suites run roughly 662 to 2,658 sq ft. Maintenance fees include common elements, building insurance and water.
Avenue 151 Yorkville at a glance
A building that was designed to be looked at
Most mid-rise condos on this stretch of Avenue Road are brick or plain glass. Avenue 151 went the other way. Teeple Architects, working with Lemay, used sculptural white precast concrete panels that curve around the balconies and run as horizontal ridges along the slab edges, so the facade reads as a set of flowing bands rather than a grid.
On the Avenue Road side, the precast rises to about the sixth floor and frames the balconies in curved panels. On the south face, diagonal precast accents appear on the even-numbered floors from four to ten. The north side, which sits against a six-storey commercial neighbour, is more solid on the lower floors and opens up with windows above it.
At street level there are tall glazed sections, copper-toned materials and gold framing, with retail on the ground floor and the residents’ amenity space on the second floor. It is a deliberate statement building, and that matters for resale: buyers who want this look have very few alternatives in midtown.
Seventy-one suites, and most of them are not small
With roughly 71 suites over ten floors, you are sharing elevators and amenities with far fewer neighbours than in a typical Yorkville tower. Condos.ca gives suite sizes of about 662 to 2,658 sq ft, which tells you the building was planned around one-bedroom-plus-dens, two-bedrooms and large upper-floor homes rather than investor studios.
The upper floors are where the wraparound terraces are, and those suites are a different market from the lower one-bedroom-plus-dens. If you are buying a terrace suite, compare it only with other terrace suites. I would also ask for the exact terrace size and exposure in writing, because the curved precast changes how usable each terrace is from suite to suite.
One small inconsistency to be aware of: one current listing falls into a size band below the 662 sq ft minimum condos.ca shows. That usually means a data entry difference, not a hidden studio, but always measure against the registered floor plan rather than the listing.

The team, and a young building’s paperwork
Dash Developments built Avenue 151 with a long list of specialist consultants: Teeple for design, Giovanni A. Tassone as architect of record, esQape design and Johnson Chou on the interiors, Strybos Barron King on landscape and SKYGRiD as the builder. Construction was underway by late 2017, the structure rose through 2018 and 2019, and the corporation registered in November 2020.
That timeline matters because the building is only about six years old. It is past the first-year shake-out but still young enough that the original warranty process, any deficiency claims and the first reserve fund study are recent history. Those documents tell you more about how this building will age than any brochure does.
Because only about 71 owners share every cost here, each decision by the board carries more weight per suite than it would in a 400-unit tower. Read the last two years of board minutes alongside the status certificate.
Where it sits: Avenue Road south of Davenport
This is the northwest edge of Yorkville, where the boutique shops and galleries give way to the Annex’s residential streets. You are a short walk from Yorkville Avenue and Bloor Street, and the quieter streets of the Annex are just to the west. Avenue Road itself is a busy arterial, so suites on the east face trade some quiet for the view.
Parking is in a garage that ramps in directly from Avenue Road. That is convenient, but it also means turning into and out of a busy street. Ask how the ramp works at rush hour before you assume it will suit you. Transit, schools, parks and Walk Score for this address are shown in the data panel on this page.
Price per square foot is moderate; the fee is not
Condos.ca reports a building average of about $827 per square foot. That is below the $1,100-plus that the newest Yorkville towers often trade at, which partly reflects the larger average suite size here; big suites almost always trade lower per square foot than small ones.
The fee is the bigger number to think about. Across the active listings when I checked, fees ran from about $677 to $1,390 a month, which works out to roughly $1.69 per square foot. That is high for a building this new, and it covers only common elements, building insurance and water. Hydro, heat and cooling are on you, and parking may be separate depending on how it was sold.
When I checked there were four suites for sale and two for rent. The one-bedroom-plus-dens were asking from about $818,000 to $1,099,000, and the full range across all four listings ran from about $499,000 to $1,099,000. With only 71 suites, closed sales are thin, so ask me for the building sold report before you set an offer price.

Amenities at Avenue 151 Yorkville
The amenity package is small, which is normal for a 71-suite building: a concierge, a gym and a party room on the second floor. You are paying for the architecture, the suite sizes and the low density, not for a pool or a rooftop club. If a full amenity floor matters to you, the larger Yorkville towers are a better fit.
Jatin’s honest take on Avenue 151 Yorkville
Who this building suits
Buyers who care about design and want a boutique building with few neighbours, from professionals in the one-bedroom-plus-dens to downsizers in the large terrace suites. It also suits people who want Yorkville’s shops within walking distance but prefer to come home to the edge of the Annex rather than the middle of Bloor Street.
What I’d want you to check
Start with the fee and the reserve fund. At around $1.69 per square foot with utilities on top, I want to see the budget, the reserve fund study and whether any increases are planned. Sculptural precast and curved terrace edges are also more complex to maintain than a flat curtain wall, so ask how the corporation is planning for facade and terrace membrane work. Confirm the parking and locker that come with the suite, and whether either carries a separate charge.
The value question
At about $827 per square foot, you are buying distinctive architecture and larger suites at a lower per-square-foot price than the newest Yorkville towers. The fee takes back a good part of that saving every month. For an owner-occupier who plans to stay and values the building itself, I think it can be a good buy. For a pure investor, the fee makes the numbers hard to justify.
