Renter-heavy building. Of 33 deals here in the last 24 months, 30 were leases and 3 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Twenty Lofts?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Twenty Lofts

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Twenty Lofts is the quiet sibling in Streetcar’s Queen and Gladstone cluster. It is a seven-storey building of mostly one and two-bedroom soft lofts, set back from Queen on Gladstone, with a laneway behind it and a grocery store a few steps away. It does not have the drama of a conversion, but it is one of the easier buildings in West Queen West to live in day to day. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Twenty Lofts is a seven-storey, 113-suite soft-loft condominium at 20 Gladstone Avenue, Toronto, just south of Queen Street West. Condos.ca lists it in Little Portugal; it sits where Little Portugal meets West Queen West and Liberty Village, and is grouped here with Queen West, Trinity-Bellwoods, Kensington and Little Italy. It was developed by Streetcar Developments, with Dundee Realty named as partner on the Gladstone project, and designed by TACT Architecture, with interiors by Seven Haus. The condominium, TSCC-2540, was registered on 19 September 2016, and Crossbridge Condominium Services is listed as manager. Suites run about 480 to 1,180 sq ft. Condos.ca lists the fee as covering common elements, heat, air conditioning, building insurance and water.

The last piece of the Queen and Gladstone block

Streetcar spent most of a decade remaking the blocks south of Queen at Gladstone. It started with 2 Gladstone, a conversion of a former chocolate factory on the Queen corner, then 8 Gladstone, then the larger Carnaby tower and mid-rise. Twenty Lofts was the final phase, replacing a row of low-rise houses on Gladstone.

The site plan ties these buildings together with an interior laneway and small park the developer called The Row, with the long-term idea of connecting it to an extension of the West Toronto Railpath. That makes the block feel more like a small neighbourhood than a single building.

TACT Architecture designed it, and the exterior uses a mix of brick, terracotta, metal, concrete, glass and steel. It reads as a mid-rise that belongs on a residential side street, rather than a tower that wandered off Queen.

Living in a multi-phase block has one practical consequence. Costs for shared elements such as the laneway, the garage and loading are usually split between corporations under a shared facilities agreement, and those agreements are where surprises hide. I always read them before an offer firms up.

Soft lofts with 9-foot concrete ceilings

Suites here are new construction with a loft look: 9-foot exposed concrete ceilings and columns, hardwood floors, and in many plans frosted glass sliding doors to the bedroom. Kitchens at launch were minimalist with integrated appliances and Caesarstone counters, and every suite has a stacked washer and dryer.

The mix is aimed at singles and couples. BlogTO reported one-bedrooms, one-bedroom-plus-dens and two-bedrooms at launch, with no three-bedrooms and most suites around 600 to 700 sq ft. Condos.ca now lists a range of about 480 to 1,180 sq ft, so a few larger suites, likely on upper floors, exist.

Frosted sliding doors are worth a close look. They bring light into a bedroom without a window wall, but they do not block sound or light the way a solid door does. If you are a light sleeper or sharing with a roommate, check which bedrooms have a true door and a true window.

Balconies are modest, starting around 50 sq ft according to launch coverage. Enough for a chair and a plant, not for entertaining.

An amenity floor, and a grocery store downstairs

For a seven-storey building, the amenity package is generous. Launch coverage described a party lounge with a kitchen and dining area, a fitness centre, guest suites, a games room, an outdoor terrace with BBQs and a sun deck. Condos.ca also lists concierge and security, a meeting room and a rooftop deck.

The most useful feature is not in the building at all. The Metro grocery store on the lower level of The Carnaby next door anchors the block, and blogTO reported at launch that it would be reachable from the underground garage. Confirm the current connection, but a supermarket within a minute’s walk changes daily life.

Living just off Queen West

Gladstone south of Queen puts you a short walk from the Gladstone Hotel and the Drake, and the galleries, bars, cafés and shops of West Queen West. Liberty Village is a walk to the south, and Trinity Bellwoods Park is a walk east.

Because the building is set back on Gladstone rather than on Queen, you get the strip without the streetcar noise under your window. Launch coverage noted the surroundings were mostly low-rise, which keeps upper-floor views open for now. If a view matters to you, check the City’s development applications for nearby lots. The automatic panel covers transit and walkability.

This is one of the few corners of Toronto where you can walk to a grocery store, a hotel bar, a gallery and a park in the same ten minutes. For buyers who do not own a car, that matters more than any amenity inside the building, and it is a big part of why this location appeals to owner-occupiers and renters alike. Location is the one thing about a condo you can never renovate.

What Twenty Lofts costs per square foot

Condos.ca puts the building average around $852 per square foot. For a 2016 mid-rise with a full amenity floor, a block off Queen West, that is roughly where I would expect it to sit. Check it against the other Streetcar buildings on the block and the soft lofts in the Queen West Triangle before you decide what a specific suite is worth.

Only one suite was listed when I reviewed the building, so I cannot give you a meaningful current asking range. With most suites in the 600 to 700 sq ft band, recent trades here are fairly comparable to one another, which makes pricing a suite easier than in a building with dozens of unique plans.

The fee includes heat and air conditioning along with water, insurance and common elements, which is less common in a building of this age. Parking is not listed as included, so confirm whether a suite comes with a spot and how it is billed. For the recent trade data, book a call with me.

Amenities at Twenty Lofts

ConciergeSecurityGymGuest suitesParty loungeGames roomMeeting roomOutdoor terrace with BBQsRooftop deck

You get tower-style amenities in a seven-storey building, including concierge, a gym and guest suites. For a buyer moving from a high-rise, that removes the usual trade-off of going boutique.

Jatin’s honest take on Twenty Lofts

Who this building suits

Singles and couples who want West Queen West with a quieter front door, a gym and concierge, and a grocery store next door. It suits first-time buyers and investors looking at one-bedroom and one-plus-den suites, and anyone who wants new-construction convenience with a loft look.

What I’d want you to check

Read the shared facilities agreement, since the building shares a laneway, garage connections and possibly other costs with the other Gladstone phases. Check the reserve fund study for a building now about ten years old, with attention to the garage, roof terraces and the mechanical systems behind the included heat and cooling. Look at the bedroom configuration in the specific suite, and confirm parking and locker ownership. Pet rules are not something I could verify, so get them from the declaration.

The value question

At around $852 per square foot with heat and cooling in the fee, Twenty Lofts is fairly priced for what it offers. You do not get hard-loft character or large suites. You do get real amenities, a planned laneway setting and an excellent location, and I think that combination holds its value well with the buyers and renters who want this part of town.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
