Living here

Renters, Airbnb and elevators at 1071 Woodbine Avenue Condos

Do mostly owners or renters live here?

Leases 17%Sales 83%

Mostly owner-occupied. Of 6 deals here in the last 24 months, 1 were leases and 5 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 1071 Woodbine Avenue Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 1071 Woodbine Avenue Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

1071 Woodbine Avenue is the kind of building most buyers drive past without noticing: four storeys, 48 suites, built in 1976, on Woodbine north of the Danforth. What it offers is space and quiet in a small corporation, with suites close to a thousand square feet. What it asks of you is patience, because listings are rare, and homework, because small, older buildings live or die by their reserve fund. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

1071 Woodbine Avenue Condos is a four-storey, 48-suite mid-rise condominium at 1071 Woodbine Avenue in Woodbine-Lumsden, in the former borough of East York, part of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. It was built in 1976 by Hanard Investments. The condominium corporation is YCC-276, registered on 24 September 1976, and condos.ca lists Kung Property Management as manager. Condos.ca lists the fee as including common elements, heat, hydro, cable TV, building insurance and water.

A small building, and why that matters

With 48 suites spread over four floors, this is a small corporation by Toronto standards. That has real advantages: you tend to know your neighbours, the common areas see less traffic, and board decisions are made by a handful of owners who actually live with the results.

The same small size cuts the other way when money is needed. A roof, a garage repair or new windows costs much the same whether 48 owners or 300 share it, so each owner’s share is larger. A healthy reserve fund matters more here than in a big tower, and a weak one hurts more.

There is no concierge, pool or gym. Condos.ca lists a parking garage and a security system, and that is the honest scope of the building. You are buying a well-sized apartment in a quiet low-rise, not an amenity package.

Governance looks different in a building this size too. The board is drawn from a small pool of owners, and in a 48-suite corporation a few engaged people can shape decisions for years. Read the minutes to get a feel for how the board operates, how often it meets, and whether owners turn up to the annual meeting. If you like being involved, a small building gives you a real voice.

Suites close to a thousand square feet

Condos.ca records suite sizes of about 986 to 987 square feet, which suggests a building with a very consistent plan, and the current listing is a two-bedroom. That is a generous two-bedroom by today’s standards, roughly what a new downtown building would market as a two-plus-den or a small three-bedroom.

Expect a 1970s layout: a separate kitchen, a defined living and dining room, and bedrooms off a hallway. In a four-storey building, many suites also get a sense of being at tree level rather than in the air, which some buyers love and others find too close to the street.

Because the sizes are so uniform, condition is what separates one suite from another. A renovated kitchen and bathrooms will be the main reason one listing asks more than the next. Ask the corporation for records of any renovations that touched plumbing or walls, and look at the age of the flooring, windows and electrical panel in the suite itself.

What the fee covers, and what it does not

Condos.ca lists the fee as including common elements, heat, hydro, cable TV, building insurance and water. Hydro and heat in the fee are increasingly unusual, and they make the monthly cost easier to budget.

Two things are not on that list: air conditioning and parking. The building has a parking garage, but parking is not shown as included, so confirm whether the suite you are considering comes with a space, whether it is owned or assigned, and whether there is a separate charge. Ask how the suite is cooled too, since central air is not listed.

As with any building that bundles utilities, energy prices feed into the fee. Ask for the last three budgets to see how the fee has moved.

Woodbine Avenue, north of the Danforth

The building sits in Woodbine-Lumsden, a residential pocket of East York made up mostly of detached and semi-detached houses on side streets. The shops and restaurants of the Danforth are to the south, and the ravine parks of the Taylor Creek system lie to the north of the neighbourhood. The data panel on this page lists the nearest transit, parks and food with distances.

Woodbine itself is changing. Under the city’s 2024 major streets policy, apartment buildings of up to six storeys are permitted on major streets in Neighbourhoods areas, and in 2026 city planners recommended approval of an 11-storey building well to the south, at 419 to 425 Woodbine. Expect more mid-rise infill along the corridor over time, which could bring new neighbours, construction, and more shops at grade.

For an owner here, that trend has two sides. New buildings add choice and competition for resale buyers, but they also tend to bring more retail and services to the street, which supports values over time.

Pricing in a building that rarely trades

Condos.ca puts the building’s average around $651 per square foot. That is below what newer condos near the Danforth typically command, and above the large 1970s towers further north in Flemingdon Park, which fits a small low-rise in an established house neighbourhood.

With only one suite on the market at the time of writing, there is no meaningful asking-price range to quote. In a building this size, a few sales a year can swing the averages, so I rely on the 12-month sold figures in the data panel above and on comparable two-bedroom sales in similar East York low-rises.

If you are a buyer, be ready to move when something comes up. If you are an owner, the scarcity works in your favour, but only if the building’s paperwork is clean.

Amenities at 1071 Woodbine Avenue Condos

Parking garageSecurity system

There is little here beyond a garage and a security system, and that is part of the appeal: fewer shared facilities means fewer things for 48 owners to maintain and eventually replace.

Jatin’s honest take on 1071 Woodbine Avenue Condos

Who this building suits

Buyers who want a large two-bedroom in a quiet, small building in East York, downsizers leaving a house nearby who want to stay in the area, and anyone who would trade amenities for space and a low-key setting near the Danforth.

What I’d want you to check

Read the reserve fund study and the last two years of board minutes with extra care, because in a 48-suite building each owner carries a bigger share of any major repair. For a 1976 building, I want to know about the roof, windows, balconies, the garage, plumbing and the heating system, including what has been replaced and what is due. Confirm parking for your specific suite, how the suite is cooled, and the pet rules, since condos.ca lists a pet restriction. Check whether any special assessment has been levied or proposed.

The value question

At about $651 per square foot with hydro and heat included, a near-1,000 square foot two-bedroom here costs well below a newer condo of the same size near the Danforth. The trade-off is age, no amenities and a small owner base. If the status certificate and reserve fund are in good shape, I think this is a sensible, liveable buy for an owner-occupier. If they are not, the small size makes problems expensive, and I would keep looking.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
