Living here
Renters, Airbnb and elevators at 1275 Brimley Road Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 1275 Brimley Road Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 1275 Brimley Road Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

1275 Brimley Road Townhouses is one of the smallest and oldest condominium complexes I come across in Scarborough. It has 13 townhouses under corporation YCC-22, registered in October 1970, only a few years after Ontario created condominium ownership. That history is interesting, but what really matters to a buyer is how 13 owners pay for fifty-five years of repairs. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
1275 Brimley Road Townhouses is a 13-unit condominium townhouse complex at 1275 Brimley Road in Scarborough, near Ellesmere Road and Brimley Road, in the Bendale-Glen Andrew neighbourhood. It was built in 1970, and the condominium corporation is YCC-22, registered on 22 October 1970. Condos.ca lists BBQs as permitted, a parking garage and visitor parking. No developer or property manager is named in the records I could find, and no fee inclusions are published.
1275 Brimley Road Townhouses at a glance
An early corporation number
Ontario passed its condominium legislation in 1967. Corporation number 22 in the York registry, registered in October 1970, puts this complex among the first condominiums created in the area that is now Toronto.
That early start is a curiosity, not a selling point by itself. A corporation this old has had more than five decades to build a reserve fund and replace its original components, or to put those jobs off. The documents tell you which path it took.
Early condominium declarations were written before the modern Condominium Act of 1998 and its later updates. Many older corporations have since amended their declarations and bylaws, but you should read this one carefully for who is responsible for what, especially exterior items.
Thirteen owners share everything
Thirteen units is very small. In a 300-unit tower, a $200,000 repair works out to well under $1,000 a suite. Here, the same bill is divided thirteen ways, so a roof, paving or garage project can mean a large special assessment if the reserve fund is not ready for it.
Insurance is the other line to watch, because a small corporation has no economies of scale and an older complex can be harder to insure. Ask the manager or board what the building insurance costs this year compared with three years ago, and what the deductible is.
Small corporations have real advantages too. Decisions are quick, owners tend to pay attention, and nobody is paying for amenities they never use. The board is your neighbours, and you will probably meet most of them before you close.
No property manager is named in the records I could find. That can mean the owners run the corporation themselves, or simply that the data is out of date. Ask who manages the complex, who keeps the books, and when the last reserve fund study and audit were done.
With only 13 units, sales are rare. That makes it harder to price a home here from comparables within the complex, and it can mean a smaller pool of buyers when you sell. Budget a little more time for both.

Parking, outdoor space and the homes themselves
Condos.ca lists a parking garage and visitor parking. Ask whether each home has its own garage or whether parking is shared, and how many spaces come with the unit you are viewing.
BBQs are listed as permitted, which suggests at least some outdoor space with each home. Confirm what is yours to use, what is exclusive-use common element, and who maintains fences, decks and yards.
No suite sizes are published, and condos.ca records the complex as a single storey, which I would not take at face value for a townhouse. Walk the home, count the levels and measure it. Original 1970 homes and fully renovated ones can feel like different buildings.
If the previous owners renovated, ask whether permits were pulled and whether the corporation approved any changes that touched common elements, such as new windows, doors or a deck. In a small complex, informal approvals are common, and you want them in writing before you inherit them.
At this age, ask about the electrical panel and wiring, the windows, the furnace and air conditioner, and the water heater, including whether it is owned or rented. These are often the owner’s costs in a townhouse condo, not the corporation’s.
Near Ellesmere and Brimley, close to Scarborough Centre
The complex sits near the corner of Ellesmere Road and Brimley Road in Bendale-Glen Andrew, a residential area just southwest of Scarborough Centre. Shopping, the civic centre and the main bus terminal around Scarborough Town Centre are part of daily life for owners here, and the data panel shows the details.
Transit along Ellesmere has been reworked. After the Line 3 Scarborough RT closed in 2023, the City and TTC built the Scarborough Busway along the old RT route, with priority bus lanes on Ellesmere Road carrying buses into Scarborough Town Centre. Service was scheduled to begin on 30 September 2026.
The bigger change is the Scarborough Subway Extension, which will bring Line 2 to a new Scarborough Centre station on its way to Sheppard and McCowan, expected around 2030. A small, older complex near a future subway station is an interesting long-term hold, as long as the corporation’s finances can carry it there.
Pricing a home in a 13-unit complex
There were no listings here when I checked, and condos.ca publishes no suite sizes, price per square foot or fee figures for this complex. I will not invent a number.
With so few units, you will usually need to price a home here against similar older townhouses nearby rather than against sales inside the complex. Adjust for size, renovation and parking, and remember that the corporation’s reserve fund can be worth more, or cost more, than a new kitchen.
Two homes with the same layout can sell far apart here, depending on renovation and what the corporation has already replaced. Ask for the dates of the last roof, window and paving work, because they change the value of every unit in the complex.
Ask the seller for the current monthly fee and what it covers, and ask whether any special assessments have been levied or discussed in recent years. If you want the recorded sales history for this address, I can pull it through my building sold report.

Amenities at 1275 Brimley Road Townhouses
There are no shared facilities to run here beyond parking and the grounds. In a 13-unit complex that is a good thing, because every dollar of the fee goes to the roofs, paving and structure that 13 owners have to keep in shape.
Jatin’s honest take on 1275 Brimley Road Townhouses
Who this building suits
Buyers who want a townhouse close to Scarborough Centre, like the idea of a quiet complex where everyone knows each other, and are comfortable doing real homework on a small corporation. It suits owner-occupiers better than first-time investors who need predictable costs.
What I’d want you to check
Everything about the corporation: who manages it, the latest reserve fund study, the audited financial statements, recent board minutes and any special assessment history. In a 13-unit complex, one large repair can land hard on each owner. Then the home itself: number of levels, condition of windows, wiring, furnace and water heater, and exactly which parking space comes with it.
The value question
The value case is location and space at a price below a freehold house near a future subway station. The risk is the small owner base. If the reserve fund is solid and the big items are recent, I like it. If the documents are thin or the study is old, I would either price the risk in or walk away.
