Living here
Renters, Airbnb and elevators at Palace Place
Do mostly owners or renters live here?
Mix of owners and renters. Of 62 deals here in the last 24 months, 33 were leases and 29 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Palace Place?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
TSSA lists 9 elevators serving 24 floors, installed around 1992. Ask whether elevator modernization is in the reserve fund plan.

Before you buy here
Five things the listing will not tell you about Palace Place
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Palace Place is the building I show people who are leaving a house and refuse to live in a shoebox. Its suites start where most new towers stop, the fee covers almost every utility, and it stands where the Humber meets Lake Ontario. The trade-off is age, and you need to look at that honestly. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Palace Place is a 44-storey, 504-suite condominium tower at 1 Palace Pier Court in Humber Bay Shores, part of the Humber Bay Shores, Mimico, the Queensway and central Etobicoke area of Toronto. It was developed by Bramalea Limited and is usually dated to 1993, though Wikipedia and blogTO give 1991 as its completion year. The condominium corporation is MTCC-1053, registered on 12 May 1993, and Crossbridge Condominium Services manages it. The fee includes heat, hydro, air conditioning, cable TV, water, parking, building insurance and common elements.
Palace Place at a glance
The second tower on the Palace Pier site
Palace Place is the younger of two towers at the mouth of the Humber River. The first, The Palace Pier at 2045 Lake Shore Boulevard West, was finished in 1978 to a design by Edward I. Richmond and was the tallest residential building in Canada when it opened. Palace Place followed more than a decade later. The two are separate condominium corporations, with separate boards, budgets and reserve funds.
Both towers use a cruciform plan, a cross shape in which four wings run out from a central core. In practice, most suites sit at or near the end of a wing rather than along a long double-loaded corridor, so more of them get corner exposure and windows on two sides. With 44 storeys and about 138 metres of height, the upper floors look across the lake, back at the downtown skyline and west over the suburbs.
The name has a history. The site once held the Palace Pier, a dance hall planned in the late 1920s as a rival to Sunnyside and modelled on the pier at Brighton in England. Only part of it was ever built. It opened in 1941, hosted big bands through the 1940s and 1950s, and burned in 1963. A plaque on the Waterfront Trail marks the spot.
Suites sized for people leaving a house
This is the main reason buyers come here. Condos.ca records suites from about 833 to 2,894 square feet; another listing site gives about 813 to 2,836. Either way, the smallest suite here is larger than many two-bedrooms in a 2020s tower, and the large plans are genuine house replacements.
That size is a product of when it was built. Early-1990s towers were sold to downsizers and established households, not investors, so layouts tend to have separate dining areas, real entry halls and more closet space. The other side is that kitchens and bathrooms in unrenovated suites are often original or partly updated, so the condition varies a lot from one suite to the next.
I could not confirm ceiling heights from a reliable source. Expect conventional heights for the era rather than the loft-style ceilings of newer buildings, and measure during a viewing if it matters to you. Parking is in a garage and is included in the fee; listings show suites with either one or two spaces, so confirm on the status certificate how many come with the suite you are considering and whether they are owned or exclusive-use.

A fee that covers nearly everything
On paper, the fee looks high. Across the current listings it works out to about $1.20 per square foot, which is above most newer towers in Humber Bay Shores. But look at what it pays for: heat, air conditioning, hydro, water, cable TV, parking, building insurance and common elements.
Hydro is the one most people miss. In most newer buildings you pay your own hydro, and in many you also pay a separate sub-metered heating and cooling bill. Here you get one monthly payment and no separate utility bills for the suite. Bulk utilities also mean a heavy winter or a hot summer shows up in the building budget rather than your own bill, so read the budget line for utilities and ask how it has moved over the last few years.
Across the six suites currently listed, monthly fees run from roughly $920 to just under $3,400, which tells you how wide the range of suite sizes is. If you compare this building against a new tower, add back the hydro, heating, cooling, cable and parking you would pay there before you decide which one is cheaper.
Living at the mouth of the Humber
Palace Pier Court is a short private road off Lake Shore Boulevard West at the eastern end of Humber Bay Shores. The Humber River, the Waterfront Trail and the Humber Bay Arch Bridge are at your door, and the lakefront parks run west from here. For cyclists and runners, it is one of the best-placed buildings in the city.
The towers west of here mostly went up after 2000, when the old motel strip was cleared, so Palace Place and its sister tower are now the oldest residential buildings at this end of the shore. Expect continuing construction to the west: the City’s Park Lawn Lake Shore Transportation Master Plan, endorsed in 2022, supports the redevelopment of the former Christie cookie site and a new Park Lawn GO station, along with new streets around the Gardiner and the rail corridor.
The Gardiner and Lake Shore are close, which makes driving downtown or to the airport easy. The data panel on this page covers transit, schools and nearby food in more detail.
What you pay for the space
Condos.ca puts the building’s average at about $761 per square foot. That is low for a lakefront tower, and the reason is age and size: larger suites always sell for less per square foot, and buyers discount a 1990s building against newer stock nearby. What you get for that is one of the larger floor plans on this stretch of the lake.
There are six suites listed for sale at the moment. One-bedrooms ask roughly $540,000 to $650,000, and two-bedroom and two-bedroom-plus-den suites ask roughly $1.07 million to $1.65 million, with a larger three-bedroom above that. The asking range is wide because the suites are; compare by square footage, floor and view rather than by bedroom count.
With a high fee per square foot, do the full monthly comparison before you call this expensive or cheap. Once you take out hydro, heat, cooling and cable, the gap against a newer building narrows considerably. For sold prices and how long suites take to sell, see the data panel or ask me for the building sold report.

Amenities at Palace Place
The indoor pool and sauna are the features residents use most, and a staffed concierge and security desk suits a building this size. Condos.ca lists pet restrictions, so read the declaration and rules before you bring a dog.
Jatin’s honest take on Palace Place
Who this building suits
Downsizers selling a house in Etobicoke, the Kingsway or the west end who want real square footage, a pool and one predictable monthly payment. It also suits anyone who wants to live on the Waterfront Trail. It is not where I would send a first-time investor looking for the smallest possible entry price, because the suites are not small.
What I’d want you to check
This is a building from the early 1990s, so you are buying into a corporation that is replacing major systems. Read the reserve fund study for the windows, the heating and cooling plant, the elevators, the garage and the pool, and ask what has already been done and what is coming. Check the budget history for the bulk utility lines, look at board minutes for planned projects, and confirm the parking and locker details for the specific suite. Ask about the pet rules, since the building lists restrictions.
The value question
At roughly $761 per square foot with hydro, heat and parking included, you are buying a lot of space on the lake for the money. You give up new finishes and you take on the cost of an older building’s upkeep. If the reserve fund is healthy and you plan to stay for years, I think it is one of the better ways to get house-sized living on the water in Toronto. If the reserve fund is thin, walk away and look at its neighbours.
