Can you Airbnb a unit at Jockey Club?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Jockey Club

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Jockey Club is one of the lowest-priced ways to own a full-service condo this close to Leaside. It is a 1991, 21-storey tower on Overlea Boulevard with a concierge, a squash court and a fee that covers almost every utility. The question is not whether it is cheap per square foot; it is whether the all-inclusive fee works for your budget. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Jockey Club is a 21-storey, 220-suite condominium at 21 Overlea Boulevard in Thorncliffe Park, in the former borough of East York, Toronto. It was developed by Overon Investments and completed in 1991. The condominium corporation is MTCC-964, registered on 23 April 1991, and Nadlan-Harris Property Management manages the building. Suites range from about 600 to 1,154 sq ft. Maintenance fees include common elements, heat, hydro, air conditioning, building insurance, parking and water.

A name from the racetrack

The building’s name is a nod to the land it stands on. Thorncliffe Park was a horse racing track from 1917 until the early 1950s, when it was sold to the Ontario Jockey Club. Racing ended in 1953, and the land was redeveloped as the planned community of Thorncliffe Park that you see today.

Local street names such as Grandstand Place and Milepost Place keep that history alive. Jockey Club came much later, in 1991, when Overon Investments added a condominium tower to a neighbourhood that is still mostly rental apartment buildings.

That mix matters for buyers. You are buying into a condo corporation in an area where most of your neighbours rent from large landlords, which keeps local prices lower than in Leaside to the south and west. It also means the condo board and the manager matter more, because they set the tone for the building itself.

One fee that covers nearly everything

The fee here includes heat, hydro, air conditioning, water, building insurance, parking and the common elements. That is about as complete as Toronto condo fees get. You will pay for internet and contents insurance, and very little else.

Active listings showed fees of roughly $0.91 per sq ft. Compared with a newer condo at $0.60 to $0.70 per sq ft plus separate hydro, cooling and parking, the gap is smaller than it first looks.

The trade-off is that you do not control those costs. When energy prices or insurance premiums rise, they show up in everyone’s fee, and an owner who uses little power pays the same share as one who runs the air conditioning all summer. Ask for the fee history over the past five years to see how it has moved.

There is a practical upside for people who work from home or run the air conditioning hard in summer. Those costs do not change your bill here. For a retiree on a fixed income, knowing the full monthly cost of housing in advance is often worth more than a lower fee with a variable hydro bill on top.

Suites and amenities

Condos.ca shows suites from roughly 600 to 1,154 sq ft, which covers one-bedrooms through larger two-bedrooms. Suites from this era tend to be laid out more generously than today’s, with real dining space and closets, but the kitchens and bathrooms in many units will have been renovated to very different standards.

Amenities include a gym, sauna, squash court, concierge and security guard. A squash court is now rare in Toronto condos, and staffed security is a meaningful plus in a 220-suite tower.

Pets are listed as restricted. I have not found the specific rules, so read them in the status certificate before you buy, especially if you have a dog.

Thorncliffe Park is changing

The biggest local change is the Ontario Line. In February 2026 Metrolinx broke ground on Thorncliffe Park station, which sits on an elevated section of track running along Overlea Boulevard before turning north up Don Mills Road toward Flemingdon Park and the Eglinton line.

For an owner on Overlea, that is a double-edged change. Over the long run, a subway station in the neighbourhood should make the area easier to live in and more attractive to future buyers. In the meantime, an elevated guideway is being built along the same boulevard, which means years of construction, lane changes and noise.

Before you buy, look at where the guideway and station sit relative to the building, and ask which suites face Overlea. A high floor facing away from the road will feel very different from a low floor facing the works. Ask the manager whether the corporation has had any contact with Metrolinx about access or noise.

For daily life, the neighbourhood is self-contained, with shops, services and a large community around it, and Leaside’s parks and shops are a short drive away. The automatic panel on this page covers the transit, schools and parks in detail.

Pricing and fees

Condos.ca puts the building average at about $469 per sq ft. That is one of the lowest figures in this part of the city, well below Leaside condos and newer buildings near the Eglinton corridor. You are paying for space, not newness.

At the time of writing, two suites were listed, with asking prices between about $400,000 and $450,000 and fees of about $600 to $860 a month. That spread covers a one-bedroom and a larger two-bedroom, and it shows how much of your monthly cost here is the fee rather than the mortgage.

When you compare buildings, add the costs a newer condo charges separately: hydro, cooling, parking and sometimes heat. At Jockey Club those are already in the fee. For a buyer on a fixed budget, one predictable monthly payment is easier to plan around, but it also means a fee increase hits harder than it would in a building with lower base fees.

Jatin’s honest take on Jockey Club

Who this building suits

First-time buyers and downsizers who want a full-service building, a parking space and one predictable monthly payment, and who are happy to trade new finishes for space and a low price per square foot. It also suits buyers who expect the Ontario Line to improve access over time. It is less suited to buyers who want a newer building, or who want tight control over their own utility bills.

What I’d want you to check

This is a 1991 tower, so read the reserve fund study carefully for windows, balcony doors, elevators, mechanical systems and the garage. Ask for five years of fee history and the current budget, since the all-inclusive fee moves with energy and insurance costs. Read the pet rules, and check whether any rules apply to leasing. Confirm the parking space and any locker are tied to the suite.

The value question

At around $469 per sq ft, Jockey Club gives you more space for the money than almost anything near Leaside. If the reserve fund is healthy and the fee history is stable, I think it is good value for an owner-occupier who plans to stay. If the reserve study shows major work coming with a thin fund, I would look elsewhere.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
