Renters, Airbnb and elevators at Bedford Mansion Lofts

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Bedford Mansion Lofts?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Bedford Mansion Lofts

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Bedford Mansion Lofts is about as far from a condo tower as you can get while still buying a condo. It is an 1897 Victorian house on Bedford Road, a short walk north of Bloor, converted in 2004 into just four suites. You get ten-foot ceilings, stained glass and a real fireplace, and you also get three neighbours who share every roof repair with you. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Bedford Mansion Lofts is a four-suite condominium at 120 Bedford Road in the Annex, just north of Bloor Street West between the Annex and Yorkville in midtown Toronto. It is a three-storey Victorian house built in 1897, described as a designated heritage property, and converted to condominium in 2004 by 2026184 Ontario. The condominium corporation is TSCC-1630, registered 15 October 2004, and the building is managed by Cape Property Management. Maintenance fees include common elements, building insurance and water. Suites are about 1,250 to 1,349 square feet.

An 1897 house, divided into four homes

The house at 120 Bedford Road was built in 1897 as a large Victorian family home, during the decades when the Annex was being filled with substantial brick houses for Toronto’s professional class. Post City describes it as a designated heritage property. In 2004 it was converted into four condominium suites by a numbered company, 2026184 Ontario, and registered as TSCC-1630.

Conversions like this are common in the Annex, but most become rental flats. Turning a house into four registered condo units means each owner holds title to a suite plus a share of the structure, the roof, the grounds and the parking. That is the key thing to understand before you go any further.

A naming note: the house next door at 118 Bedford Road is a separate condominium listed online as Bedford Mansion. Make sure the listing, the status certificate and the corporation number you are looking at all match 120 Bedford and TSCC-1630.

Ten-foot ceilings and original details

condos.ca puts suite sizes at about 1,250 to 1,349 square feet, so all four are generous, house-sized flats rather than lofts in the warehouse sense. Post City and STOREYS, writing about one ground-floor suite, describe 10-foot ceilings, a stained glass window in the entry foyer, a Victorian bay window with bevelled glass, hardwood floors and an antique fireplace.

Expect each suite to be different. A house conversion stacks units by floor, so one owner may have the garden, another the bay windows and another the top floor under the roof. Ceiling heights, window sizes and outdoor space change from level to level.

Renovation quality also varies by owner. At least one suite was extensively renovated in 2020 and 2021, according to STOREYS, while others may be closer to the 2004 conversion. Look at the age of the kitchen, the bathrooms, the electrical panel and the heating and cooling in the suite you are considering.

Parking, heating and what the fee leaves out

Parking on a Victorian Annex lot is always the hard part, and here it is unusually good. Post City describes a covered parking space and resident storage at the back of the lot, where a carriage house probably once stood. Confirm which suite has which space; with four units you cannot assume every suite has one.

The fee covers only common elements, building insurance and water. Heat is not on the list, so each suite likely has its own heating and pays for it, along with hydro. In a house with high ceilings and old masonry walls, ask the seller for a year of utility bills.

condos.ca lists pets as permitted, an elevator and a security system. An elevator is unusual in a converted Victorian house, so confirm it in person and ask what it costs to maintain; in a four-unit building that cost falls on very few people.

Bedford Road, just north of Bloor

Bedford Road runs north from Bloor Street West between Avenue Road and St George, and this end of it is one of the most walkable pockets in the city. Yorkville’s restaurants and galleries are a few minutes east, the Royal Ontario Museum and the University of Toronto are close by, and the Annex’s Bloor Street strip is to the west. The automatic panel on this page covers transit, schools and parks.

The street itself is tree-lined and residential, with Victorian and Edwardian houses on both sides. Being this close to Bloor means some through traffic and pedestrian activity, especially during university terms and museum events.

This is also a mature, settled block. The houses around you are a mix of single-family homes and older houses divided into flats or small condos like this one, and the street has kept its Victorian character. For buyers who want the Annex as it has looked for a century, that stability is part of the appeal.

Pricing a four-unit heritage conversion

condos.ca shows an average of about $816 per square foot here. With only four suites, that figure rests on very few sales, so treat it as a rough marker rather than a building average in the usual sense.

There were no suites listed for sale or rent at the time of writing, and resales here can be years apart. A suite at 120 Bedford has to be priced against other Annex and Yorkville house conversions, small boutique condos nearby and, for some buyers, a semi-detached house in the Annex.

When you compare, add back what the fee leaves out. Heat is paid separately here, so a higher fee in a building that includes heat is not necessarily more expensive. If you want to see what has traded here and in similar conversions, start with my building sold report.

Amenities at Bedford Mansion Lofts

Elevator (per condos.ca)Security systemCovered parkingResident storagePets permitted (per condos.ca)

There is no gym, concierge or party room here, and nobody buys at 120 Bedford for amenities. What you get is a covered parking space, storage and a security system, which on an Annex house lot is worth more than a lounge.

Jatin’s honest take on Bedford Mansion Lofts

Who this building suits

Buyers who want the feel of a Victorian Annex house, with real ceilings and original details, but without the cost or maintenance of a whole house. It suits downsizers, professionals working near the university or Yorkville, and anyone with a pet who wants a quiet street. It does not suit buyers who want a concierge, amenities or a hands-off condo.

What I’d want you to check

With four owners, the reserve fund, the insurance and the board are everything. Ask for the reserve fund study and its date, two years of budgets and financial statements, the insurance certificate and the board minutes. At over 125 years old, the roof, masonry, windows, foundation and any shared plumbing and electrical are the big items, and heritage designation can make exterior work slower and more expensive. Confirm parking and storage for the suite, how the elevator is maintained and what it costs, and the pet and rental rules in the declaration.

The value question

At around $816 per square foot, a suite here can be good value against a renovated Annex semi or a new boutique condo with similar ceilings. The risk is concentrated: every major repair is split four ways. If the reserve fund is properly funded and the four owners work well together, I think it is a rare and sensible buy; if not, walk away. Book a call and I will go through the documents with you.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
