Living here

Renters, Airbnb and elevators at Massey Square

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Massey Square?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Sources: TRREB MLS® System lease and sale counts; City of Toronto short-term rental registrations (Open Data, 18 Oct 2026); TSSA Residential Elevator Availability portal.

Before you buy here

Five things the listing will not tell you about Massey Square

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Massey Square is one of the first-generation King West condos, built by Plaza in 2002 before the strip became what it is now. It mixes a mid-rise block with two-storey townhomes and two-storey penthouses, which gives it a wider range of suites than almost anything nearby, and its fee includes heat and air conditioning. It is a good building to know if you want King West without a 40-storey tower. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Massey Square is a mid-rise condominium at 1000 King Street West and 39 Shank Street, between Strachan Avenue and Shaw Street, in the Queen West, Trinity-Bellwoods, Kensington and Little Italy area of Toronto. It was built by Plaza in 2002 and registered as TSCC-1457 on 26 August 2002. Condos.ca lists 8 storeys and 194 suites; the management company’s page describes about 203 mid-rise suites plus roughly 40 two-storey townhomes. The fee includes common elements, heat, air conditioning, building insurance and water. Suites range from about 545 to 1,541 square feet.

Built on the edge of the Massey-Harris lands

The name comes from the Massey-Harris farm equipment company, whose 11-acre factory complex occupied the south side of King Street West here from the 1870s until the plant closed in 1982. The 1885 head office at 915 King Street West survives as Massey Harris Lofts, and the park between it and the newer towers to the west is Massey Harris Park.

Massey Square sits on the north side of King, facing that history. A City of Toronto planning report from early 2002, written about the Massey-Harris sites, describes two recently built nine-storey condominiums on the north side of King, one occupied and one nearing completion. The timing matches Massey Square, which registered that August.

The building is a product of that first wave of King West residential conversion, when developers were testing whether people wanted to live among warehouses and rail lines. Plaza, which built it, went on to do other west-end projects, including the Bloorline Lofts conversion on St Helens Avenue in 2004.

Three kinds of suite in one corporation

What makes Massey Square different is the mix. According to DASH Property Management’s building page, the corporation includes about 203 mid-rise suites and roughly 40 two-storey townhomes, and the penthouses are two-storey suites with terraces. Condos.ca counts 194 suites. The two sources do not agree, so confirm the count on the status certificate.

The height is also reported two ways. Condos.ca lists 8 storeys, and the DASH page uses both eight and nine in different places. The City’s 2002 report describes nine-storey buildings on the north side of King. Whichever is right, this is a mid-rise, and that shapes daily life: shorter elevator waits and a more neighbourly feel than a tower.

Suite sizes run from about 545 square feet for a one-bedroom to about 1,541 square feet in the largest plans. The townhomes and two-storey penthouses are the reason to look here if you have outgrown a one-bedroom but still want to stay on King West.

If you are choosing between a townhome and a mid-rise suite in the same corporation, think about how you live. A townhome gives you stairs, more separation between living and sleeping space and, usually, a more private entrance, but it can mean more exposure to street noise and less natural light on the lower level. A suite in the main block gives you single-floor living, elevator access and, on higher floors, better light. The two often trade at different prices per square foot, so compare like with like when you look at the sold data.

Who runs it, and what the fee covers

Management is another place where sources conflict. Condos.ca lists FirstService Residential, while DASH Property Management publishes its own page for Massey Square, including building rules and a resident registration form. DASH’s page looks current, but you should confirm who manages the building today with the status certificate.

The fee, according to condos.ca, includes common elements, heat, air conditioning, building insurance and water. Parking is not on that list, so if a suite comes with a space, check whether it carries a separate charge. Hydro is on your own meter.

King West, Liberty Village and Trinity Bellwoods

The location sits between three very different neighbourhoods. Liberty Village is to the south and west, King West’s restaurants and offices are to the east, and Trinity Bellwoods Park and Queen West are a short walk north. Across King, the DNA condominiums now fill the former vacant sites west of Massey Harris Park.

King Street West carries streetcars and traffic all day, so suites facing King are livelier than those facing Shank Street. The automatic panel on this page covers transit, food and parks.

Pricing: a wide range for a mid-rise

Condos.ca puts the building average at about $876 per square foot, which is reasonable for King West given the age of the building and the fact that heat and cooling are in the fee.

In October 2026 there were three suites listed for sale, with asking prices ranging from about $519,000 to about $1,549,000. That spread is unusually wide for one building and reflects the mix of standard suites, townhomes and penthouses. Monthly fees on those listings ran from about $477 to $1,273, or roughly $0.86 per square foot.

At about $0.86 per square foot with heat and air conditioning included, the fee is competitive with newer King West towers that bill those separately. Do the comparison on an all-in basis. For the sold record behind these asking prices, see the panel on this page, or book a call for a comparative analysis on a specific suite.

Amenities at Massey Square

Exercise roomParty roomBilliards room and loungeMeeting roomUnderground bike storageUnderground visitor parkingParking garageBeanfield Fibre available

This is a social-room building rather than a resort building: an exercise room, a party room, a billiards lounge and a meeting room, with underground bike storage and visitor parking. There is no pool, which is one reason the fee stays well below many King West towers.

Jatin’s honest take on Massey Square

Who this building suits

Buyers who want King West or Liberty Village without living in a tower, and especially those who want a townhome or a two-storey penthouse with a terrace. It suits pet owners too: DASH’s page describes the building as pet-friendly with a two-pet maximum. Couples moving up from a one-bedroom will find more layout choice here than in most newer buildings nearby. It is less suited to anyone who wants a pool, a full concierge-and-amenity package or a brand-new building.

What I’d want you to check

First, resolve the management question and confirm the suite count and height, since sources disagree on all three. This building is 24 years old, so read the reserve fund study for window and balcony door replacement, the roof and terraces, the garage membrane and the heating and cooling equipment that the fee covers. If you are buying a townhome, confirm exactly which exterior elements are the owner’s responsibility and which are the corporation’s, and check whether parking carries its own charge.

The value question

At about $876 per square foot with heat and cooling in the fee, Massey Square is priced well against newer King West product, and the townhomes and penthouses give you formats that newer towers rarely offer. You give up a pool and new finishes. For an owner-occupier who values a mid-rise and a real layout, I think it is one of the more sensible King West buildings, provided the reserve fund checks out.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
