Living here

Renters, Airbnb and elevators at Brownstones on Bloor

Do mostly owners or renters live here?

Leases 50%Sales 50%

Mix of owners and renters. Of 12 deals here in the last 24 months, 6 were leases and 6 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Brownstones on Bloor?

1unit registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Brownstones on Bloor

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Brownstones on Bloor is the kind of complex I recommend to buyers who have outgrown a condo but are not ready for a house. Lorbeth built 85 condo townhomes here in 2011 on a short street north of Bloor, and the best of them have three levels and a private rooftop terrace. You get house-style living with parking in the fee, in a neighbourhood that has changed a lot in the last decade. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Brownstones on Bloor is an 85-suite, low-rise condominium townhouse complex at 1-21 Ruttan Street, just north of Bloor Street West in the Junction Triangle, listed on this site in the Queen West, Trinity-Bellwoods, Kensington and Little Italy area of Toronto (condos.ca places it in Dufferin Grove). It was built in 2011 by Lorbeth Development Corporation and registered as TSCC-2174 on 30 August 2011. Horizon Property Management is listed as manager. The fee covers common elements, building insurance, parking and water. Suites range from about 829 to 1,306 square feet.

Townhomes, not a tower

Brownstones on Bloor is a townhouse condominium: 85 suites across a low-rise complex on Ruttan Street, built by Lorbeth Development Corporation and registered in 2011. Condos.ca lists it at two floors, but that undersells some plans. A recent listing described a suite with a main living level, a bedroom level and a full third-floor room opening onto a rooftop terrace.

That stacked, house-like format is why buyers come here. You get separate floors for living and sleeping, a powder room on the main level in many plans, and in some suites a third room that works as an office, family room or guest space.

End and corner suites have windows on more than one side, and listings make a point of it. In any townhouse complex, interior suites can feel darker, so walk both kinds before you decide.

Live with the stairs before you commit. Three levels plus a rooftop is wonderful at 35 and harder at 75, and it makes moving furniture, carrying groceries from the garage and working from home on the top floor part of daily life. For most of the couples and young families who buy here, that is a fair trade for the space; for a downsizer, a single-level suite may be the better choice.

The rooftop terraces

The private rooftop terrace is the feature that sets these suites apart. Listings describe fully decked terraces with room for lounging and dining, and a barbecue on a dedicated gas line. Condos.ca lists barbecues as permitted and a rooftop deck among the amenities.

A terrace like this is a real asset, but it comes with responsibilities. Find out who maintains the decking and the roof membrane beneath it, how repairs are handled when the membrane needs work, and whether there are rules on planters, hot tubs or structures. These questions are answered in the declaration and the status certificate, not in the listing.

Some owners have also upgraded their own mechanical equipment. One listing mentioned an owned tankless water heater and a new air conditioner, which tells you that at least some of these systems sit with the owner rather than the corporation. Ask what you are inheriting and how old it is.

The Junction Triangle around you

Ruttan Street sits in the Junction Triangle, a neighbourhood bounded by rail lines on three sides, west of Lansdowne. It was industrial for most of the last century, making paint, ceramics and chemicals, and many of its factories have since been converted to lofts or cleared for new housing. The Nestlé plant on Sterling Road still operates, and on some days the area smells faintly of chocolate.

The neighbourhood’s best-known recent change is the Museum of Contemporary Art Toronto, which now occupies a repurposed aluminum factory originally built in 1919, and the West Toronto Railpath, a multi-use trail along the rail corridor. Bloor Street West is steps away for daily errands, and the panel on this page covers transit, including the GO and UP Express service in the area.

Pricing: townhouse space at condo cost

The nearest comparable is Bloor West Mews on St Helens Avenue, an older and much smaller townhouse complex from 1998 with 28 suites. Brownstones on Bloor is newer, larger and has more shared amenities, including guest suites and a party room, while Bloor West Mews offers ground-level terraces in a quieter, smaller community. Both include parking in the fee.

Condos.ca puts the complex’s average at about $800 per square foot. For a townhouse format with outdoor space and parking in the fee, that is below what many new mid-rise condos in the west end ask for a smaller suite with a balcony.

There was one suite listed for sale when I wrote this, so I won’t quote its price or fee; a single listing is not a fair picture of 85 suites. Prices here vary mainly with the plan: suites run from about 829 to 1,306 square feet, and a three-level corner unit with a rooftop terrace is a different product from a smaller interior suite.

The fee covers common elements, building insurance, parking and water, according to condos.ca. Heat, hydro and air conditioning appear to be your own. When you compare Brownstones on Bloor with a tower suite, add those utility costs back in, and when you compare it with a freehold, remember that the corporation handles the exterior. For the recent sold record, see the panel on this page, or book a call.

For a townhouse complex the shared package is generous: condos.ca lists a party room, a meeting room, guest suites, visitor parking and an underground garage. Guest suites are especially useful in townhomes, where the third room is often an office rather than a spare bedroom. Ask how they are booked and what they cost per night.

Jatin’s honest take on Brownstones on Bloor

Who this building suits

Couples and young families who want a house-style layout with outdoor space in the west end, and buyers moving up from a one-bedroom tower condo who want more room without taking on a freehold. Condos.ca lists the complex as pet-friendly, which makes it a good fit for dog owners who want their own front door. It is a weaker fit for buyers who want a concierge, a gym or single-level living, and for anyone who would rather not climb stairs every day; a mid-rise suite nearby will serve them better.

What I’d want you to check

This complex is 15 years old, which is when roofs, terrace membranes, caulking and garage waterproofing start to show up in the reserve fund study. Read it carefully, along with the status certificate, and confirm exactly what the owner maintains versus the corporation, especially the rooftop terrace, the water heater and the air conditioning. Ask whether any suites have had leaks from terraces above and how they were resolved, without assuming there have been any.

The value question

At about $800 per square foot with parking in the fee and a rooftop terrace in many plans, Brownstones on Bloor offers more usable space for the money than most new condos nearby. You give up a concierge and a pool, and you take on stairs. For an owner-occupier who wants a home rather than a suite, I think it is good value, especially for a corner or three-level plan, provided the reserve fund is in order.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
