Do mostly owners or renters live here?

Leases 11%Sales 89%

Mostly owner-occupied. Of 9 deals here in the last 24 months, 1 were leases and 8 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 1209 Queen Street East Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Sources: TRREB MLS® System lease and sale counts; City of Toronto short-term rental registrations (Open Data, 18 Oct 2026); TSSA Residential Elevator Availability portal.

Before you buy here

Five things the listing will not tell you about 1209 Queen Street East Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

1209 Queen Street East is not one building but a gated court of 93 townhouses near Queen and Leslie, built in 1978 around a shared inner courtyard. It gives you ground-level living in Leslieville, with a yard and underground parking, at sizes most new condos here do not offer. The catch is a 48-year-old complex, and that is where your homework goes. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

1209 Queen Street East Townhouses is a 93-unit condominium townhouse complex at 1209 Queen Street East, Toronto M4M 3H4, in South Riverdale (Leslieville), part of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. It was built in 1978, and the condominium corporation is YCC-442, registered on 20 December 1978. Condos.ca lists Royale Grande Property Management as manager, while a recent MLS listing named City Sites Property Management. No developer is recorded. Condos.ca does not publish fee inclusions; recent listings describe the fee as covering common elements, building insurance, parking and water, and one also mentions high-speed internet.

A gated courtyard instead of a lobby

The complex is laid out around an internal courtyard behind a gate, with homes facing either the Queen Street side or the quieter courtyard side. Recent listings describe the courtyard as secure and large enough for children to play, and that is the main reason families look here.

The homes I have seen described each have their own outdoor space: a private fenced patio or yard at ground level, and in some plans a balcony off the primary bedroom. A yard and a balcony together is something you rarely get in a Leslieville condo apartment at any price.

Parking is underground. Condos.ca lists a parking garage, visitor parking, a party room and permission for barbecues, and recent listings mention one parking space per home and storage inside the unit. Confirm that the space is owned or assigned to the specific unit you are buying, and how it is described in the status certificate.

Layouts: several levels, three bedrooms

These are multi-level homes, not flats. One recent listing described a three-bedroom, two-bathroom plan spread over four levels, including a lower-level bedroom and a storage area between floors, in the 1,200 to 1,399 square foot range. Another three-bedroom plan had a ground-floor bedroom that could work as a family room or office.

Split levels give you separation, which is useful for a family or for working from home, but they mean a lot of stairs. If you are downsizing or planning to stay into retirement, walk every level before you fall for the courtyard.

Condos.ca records the complex as one floor, which reflects how it files townhouses rather than the number of levels in each home. Exteriors are brick and vinyl siding. In a complex of 93 homes there are likely to be several plan types, so ask for the floor plan of the exact unit rather than relying on another listing.

Fees, heating and who repairs what

Condos.ca does not list what the fee includes. Recent MLS listings describe it as covering common elements, building insurance, parking and water, and one listing also notes high-speed internet. Treat that as a starting point and confirm it in the status certificate before you compare the fee with anything else.

Heating appears to be handled home by home. One owner described replacing the system with a ductless split unit for heating and cooling, along with an owned hot water tank. Ask what heating system the home you are viewing has, how old it is, and whether the water heater is owned or rented.

Listings also mention recent work on fences, siding, windows, exterior stairs and doors at individual homes. In a townhouse condominium, the declaration decides whether those are the corporation’s job or the owner’s. Find out which, because it changes what the fee really buys and what you may pay for yourself.

Sources disagree on management. Condos.ca lists Royale Grande Property Management, while a recent listing named City Sites Property Management. Ask who manages the complex today and how long they have been in place.

Queen and Leslie, and the Ontario Line

This end of Leslieville is quieter than the busiest stretch of Queen to the west, but it is still part of the same neighbourhood of independent shops, cafés and restaurants. The data panel on this page covers nearby food, parks, transit and schools in detail.

The neighbourhood is changing around it. Metrolinx is building the Ontario Line’s Leslieville station over Queen Street just east of De Grassi, with the guideway girders spanning Queen. Construction plans show Queen streetcar service diverted for about five months in 2027, on a tentative schedule. Expect disruption for a few years and a much better transit link afterwards.

Newer mid-rise buildings are also filling in this stretch of Queen, including The Poet Condos at 1285 Queen East, completed in 2024, and George Condos and Towns at 1331 Queen East. They bring new neighbours and retail, and they set the price of new space that a resale townhouse here will be compared with.

Pricing: what to compare against

Condos.ca does not publish an average price per square foot for this complex, and there were no active listings when I checked. The data panel on this page shows recent sales and rents recorded on the MLS for the complex.

With 93 homes, there are usually enough sales to compare with, which is more than most townhouse complexes in Leslieville can offer. Compare like with like: the number of levels, whether the home faces the street or the courtyard, the number of bathrooms, the parking arrangement and the condition of the heating system all move the price.

Buyers here are usually weighing a townhouse against a small freehold house nearby. The lower purchase price is the attraction, and the monthly fee is what you pay for it, along with shared control over the exterior. For a full picture of what has actually sold here, ask me for a building sold report.

Amenities at 1209 Queen Street East Townhouses

CourtyardParty roomUnderground parking garageVisitor parkingBBQs permitted

A party room, visitor parking and a shared courtyard are modest, but they suit how people live here: you already have your own outdoor space, so the shared facilities are for occasional use. The underground garage is the amenity that costs the most to maintain, so it deserves the closest look in the reserve fund study.

Jatin’s honest take on 1209 Queen Street East Townhouses

Who this building suits

Families who want three bedrooms, a yard and underground parking in Leslieville without paying for a freehold house, and buyers who like a gated, inward-facing complex. It also suits anyone who wants to be near the future Ontario Line station and can put up with a few years of construction.

What I’d want you to check

The underground garage first. In a 1978 complex, the garage roof slab and membrane are among the most expensive items a corporation faces, so read the reserve fund study for it. Then confirm the fee inclusions, who repairs windows, doors, fences and decks, the heating system in your home, who manages the complex, and the pet and rental rules in the declaration.

The value question

Three bedrooms, two outdoor spaces and parking for less than a house is a rare combination in Leslieville. If the reserve fund is in good shape, I think this complex offers real value for a family. If the garage or exterior work is underfunded, the shortfall is shared by 93 owners and shows up as a special assessment or a higher fee, and I would price that in.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
