Living here

Renters, Airbnb and elevators at 122 Glen Manor Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 122 Glen Manor Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 122 Glen Manor Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

122 Glen Manor Drive is about as small as a condominium gets: eight townhouses, built in 1987, tucked behind Queen Street East at the bottom of one of the Beach’s best streets. Recent listings describe south-facing living rooms with wood-burning fireplaces, balconies and private terraces, with the Glen Stewart ravine a short walk north. With only eight owners, every repair is personal, and that shapes how I would buy here. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

122 Glen Manor Townhouses is a two-storey condominium townhouse complex of eight units at 122 Glen Manor Drive, near Queen Street East in The Beaches, part of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. Condos.ca lists a 1987 build year and no developer. The condominium corporation is MTCC-738, registered on 17 June 1987, and Goldview Property Management is listed as the manager. Condos.ca lists a parking garage, visitor parking and BBQs permitted. It does not publish fee inclusions, so confirm them on the status certificate.

Eight homes at the foot of Glen Manor

Glen Manor Drive climbs north from Queen Street East along the western edge of Glen Stewart Park, an 11-hectare wooded ravine that the City bought in 1931 and that the conservation authority lists as an Environmentally Significant Area. The ravine’s southern entrance is on Glen Manor itself. Few condo addresses in the city put you this close to a forest and the lake at the same time.

This complex is one of two small corporations side by side. Its neighbour at 120 Glen Manor Drive was registered in 1985 with 11 units; 122 followed in 1987 with eight. Both are listed with the same property manager, but they are separate corporations with separate budgets, reserve funds and rules. Make sure the status certificate you read belongs to MTCC-738.

One listing described the home at the end of a brick-lined passageway leading toward the ravine. It is a hidden-away setting, not a street-facing row, and buyers who want privacy will like that.

Two storeys, a fireplace and a view south

Recent listings describe two-storey, two-bedroom, two-bathroom homes in the 1,200 to 1,399 sq ft range. The pattern is consistent: living and dining on the main floor with a wood-burning fireplace and a walkout to a private balcony, and two bedrooms upstairs, with the primary bedroom on its own ensuite. The main floor faces south, and listings mention views toward the lake.

Outdoor space is generous for a condo. Listings mention both a balcony and a private patio or terrace. Ask which outdoor areas are exclusive-use common elements, because that decides who repairs them, and whether there have been any leaks from terraces into the space below.

Heating is electric baseboard with central air, according to listing details. Electric baseboard is simple and reliable, but it can be costly in a Toronto winter, so ask a seller for a year of hydro bills before you compare the carrying cost with a gas-heated home. A wood-burning fireplace is a real pleasure in the Beach; have it inspected and check the insurance and chimney rules in the status certificate.

Recent work, and the eight-owner question

One recent listing reported a new rooftop air conditioning unit in 2024 and a new roof and skylights in 2025. If that is accurate, two of the biggest items for a complex of this age have been dealt with recently, which is good news for a buyer. Confirm the work and how it was paid for in the reserve fund study and the board minutes.

The harder question is scale. With eight owners, a large repair is split eight ways. Windows, balconies, terraces and paving are still ahead for a 1987 complex, and if the reserve fund has been drained by the recent roof, the next bill may need a special assessment. I have no information either way, which is why the reserve fund study matters more here than in a tower.

Small corporations also depend on a few people. Ask how often the board meets, whether owners volunteer for it, and how decisions get made when owners disagree. In a corporation this size, a single owner who refuses to pay or cooperate can slow everything down, so read the minutes for signs of friction.

Parking and daily life in the Beach

Condos.ca lists a parking garage and visitor parking, but one recent listing described a single surface space rather than a garage, along with a private locker. Ask which applies to the home you are buying, and get the space number from the status certificate. In this part of the Beach, an assigned space is worth a great deal on a summer weekend.

Daily life is about the neighbourhood. Queen Street East’s cafes, bakeries and shops are right at the bottom of the street, the boardwalk and the beach are a short walk south, and the ravine is on your doorstep. The automatic panel on this page covers transit, schools and parks.

The trade-off is the Beach’s summer crowds and its distance from downtown, which you either love or tolerate. Visit on a warm Saturday before you commit.

The ravine itself changes with the seasons. An elevated boardwalk follows Ames Creek through the wetland at the bottom, and in winter natural ice rinks are usually set up near the footbridge. For a dog owner or anyone who runs, having that a few minutes from the front door is worth more than any gym.

What a 122 Glen Manor townhouse costs to carry

Condos.ca does not publish an average price per square foot here, and nothing was listed when I checked. With only eight homes, sales are rare, and a single sale can move any average a long way, so I would not rely on one.

Recent listings showed monthly fees in the high $500s, which on a home of about 1,200 to 1,400 sq ft is roughly $0.40 to $0.50 per square foot. That is low, partly because the corporation has no amenities to run and owners pay their own hydro, including electric heat. Confirm exactly what the fee covers in the status certificate.

The comparison I would use is freehold semis and townhouses near Queen and Glen Manor, not condo apartments. Adjust for the fee, the parking and the condition of the home. My building sold report can pull the aggregate sales for both Glen Manor corporations.

There are no shared facilities to speak of, and that keeps the fee low. The ravine, the boardwalk and the beach are the amenities, and they are better than anything a building could offer.

Jatin’s honest take on 122 Glen Manor Townhouses

Who this building suits

Downsizers leaving a Beach house who want two bedrooms, a fireplace and outdoor space without a lawn or a roof of their own. It also suits couples who want a quiet, private home near the ravine and the lake.

What I’d want you to check

Read the MTCC-738 reserve fund study, not the one for 120 next door, and confirm the 2024 and 2025 roof, skylight and air conditioning work. Get a year of hydro bills, since heat is electric. Confirm the parking and locker, the exclusive-use terraces and the rules on pets, rentals and renovations in the status certificate.

The value question

If the recent work was funded without draining the reserve, a two-storey home this close to the ravine and the lake at a sub-$600 fee is a strong proposition. With eight owners, the margin for error is small, so the documents decide it. Be ready to move when one lists.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
