Leases 35%Sales 65%

Mostly owner-occupied. Of 46 deals here in the last 24 months, 16 were leases and 30 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Palace Pier?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Palace Pier

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Palace Pier was the tallest residential building in Canada when it opened in 1978, and it still feels like a different era: big suites, a cross-shaped tower with views in several directions, and a fee that covers almost everything including your hydro. That fee is what scares buyers off, and it is also the number most people misread. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Palace Pier is a 433-suite high-rise at 2045 Lake Shore Boulevard West, at the eastern gateway to Humber Bay Shores in Etobicoke. It was developed by Bramalea, designed by architect Edward I. Richmond and completed in 1978. Listing data shows 45 floors, while other sources count 46. The condominium corporation is YCC-382, registered 23 March 1978, and Crossbridge Condominium Services manages it. Maintenance fees include common elements, heat, hydro, air conditioning, water, cable TV, building insurance and parking.

A tower built on a famous site

The name is not marketing. The land at the mouth of the Humber River once held the Palace Pier, a lakefront entertainment pier promoted in the late 1920s as a palace of fun. Only part of it was ever built; the first section opened in 1941 and became one of Toronto’s best-known big band dance halls before a fire destroyed it in 1963.

The condominium tower that replaced it was designed by Edward I. Richmond and completed in 1978, when it was the tallest residential structure in the country. Its cruciform plan, a cross shape in plan view, gives each arm of the building open views in several directions rather than one long wall of suites facing a neighbour.

An Etobicoke Historical Board plaque on the Waterfront Trail marks what remains of the old dance hall. Palace Place, the sister tower at 1 Palace Pier Court, followed in 1991 and is a separate condominium corporation with its own board and budget.

Buyers often treat the two towers as interchangeable, and they are not. Palace Place is thirteen years younger, with its own reserve fund, its own fee structure and its own history of capital projects. If you are choosing between them, compare the two status certificates side by side rather than assuming the older tower is automatically the riskier one.

Suites from another era

Suite sizes start around 888 sq ft and run to about 3,303 sq ft. There are no 450 sq ft one-bedrooms here; even the smallest plans are larger than many two-bedrooms in newer Humber Bay Shores towers. That is a big part of why the building appeals to downsizers leaving a house.

The cruciform shape helps the layouts. Each arm of the cross looks outward rather than across at a neighbour, and the views take in the downtown skyline, Lake Ontario and, on clear days, the far shore toward the Niagara Escarpment.

The trade-off is age. Interiors in a building this old vary widely, from carefully renovated to largely original, so you are often buying space and a view and then budgeting for kitchens, bathrooms and flooring. Ask what has been updated and when, and whether the work required board approval.

An amenity package from the club era

Buildings of this generation were sold as full-service living, and the listing data for Palace Pier reflects that: concierge, a security guard and security system, guest suites, a sauna and a tennis court, with an underground parking garage. A tennis court is something you will rarely find in a newer tower on this waterfront.

The full recreation list is longer than what I can confirm from the sources I used, so ask management for the current amenity schedule and booking rules. Whatever is on it, the facilities are as old as the building, and courts, change rooms and mechanical rooms all eventually need major work. The reserve fund study tells you where each one sits in its life cycle.

The location at the mouth of the Humber

Palace Pier sits at the eastern edge of Humber Bay Shores, right where the Humber meets the lake. The Martin Goodman Trail, the Humber Bay Butterfly Habitat, marinas and a yacht club are all next door, and the Humber Loop and the Gardiner Expressway are close, which makes the drive downtown short.

Because it is at the gateway rather than in the middle of the newer towers, the building feels a little apart from the busiest part of Humber Bay Shores. You get the lake and the trail without being surrounded by construction, though the redevelopment further west along Lake Shore will change the neighbourhood around you over the next decade. Transit and walkability details are in the data panel.

The fee is high, and almost everything is in it

The building average sits around $634 per square foot in the data I am working from, well below the newer Humber Bay Shores towers. That discount reflects age, older interiors and the fee, and it is the reason value buyers look here.

