Living here

Renters, Airbnb and elevators at 40 Ainsworth Road Townhomes

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 40 Ainsworth Road Townhomes?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 40 Ainsworth Road Townhomes

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

40 Ainsworth Road is about as small as a condominium gets in Toronto: four townhomes, registered in 1986, run by the owners themselves. For the right buyer, that is a near-freehold way to live just north of the Danforth with a shared roof and shared costs. For the wrong buyer, it is a four-person partnership they did not realise they were signing up for. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

40 Ainsworth Road Townhomes is a low-rise condominium of four townhomes at 40 Ainsworth Road in Playter Estates-Danforth, part of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. It was developed by Knighthall Holdings Inc. and built in 1986. The condominium corporation is MTCC-703, registered on 14 February 1986, and it is self-managed. Condos.ca lists bike storage and BBQs permitted.

A condominium of four

Most buyers think of a condo as a building. Here it is four homes that share land, an exterior and a corporation. Knighthall Holdings built them in 1986 and registered them as MTCC-703, so the owners hold their homes as condominium units and the shared parts as common elements.

Why build four townhomes as a condo rather than freehold? On a small infill lot, condominium registration was often the simplest way to divide the land and share driveways, services and exterior walls. The result looks and feels like a row of townhouses, but the legal structure is a condominium, with all of the rules that come with it.

Condos.ca lists the building as one floor, which is how it records many townhouse complexes; the homes themselves will have more than one level. Check the layout, number of levels and any basement for the specific home, and ask whether parking is a private driveway, a shared pad or on the street.

Self-managed: what that really means

There is no property management firm. The owners are the board, and between them they handle insurance, the budget, the reserve fund, contractors, the annual meeting, the filings with the Condominium Authority of Ontario and the status certificate when someone sells. In a four-unit corporation, that might be one or two people doing most of the work.

That can work very well. Fees in self-managed complexes are often lower because there is no management contract, and decisions can be made over a kitchen table. But it depends entirely on the people. When an owner sells, the new owner inherits a share of the work as well as the home.

Before buying, ask who currently keeps the books, who arranges the insurance, and whether the reserve fund study is up to date. Under Ontario law, every corporation, however small, needs one, and needs to update it on a regular cycle. If the paperwork is hard to get, treat that as information.

Four owners, four votes

Each owner in a four-unit corporation holds roughly a quarter of the vote and a quarter of the costs, depending on the proportions set in the declaration. That means one owner who disagrees can make decisions difficult, and one large repair, such as a roof or a driveway, is split only four ways.

Read the declaration and any rules carefully, especially on who maintains what. In small townhouse condos, the declaration sometimes makes each owner responsible for their own roof, windows or other parts of the exterior, which makes the corporation look more like a group of freehold owners sharing a lot. Other declarations put everything on the corporation. The answer changes both your monthly costs and your risk.

Ask your lender early too. Some lenders look more closely at very small or self-managed corporations, and you want to know before your financing condition runs out.

Insurance deserves its own question. The corporation must insure the buildings, and in a tiny corporation the premium and the deductible are both shared by only four owners. Ask what the deductible is, because in many corporations an owner can be charged up to that amount for damage that starts in their home, and make sure your own policy covers it.

Playter Estates and the Danforth

The address is in the Playter Estates-Danforth neighbourhood, in a residential pocket north of the Danforth. You are close to the Greektown stretch of Danforth Avenue, with its restaurants, bakeries and grocers, and to the tree-lined streets of Playter Estates, one of the most sought-after small neighbourhoods in the east end. The automatic panel on this page covers transit, schools and parks.

For most buyers, the comparison is not another condo but a freehold house nearby. Detached and semi-detached houses in Playter Estates rarely come up and command a premium. A townhome here offers a lower entry point to the same streets, at the cost of shared decisions.

What 40 Ainsworth costs to own

With four homes, sales are rare, and condos.ca has no average price or listings to go on. There was nothing for sale or for rent at the time of writing. When a home does come up, price it against freehold townhouses and semis nearby, then adjust for the shared ownership and the state of the reserve fund.

Fee inclusions are not published. In a self-managed four-unit corporation, the fee mostly covers insurance, the reserve fund contribution and shared services such as snow clearing or landscaping. Ask for the current budget and the last two years of financial statements, and check which utilities each owner pays directly.

Ask for a year of the home’s utility bills as well; a 1986 townhome may still have original windows or insulation. For recent results on nearby streets, see my building sold report, or book a call if you want me to watch for a listing here.

Amenities at 40 Ainsworth Road Townhomes

Bike storageBBQs permitted

Bike storage and permission to barbecue are the only shared amenities listed, which is typical for four homes. The real amenity is the neighbourhood itself: Danforth Avenue and the quiet streets of Playter Estates are on your doorstep.

Jatin’s honest take on 40 Ainsworth Road Townhomes

Who this building suits

Buyers who want a townhome near the Danforth and Playter Estates at a lower entry point than a freehold house, and who are comfortable sharing decisions with three neighbours. It suits owners who are organised, willing to take a turn on the board, and planning to stay for a long time.

What I’d want you to check

Ask who runs the corporation and for the reserve fund study, the budget, the insurance policy and the last few years of financial statements and meeting minutes. Read the declaration to see who maintains the roof, windows and other exterior items. Check that the corporation’s filings with the Condominium Authority of Ontario are current, and talk to your lender early about financing a home in a four-unit, self-managed corporation.

The value question

If the paperwork is in order and the owners get along, this can be a sensible way into a neighbourhood where freehold houses rarely come up. If the records are thin or the reserve fund has not been updated, the risk falls on only four owners, and I would rather you keep looking. Either way, expect to wait for a listing, and when one appears, meet the other owners if you can. In a corporation of four, your neighbours matter as much as the house.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
