Leases 80%Sales 20%

Renter-heavy building. Of 15 deals here in the last 24 months, 12 were leases and 3 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at AYC Condos?

1unit registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about AYC Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

AYC stands for Annex Yorkville Connection, and that is exactly where it sits: the corner of Davenport and Bedford, with the Annex to the west and Yorkville to the east. It is a 2021 tower-and-townhouse project with an unusually high share of family-sized suites, which is why I bring it up for buyers who need a third bedroom and want to stay in central Toronto. The trade-off is that some of those three-bedrooms are compact. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

AYC Condos is a 27-storey high-rise condominium with townhouse blocks at 181 Bedford Road, 270 Davenport Road and 165 to 175 Pears Avenue, at the northeast corner of Davenport and Bedford roads on the Annex and Yorkville edge of midtown Toronto. It was developed by Metropia and Diamond Corp and designed by TACT Architecture, and was completed in 2021. Condos.ca lists 245 suites; construction coverage cited 242 in the tower and an earlier plan 281 overall. The condominium corporation is TSCC-2883, registered 23 December 2021, and it is reported as managed by FirstService Residential. Suites run roughly 531 to 2,287 sq ft. Fees include common elements, building insurance and water.

A tower, three townhouse blocks and a shared block

The site was the western end of a block owned by Toronto Community Housing, which keeps its 25-storey apartment building at the east end. The western portion had been landscaped open space sitting on top of the TCHC building’s parking garage. TCHC identified it for intensification and sold it to Metropia and Diamond Corp.

To build here, the developers demolished and rebuilt the garage three levels deep to carry the new tower and townhouses. The 27-storey tower stands on the western part of the site at Davenport and Bedford, and three-storey townhouse blocks run east along Pears Avenue.

Living next to a much older rental tower is part of the character of the block. During AYC’s construction, the TCHC building was re-clad in grey metal panels, so the two now read as a matched pair from the street. If shared driveways, garage access or landscaping matter to you, ask how responsibilities are divided between the two owners.

Limestone, thick balconies and a cantilevered crown

TACT Architecture gave the tower a limestone-clad podium with Eramosa limestone accents around the ground-floor retail, which sits at the Davenport and Bedford corner. Above that, deep wraparound balconies do most of the architectural work, and the top of the tower ends in a glazed cantilevered crown that projects out over the floors below.

Those thick balconies are good for privacy and shade, but they also cut daylight into the suite below them. On lower and middle floors, check how deep the balcony is relative to the main living window, especially on north-facing plans.

The crown floors are the most distinctive suites in the building. If you see a listing on those levels, expect a different layout from the typical floors, with more glass and sometimes odd geometry at the projection.

Built for families, which is rare at this address

When the project was planned, the suite mix was 48 one-bedrooms, 148 two-bedrooms and 85 three-bedrooms. That is a far higher proportion of three-bedroom suites than most downtown towers, and it is the main reason AYC belongs on a family buyer’s shortlist.

Current listings show what that looks like in practice. Several three-bedrooms are in the 800 to 999 sq ft range, which means efficient, sometimes tight, rooms rather than house-sized space. The larger three-bedrooms and the Pears Avenue townhouses are where you get genuine family floor area.

The townhouses are worth singling out. They give you a ground-oriented home on a quiet street, with the tower’s concierge, gym and underground parking behind you. For a family that would otherwise be looking at a semi in the Annex, it is a different and much cheaper way to stay in the neighbourhood.

Davenport and Bedford, day to day

Walk south down Bedford and you are in the Annex, heading toward Bloor and the University of Toronto. Walk east along Davenport and you reach Yorkville’s restaurants and the Avenue Road corridor. Ramsden Park and the Rosedale streets are a longer walk to the east.

Davenport is a busy road, and the tower’s Davenport and Bedford corner takes the traffic. Pears Avenue, where the townhouses face, is quieter. The data panel on this page covers transit, schools and Walk Score.

The other thing to understand is that this stretch of Davenport is still being rebuilt. Boutique mid-rises such as 346 Davenport have gone up a short walk to the west, and more low-rise lots along the road are candidates for redevelopment. For upper-floor suites in a 27-storey tower that mostly matters for views to the west and north; for the townhouses it mostly means the occasional construction season nearby.

For a family, the daily appeal is that school runs, groceries and a park can all be done on foot, and the townhouses give you a front door on a residential street. That combination is rare this close to Bloor Street, and it is why I think the larger suites and townhouses here will keep their appeal to owner-occupiers long after the building stops being new.

Pricing and fees at AYC

Condos.ca puts the building average at about $1,087 per square foot, in line with other newer Annex and Yorkville-edge buildings. Because so many suites are three-bedrooms, per-square-foot numbers can look high on small three-beds and lower on the townhouses and larger plans.

Five three-bedroom listings are currently asking between about $700,000 and $1.43 million, a wide spread that reflects the gap between compact tower three-beds and the larger plans. A useful rule here: always compare three-bedrooms by square footage, not bedroom count. A big three-bedroom and a small one are different products at different prices.

Fees on active listings average about $1.03 per square foot, or roughly $720 to $1,160 a month across current listings. They include common elements, building insurance and water; hydro, heat and cooling are not listed as included. Confirm whether parking and a locker are included with any suite you look at. For recent building trades, see my building sold report.

The amenity package is practical rather than showy: concierge, gym, party room, guest suites and visitor parking. Guest suites and visitor parking are the two that matter most for families, because family visits are a weekly reality and a guest suite saves you a hotel bill.

Jatin’s honest take on AYC Condos

Who this building suits

Families who need three bedrooms and want to stay in the Annex or Yorkville without buying a house, and downsizers who want a townhouse on a quiet street with a concierge building attached. It also suits University of Toronto staff and graduate families who want a newer building close to campus.

What I’d want you to check

Measure the bedrooms in any three-bedroom plan under 1,000 sq ft and check that each one fits the furniture you actually own. Ask how shared items with the neighbouring TCHC property, such as the rebuilt garage, are governed and paid for. Read the reserve fund study for the cantilevered crown glazing and the townhouse roofs. As a 2021 building, check whether any Tarion warranty claims are still open.

The value question

At about $1,087 per square foot, AYC is priced like a new midtown building, not a bargain. Where it offers real value is the three-bedroom product: there are very few newer three-bedroom condos this close to Bloor and Yorkville, and the larger ones and the townhouses are hard to replace. I would pay up for a well-planned three-bedroom here before I would buy a compact one.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
