Leases 85%Sales 15%

Renter-heavy building. Of 85 deals here in the last 24 months, 72 were leases and 13 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Vita Two?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Vita Two

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Vita Two is the building I suggest to buyers who like Humber Bay Shores but not the idea of sharing elevators with 500 other households. It is the short, 16-storey sibling of Vita on the Lake, with an indoor pool, 9 and 10 foot ceilings and some genuinely large terrace suites. The catch is the fee, and I will walk you through it. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Vita Two is a 16-storey condominium with 169 suites at 65 Annie Craig Drive (also addressed as 2167 Lake Shore Boulevard West), Toronto M8V 0C4, in the Humber Bay Shores, Mimico, the Queensway and central Etobicoke area. UrbanToronto reports it was developed by Mattamy Homes and Biddington Group and designed by Graziani + Corazza Architects; condos.ca does not list a developer. It was completed in 2022. The condominium corporation is TSCC-2930, registered on 11 August 2022, and condos.ca lists Crossbridge Condominium Services as the manager. Condos.ca lists common elements, building insurance and water as included in the fee.

The second, shorter phase of Vita

Mattamy Homes and Biddington Group launched Vita Two in 2017 as the second phase of Vita on the Lake. The first phase is a 53-storey tower with 489 suites. Vita Two is 16 storeys along Annie Craig Drive with 169 suites, which brought the combined total to 658.

UrbanToronto noted that the pairing follows the pattern of the same partners’ nearby Lago and Riva del Lago: a taller tower to the north and a shorter building to the south. Graziani + Corazza Architects designed both phases, so the two buildings read as a set.

They are separate condominium corporations. Vita Two is TSCC-2930 and Vita on the Lake is TSCC-2908. That means separate budgets, separate reserve funds and, as I explain below, different fee inclusions. When you compare the two buildings, compare the corporations, not just the suites.

Larger suites, higher ceilings and real terraces

At launch, suites ran from roughly 480 to just over 2,070 square feet, in one- to three-bedroom plans, with 9 or 10 foot ceilings. Condos.ca lists the range as about 640 to 2,073 square feet, which suggests the smallest plans are rarely what comes up on resale.

The plan mix is what sets this building apart. The launch layouts included two-bedroom suites of about 1,000 square feet with a terrace off both the living room and the primary bedroom, and corner two-bedrooms of about 1,250 square feet with two-sided wraparound terraces. In a 53-storey tower next door, outdoor space is mostly a balcony; here it can be a real room.

South-facing suites look toward the lake, while north, west and east exposures look back over the Humber Bay Shores towers. At 16 storeys, you are not getting the high skyline views of the taller tower, so pay for terrace size and layout rather than height. The same logic applies to resale: a large terrace suite is scarce in this neighbourhood, and it tends to hold buyer interest better than a standard one-bedroom.

An amenity package that is big for 169 suites

UrbanToronto’s launch coverage listed an indoor pool, a 24-hour concierge, a party room, a fitness room, a guest suite and a pet spa. Condos.ca confirms a concierge, gym, indoor pool and party room. An indoor pool in a building this size is uncommon.

The upside is that you share those amenities with far fewer people than in the big towers around you. The downside is that fewer owners split the cost of running them, and pools are expensive to heat, staff and eventually rebuild. That is part of why the fee here is higher than its sibling’s. When you read the budget, look at the line items for pool maintenance, utilities and staffing, and compare them with the reserve fund contribution. A healthy budget funds the reserve properly rather than keeping the fee low today.

A pet spa is an amenity, not a policy. If you have a large dog or more than one pet, read the declaration and rules for any limits before you firm up.

Daily life on Annie Craig Drive

The building sits at the lake end of Humber Bay Shores, close to Humber Bay Park and the waterfront trail. If you run, cycle or walk a dog every day, that matters more than any amenity list.

The neighbourhood is dense, with many towers sharing a small road network that feeds onto Lake Shore Boulevard and the Gardiner. A 16-storey building means less waiting for elevators, but it does not change the traffic outside. Drive the route you would use at rush hour before you buy.

The lands around Park Lawn Road to the north are planned for major redevelopment. Over time that should bring more shops and services within walking distance, along with more people and construction in the meantime. For an owner planning to stay ten years, that change is mostly upside; for the next two or three years, expect cranes and detours nearby.

Pricing and the fee question

Condos.ca puts the building average at about $893 per square foot, close to Vita on the Lake’s roughly $905. You are getting larger plans and ceilings of 9 to 10 feet for about the same price per square foot as the taller tower.

Fees on the active listings I reviewed worked out to about $1.04 per square foot. That is high for a 2022 building. Condos.ca lists only common elements, building insurance and water as included, while Vita on the Lake lists heat and air conditioning as well. If both listings are right, Vita Two costs more per square foot each month and you still pay your own heating and cooling.

When I checked, three suites were for sale and two were for rent. Asking prices ranged from about $475,000 to just under $700,000 across one-bedroom, one-plus-den and two-bedroom suites. With so few listings, there is not much to compare against, so look at recent sales in both Vita buildings and in Lago and Riva del Lago before you offer.

24-hour conciergeGymIndoor poolParty roomGuest suitePet spa

For 169 suites, this is a generous package, with an indoor pool and a guest suite that most small buildings skip. The trade-off is that a small number of owners carry the running costs, which shows up in the fee.

Jatin’s honest take on Vita Two

Who this building suits

Downsizers and couples who want a large terrace suite near the lake in a smaller building, swimmers who want an indoor pool without the crowds of a 500-suite tower, and buyers who value 9 to 10 foot ceilings over a high-floor view.

What I’d want you to check

Start with the fee. Get the budget from the status certificate and see what drives it, whether that is the pool, staffing or insurance. Confirm what the fee includes and how heating and cooling are billed and supplied, and check for any equipment rental contracts. Read the first reserve fund study with the pool’s future replacement in mind, ask about open warranty items, and confirm parking and a locker.

The value question

At about $893 per square foot, the price is in line with the neighbourhood, and the larger terrace plans are hard to find elsewhere in Humber Bay Shores. The fee is the weak point. If you want one of the big terrace suites and will use the pool, I think it is worth it. If you just want a one-bedroom, compare the total monthly cost with Vita on the Lake next door first, including heating and cooling, before you decide which building is the better deal.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
