Leases 97%Sales 3%

Renter-heavy building. Of 102 deals here in the last 24 months, 99 were leases and 3 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at MRKT Alexandra Park?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about MRKT Alexandra Park

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

MRKT is the newest piece of a neighbourhood that has been rebuilding itself for more than a decade. Tridel put this tower at the southeast corner of Dundas Street West and Denison Avenue as the third condominium in the Alexandra Park revitalization, a short walk from Kensington Market, and it registered at the end of 2025. If you want a brand-new building with family-sized layouts this close to Spadina, it is one of very few options, but a first-year building asks you to do more homework, not less. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

MRKT Alexandra Park is a new high-rise condominium at 115 Denison Avenue, with addresses also running along 593 to 635 Dundas Street West, in the Queen West, Trinity-Bellwoods, Kensington and Little Italy area of Toronto. It was developed by Tridel with Toronto Community Housing as part of the Alexandra Park revitalization and designed by CS&P Architects with SvN. Condos.ca lists 14 storeys and 188 units, while UrbanToronto and the original launch material describe a 15-storey project with 175 suites. The condominium corporation is TSCC-3155, registered on 15 December 2025. Amenities include a rooftop pool, a two-storey gym, a rooftop lounge and a landscaped courtyard.

A condo tower built as part of a community rebuild

MRKT is not a standalone developer project. It is one half of a two-building complex at Dundas and Denison: Tridel’s market condominium on the west side, and a Toronto Community Housing rental building on the east side at 130 Augusta Avenue, which Toronto Community Housing describes as a 15-storey building with 99 affordable units that will also house the Atkinson Housing Co-operative.

Both are part of the revitalization of Alexandra Park, an 18-acre community that Toronto Community Housing and Tridel have been rebuilding in phases. MRKT is the third condominium in that plan, after SQ and SQ2, which are already occupied. Toronto Community Housing also reported that six of the Tridel units are being offered for affordable ownership through the City of Toronto’s Housing Secretariat and Habitat for Humanity.

That context matters to a buyer. You are buying into a mixed-income block that is still being completed around you, with rental, co-operative and market housing side by side. For many people that is exactly the appeal. If you want a building that feels insulated from its surroundings, this is not it.

The design: brick at the street, white grid above

CS&P Architects and SvN Architects + Planners designed the complex. The podium is clad in brick for its first floors, with retail, lobby entrances and community space at grade, and a white precast grid with angled planes rises above it. The towers step back above the lower floors, which keeps the Dundas frontage at a more human scale than the height suggests.

Between the two buildings is a landscaped courtyard by Janet Rosenberg & Studio, laid out as layered green spaces connected by a sculptural staircase. Tomas Pearce Interior Design did the amenity spaces.

UrbanToronto reported that construction started in 2022 and that both towers topped off in the summer of 2024. Registration in December 2025 means the corporation is in its first year, and the first owner-elected board, the first audited statements and the performance audit are all still ahead or only just behind it.

Layouts built for households, not just investors

The suite mix leans larger than most downtown launches. The 2020 floor plan release on UrbanToronto showed suites from 516 to 1,475 square feet in one-, two- and three-bedroom formats, and Tridel’s later launch material put the top end at about 1,531 square feet. I would rely on the floor plan for any specific suite rather than either range.

The plans UrbanToronto published show the intent. A two-bedroom of about 1,000 square feet had an ensuite for each bedroom plus a powder room, and a three-bedroom of about 1,270 square feet had walk-in closets in all three bedrooms. That is a family layout, and the amenity list backs it up with a kids zone, a youth zone and a stroller storage room.

There is also a collection of townhome-style specialty suites, and the developer’s marketing describes a Loft Collection with taller ceilings and large windows. I have not seen published ceiling heights, so ask for the architectural drawings or measure on site if height is part of why you are buying.

Dundas and Denison, day to day

You are a few minutes’ walk from Kensington Market, Chinatown on Spadina and the Queen West strip, with the Art Gallery of Ontario and the University of Toronto within reach. Very little in daily life needs a car, which is the point of living here.

Dundas at this corner is a working street. The streetcar runs past, Kensington draws crowds on weekends, and the wider Alexandra Park rebuild means construction will continue nearby for some time. Visit at different times of day and pay attention to which way your suite faces: the courtyard side and the Dundas side will be very different homes.

Transit, schools and nearby parks are summarised in the data panel on this page.

What MRKT is asking, and what fees look like

When I checked, four suites were listed for sale and one for rent. Asking prices across the four sale listings ran from just under $1 million to about $1.39 million, mostly for two-bedroom suites, which tells you the resale market here is weighted toward the larger plans.

Monthly fees on those listings ranged from roughly $1,060 to $1,430. For a first-year building that is not cheap, and condos.ca does not list what the fee covers, so get the fee schedule and the budget before you compare MRKT with an older building where heat or water may be included.

With registration in December 2025, there is almost no resale history, and condos.ca does not show a building average per square foot yet. For now, the right comparables are SQ and SQ2 nearby, which have a few years of trading, and other new towers around Spadina and Queen. My building sold report can pull aggregate trades for the area as MRKT starts to build its own record.

Amenities at MRKT Alexandra Park

ConciergeRooftop pool and terraceTwo-storey gymRooftop loungeParty roomLandscaped courtyardKids zoneYouth zoneStroller storage

A rooftop pool and a two-storey gym are the headline items, and they are rare at this end of Dundas. The kids zone, youth zone and stroller storage are the quieter signal: this building was planned for families who stay, and the courtyard gives them somewhere to go that is not the sidewalk.

Jatin’s honest take on MRKT Alexandra Park

Who this building suits

Households that need two or three real bedrooms downtown and want a new building, especially families who value the kids and youth spaces and a courtyard. It also suits buyers who like the Kensington and Queen West end of the city and want to be part of a mixed-income neighbourhood rather than apart from it.

What I’d want you to check

This is a first-year corporation, so the documents are new and untested. Get the disclosure statement, the first-year budget and the reserve fund study, and ask about the status of the performance audit and the Tarion warranty periods for your suite and the common elements. Confirm the suite count, storeys and exactly what the fee covers, since sources differ. Check whether parking and a locker come with the suite, and ask how shared spaces and costs are divided with the Toronto Community Housing building next door, if any are shared. Ask what construction is still planned on the surrounding blocks.

The value question

Asking prices put MRKT at the top of this pocket, and fees above $1,000 a month need to be weighed honestly. What you get is a new Tridel building, layouts that are hard to find in older stock, and an amenity package that includes a rooftop pool. If you plan to live in it and need the space, it can make sense. If you are buying to rent out a small suite, I would look at the numbers very carefully before choosing it over older buildings nearby.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