Fees are the headline. Across current listings they run from about $1,140 a month for a one-bedroom to over $3,800, which works out to well over $1 per square foot. But the inclusions are almost complete: heat, hydro, air conditioning, water, cable TV, insurance and parking. When you compare with a newer building, add back hydro, heat and parking on the other side before deciding which is more expensive.

There are eleven suites for sale and none for rent as I write this. Across the listings, asks run from about $729,000 to roughly $1.75 million, with two- and three-bedroom suites clustering between about $940,000 and $1.25 million.

No suites listed for rent is also telling. Large suites carrying fees this size rarely pencil out as rentals, so the buyers you are competing with, and the buyers you will eventually sell to, are mostly people who plan to live in the building themselves.

Jatin’s honest take on Palace Pier

Who this building suits

Downsizers leaving a house who want real square footage, a lake view and a single all-in monthly bill, and buyers who prefer older, larger floor plans to newer compact suites. It also suits people who value a staffed, full-service building over new finishes.

What I’d want you to check

This is a 1978 building, so the status certificate and reserve fund study are the whole story. Look closely at what the reserve fund study projects for windows, balconies, risers and plumbing, elevators, the garage and the recreation facilities, and whether the fund is on track or relies on large increases. Read the last two years of board minutes. Listing data flags pet restrictions, so if you have a pet, read the declaration and rules before you make an offer. Budget for interior renovation and check what the corporation requires before you start.

The value question

On price per foot Palace Pier is one of the cheapest ways to buy a large lakefront suite in Toronto, and the high fee buys you hydro, heat, cable and parking. Whether that is good value depends on the reserve fund, not the brochure. If the fund is healthy, a large suite here can cost less all-in than a much smaller suite in a newer tower. If it is not, the discount can disappear in one special levy. I would want to read the documents before anyone writes an offer; book a call and I will walk you through them.

When was Palace Pier built?

It was completed in 1978, and the corporation, YCC-382, was registered on 23 March 1978.

Who designed and built Palace Pier?

Architect Edward I. Richmond designed it, and Bramalea developed it.

Why is it called Palace Pier?

It stands on the site of the Palace Pier, a lakefront dance hall that opened in 1941 and burned down in 1963.

Is Palace Pier the same building as Palace Place?

No. Palace Place at 1 Palace Pier Court is the 1991 sister tower and a separate condominium corporation.

What do the fees include?

Almost everything: common elements, heat, hydro, air conditioning, water, cable TV, building insurance and parking.

Why are the fees so high?

The suites are large, the building is older, it is fully staffed and the fee includes hydro, heat, cable and parking that owners in newer buildings pay separately.

How big are the suites?

From about 888 sq ft to roughly 3,303 sq ft, much larger on average than newer towers in Humber Bay Shores.

What amenities does it have?

Listing data shows concierge, a security guard, guest suites, a sauna, a tennis court and a parking garage. Ask management for the full current list.

How many floors does Palace Pier have?

Listing data shows 45 floors, while other sources count 46, depending on how the upper levels are counted.

Who manages the building?

Crossbridge Condominium Services is listed as the manager.

How much do condos at Palace Pier sell for?

Over the last 12 months the median resale at Palace Pier was $1,165,750, across 12 sales. The typical unit sold in 54 days at about 95% of the asking price. That works out to roughly $579 per square foot.

How much is rent at Palace Pier?

Are prices at Palace Pier up or down since 2022?

Down about 33%. The median sold price per square foot was $870 in 2022 and $579 over the last 12 months. Pricing off 2022 comparables is the most common mistake sellers make here.

What rental yield does Palace Pier offer an investor?

At a median price of $1,165,750 and a median rent of $4,000 a month, the gross yield is about 4.1%, before maintenance fees, property tax, insurance and mortgage interest. Net cash flow depends on the fee and your down payment, so run the numbers for the exact unit.

Mostly owners. Of the deals here in the last 24 months, 35% were leases and 65% were sales.

Can you Airbnb a unit at Palace Pier?

Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows no active short-term rental registrations at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
