Can you Airbnb a unit at Brockton Commons?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Brockton Commons

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Brockton Commons is for buyers who want a townhouse in the west end at something closer to a condo price. It is a small Great Gulf community of condominium towns on Florence Street, just west of Dufferin, and the trade-offs are the usual ones for this format: compact rooms, stairs and, for some suites, the rail corridor. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Brockton Commons is a condominium townhouse community at 31 to 51 Florence Street in Little Portugal, part of the Queen West, Trinity-Bellwoods, Kensington and Little Italy area of Toronto. It was built by Great Gulf and completed in 2019. The condominium corporation is TSCC-2729, registered on 20 August 2019, and the property manager is Forest Hill Kipling. Condos.ca lists visitor parking and does not list what the fees include.

From Lighthaus to Brockton Commons

Great Gulf originally marketed this site as Lighthaus, and forum coverage on UrbanToronto and SkyriseCities records that the project was later redesigned and rebranded as Brockton Commons before sales. The forum listing tracks it under STAMP Architecture with three storeys, though I could not confirm from an official source whether that credit carried over to the final design.

Forum coverage at the time of the relaunch counted 36 townhomes in sizes of roughly 900 to 1,400 square feet. Condos.ca does not publish a suite count for the corporation, so treat 36 as the pre-sale figure and confirm the final number in the status certificate.

Great Gulf is one of the larger builders in the GTA and is better known for towers and suburban subdivisions than for small urban towns. That scale shows in a professionally managed corporation; Forest Hill Kipling is listed as property manager, which you do not always get in a community this size.

Townhouse layouts, with townhouse trade-offs

The recent listing I saw was a two-bedroom in the 900 to 999 square foot band, which fits the 900 to 1,400 range from the original release. Forum posters who studied the floor plans described a mix including a full-row townhome plan and stacked plans, and commented that the bedrooms were on the compact side, at roughly ten by nine feet on average.

That is the honest trade with urban condo towns: you get your own front door and often more than one level, but room sizes are tighter than a house and the square footage is spread across stairs. Walk through with your furniture measurements in hand, and check whether the suite has private outdoor space such as a terrace.

I could not confirm ceiling heights, parking per suite or locker allocation from a reliable source. Condos.ca lists visitor parking; ask whether the suite you are viewing has its own space, and whether it is underground or at grade.

Know which format you are looking at. A full-row townhome runs from the ground to the roof and lives like a narrow house. A stacked town shares the building vertically with a neighbour above or below, which means less stair-climbing for some plans but shared walls and ceilings. Both are common in urban town communities, and they resell to different buyers, so compare like with like.

Living beside the rail corridor

Forum discussion of the floor plans noted that one row of suites sits closest to the rail tracks. Rail noise and vibration vary a lot by row, by floor and by which way the bedrooms face, so this is the single most important thing to judge in person.

Visit at different times of day and listen with the windows closed and open. Ask the seller whether the suite has upgraded windows and where the bedrooms sit relative to the tracks. A suite on the quieter side of the community is likely to resell more easily than an otherwise identical one beside the corridor.

The flip side of being beside the corridor is openness. Rail lands keep the sky clear on one side, and suites set back from the tracks can get more light than a typical infill town wedged between houses.

Little Portugal and Brockton Village

Florence Street sits in the pocket west of Dufferin between Queen and Dundas, close to the old Brockton Village area that gives the community its name. You are within walking distance of Queen West’s shops and restaurants to the south and Dundas West’s cafés and bars to the north.

It is a mixed, practical part of the west end rather than a polished one: older houses, small businesses and newer infill side by side. Check the City’s development applications map for what is proposed nearby before you buy, since new projects bring shops and services but also construction and traffic. The data panel covers transit, schools and parks in more detail.

Pricing and fees

Only one suite was listed for sale when I checked, so there is no fair way to quote a current asking range or a building average. With a community this small, listings come up a few times a year at most, and each one is shaped by its size, row and exposure. That also means you may wait months for the right suite, so set up an alert and be ready to move when one appears.

The useful comparison is with other condo townhouses in the west end and with small freehold row houses nearby. A condo town gives you a private entrance and lower density than a tower, but no land of your own, so its price should sit between the two. Where exactly depends on the suite’s size, row, outdoor space and parking.

Condos.ca does not list what the fees include. Townhouse corporations often cover less than a tower, with owners paying their own heat and hydro, so confirm inclusions and the reserve fund position in the status certificate. For sold figures, see the data panel or ask me for a building sold report.

Amenities at Brockton Commons

Visitor parking

There are no shared amenities beyond visitor parking: no gym, concierge or party room. That keeps the shared budget focused on the buildings and grounds, which is what you want in a townhouse corporation. Your outdoor space is your own terrace or patio, if the suite has one, so weigh that above any shared facility.

Jatin’s honest take on Brockton Commons

Who this building suits

Brockton Commons suits a couple or a small family who want their own front door in the west end, between Queen and Dundas, and who would rather have a townhouse than a tower suite. It suits buyers who value low density and do not need amenities.

What I’d want you to check

Judge rail noise for the exact suite, at different times of day. Confirm the suite count, parking, locker and what the fee covers, and read the reserve fund study for roofs, terraces and any shared garage. A 2019 community is now past the shorter Tarion warranty periods, so ask whether any warranty claims were made and resolved.

The value question

The value here is in getting a newer townhouse in a central west-end location for less than a freehold. The weaker suites are the ones closest to the tracks or with the tightest bedrooms. I would pay up for a quiet row with good outdoor space and be firm on price for a suite beside the corridor, because that discount will still apply when you sell.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
