Renters, Airbnb and elevators at Bedford Mansion
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Bedford Mansion?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Bedford Mansion
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Bedford Mansion is not really a condo building in the way most buyers picture one. It is a three-storey Victorian house from 1897, cut into four suites in 2004, with a condominium corporation of its own and an elevator most houses of this age would never have. If you want the Annex in its original form without owning a whole house, this is one of the very few ways to do it. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Bedford Mansion is a three-storey, four-suite low-rise condominium at 118 Bedford Road in the Annex, midtown Toronto. The house dates from 1897 and was converted to condominium suites in 2004 by Borden Court. The condominium corporation is TSCC-1620, registered 1 September 2004, and the building is reported as managed by Cape Property Management. Suites run roughly 1,290 to 1,393 sq ft. Maintenance fees include common elements, building insurance, water and parking.
Bedford Mansion at a glance
One house, four owners: what that means in practice
With four suites, every owner is effectively on the board, or sitting next to someone who is. Decisions about the roof, the masonry or the parking area are made by a handful of neighbours, and the cost of each one is split four ways rather than two hundred ways.
That cuts both ways. A small corporation can move quickly and keep fees sensible when everyone agrees. It can also feel every repair: a slate or brick restoration bill that would be a rounding error in a tower becomes a real number per suite. This is the single biggest thing to understand before you buy here.
The upside is privacy and character that no new building on this street can sell you. You are buying into a house, not a lobby.
The twin next door at 120 Bedford
Bedford Mansion has a sibling. The house at 120 Bedford Road was also converted in 2004 into four suites, but it is a separate condominium corporation (TSCC-1630, registered in October 2004) with a different listed developer and a slightly different fee structure. Do not assume what you read about one applies to the other.
The 120 side has been written up in more detail: a heritage-designated 1897 house with roughly ten-foot ceilings, original stained glass and bay windows, fireplaces, and covered parking on the footprint of an old carriage house. I would expect 118 to share much of that DNA given the same year and the same conversion period, but I would confirm features suite by suite rather than borrow them from the neighbour.
One practical difference already shows up in the listing data: parking is part of the common fee at 118, while 120’s reported inclusions stop at common elements, insurance and water.

Layouts: big suites, few choices
The four suites here sit in a tight band of about 1,290 to 1,393 sq ft. That is two-bedroom, family-room territory, not a starter condo, and it means there is no small-suite entry point into this building.
In a converted Victorian, square footage tells you less than usual. Bay windows, stair halls, sloped ceilings on the top floor and original room proportions change how a plan lives. Walk the suite, measure the rooms that matter to you, and ask which floor it sits on; a top-floor suite in a house like this can feel very different from the main floor with the garden access.
The listing data also shows an elevator, which is unusual for a house conversion and worth a lot to anyone who does not want to carry groceries up three flights.
Living on Bedford Road
Bedford Road between Bloor and Davenport is one of the Annex’s quieter residential streets, lined with 1890s houses. The semi-detached pair at 115–117 Bedford, across the road, is listed by the City as part of the East Annex Heritage Conservation District, which tells you how the street is treated; check 118’s own heritage status before planning any exterior work.
The street is changing at its north end. By Burnac has started construction on The Bedford, a 13-storey condominium at 287 Davenport Road with occupancy expected in late 2028, and the One Bedford tower already anchors the Bloor end. Expect construction activity at the Davenport corner for the next few years.
The daily reality is a five-minute walk to Bloor Street, the University of Toronto and Yorkville’s shops, with transit, food and parks shown in the data panel on this page.
Pricing in a four-suite building
The building average reported on condos.ca is about $1,162 per square foot. With only four suites and long gaps between sales, treat that number with caution; one sale can move it by a wide margin.
For context, the twin at 120 Bedford shows an average closer to $816 per square foot over its own thin sales history. That gap says more about the timing and condition of the few suites that traded than about a real difference between two houses built the same year. Larger Annex condo towers nearby, such as One Bedford at the corner of Bloor, show averages of roughly $1,400 per square foot.
Fees deserve the same care. Because parking, water and insurance are bundled and the fee is split only four ways, the monthly number can look high or low depending on whether the board has been building the reserve fund or deferring work. A low fee in an 1897 house is not automatically good news; ask how the current fee compares with what the reserve fund study says the building needs.
There were no active listings when I checked. When a suite does come up, the right comparison is not just other condos but small freehold houses and semis on nearby streets, because that is the buyer you are really competing with. If you want the actual sale record, ask me for the building sold report.

Amenities at Bedford Mansion
There is no gym, party room or concierge, and you should not expect one in a four-suite house. Listing data also mentions a tennis court and pet restrictions; I could not confirm either, so read the declaration and rules before you rely on them.
Jatin’s honest take on Bedford Mansion
Who this building suits
Buyers who want a large Annex suite with real period character and very few neighbours: downsizers leaving a house in the area, academics who want to walk to the university, and anyone who finds a tower lobby depressing. It also suits people who are comfortable being involved in how a small building is run.
What I’d want you to check
Read the reserve fund study with a house-owner’s eye. The big items in an 1897 building are the roof, masonry and pointing, windows, and the elevator, and in a four-suite corporation each of those is shared by only four owners. Ask for board minutes covering recent repairs, confirm what heritage rules apply to the exterior, confirm which parking space and storage go with the suite, and check the pet rules in the declaration rather than relying on a listing.
The value question
This is a scarcity purchase. You will rarely have more than one suite to choose from, and the price will track the freehold market on the surrounding streets as much as the condo market. If the reserve fund is healthy and the suite has kept its period detail, I think it is a sound long-hold for an owner-occupier; if the fund is thin, price in a special assessment risk and negotiate accordingly.
