Renters, Airbnb and elevators at 152 Homestead Road Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 152 Homestead Road Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 152 Homestead Road Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

152 Homestead Road is a quiet, 39-home townhouse complex near the corner of Lawrence and Morningside, close to the edge of Toronto’s largest municipal park. It is one of the oldest condo townhouse corporations in this part of West Hill, which makes its paperwork more important than its paint. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
152 Homestead Road Townhouses is a 39-home condominium townhouse complex at 152 to 176 Homestead Road in West Hill, Scarborough, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area, near Lawrence Avenue East and Morningside Avenue. It was built in 1978, and the condominium corporation is YCC-447, registered on 29 December 1978. Condos.ca lists Larlyn Property Management as the manager and does not record a builder or fee inclusions. Listed amenities are BBQs permitted, garage parking and visitor parking.
152 Homestead Road Townhouses at a glance
A small, early corporation on a residential street
YCC-447 was registered on 29 December 1978, a few months ahead of the other townhouse corporations nearby: 443 Manse Road (YCC-483) in July 1979 and West Hill Heights on Collinsgrove Road (YCC-498) that November. It is the oldest of the three on paper and, at 39 homes, one of the smallest.
Homestead Road is a residential street rather than an arterial, which is the main day-to-day advantage here. You are close to Lawrence Avenue East and Morningside Avenue for buses and shopping, without fronting onto either.
There is a much newer neighbour on the same street. 138 Homestead Road is a 22-suite, three-storey condominium built in 2002. If you are torn between an older townhouse and a newer low-rise suite, those two addresses make a useful side-by-side comparison of space, fees and age.
Small complex, short amenity list
The amenity list is BBQs permitted, garage parking and visitor parking. There is no pool or party room on record, which keeps the corporation’s operating costs simple. In a complex this small, simple is good: there are only 39 owners to share the cost of anything.
That same arithmetic is the main risk. When a roof cycle, a window replacement or a repaving job comes due, the bill is divided 39 ways. A well-run small complex plans for that years in advance; a poorly funded one sends owners a special levy. The reserve fund study tells you which kind this is.
Larlyn Property Management is listed as the manager, the same firm condos.ca lists for West Hill Heights nearby. Condos.ca does not list what the fee includes, so confirm that in the status certificate rather than assuming water or anything else is bundled.

What a 1978 townhouse needs looked at
At 48 years old, the shared exterior has been renewed at least once. Ask when the roofs, windows and doors, fences and paving were last done and how they were paid for. Read the declaration for who is responsible for each item, because in many townhouse complexes windows and doors are a corporation cost and in others they are the owner’s.
Condos.ca lists a parking garage. Find out whether that means each home has its own garage or whether there is a shared structure, since the repair responsibility and the reserve fund exposure are very different.
Inside, have an inspector check the electrical system, as homes of this age can include aluminum branch wiring, and look closely at the basement or lowest level for any history of water. Note the age of the furnace, air conditioner and water heater, and whether the water heater is rented.
Finally, look at the yard and patio. In complexes of this age the backyard is often exclusive-use common element: it is yours to use, but the corporation sets the rules for fences, decks, sheds and plantings. If you are planning a deck or a new fence, read the rules in the status certificate before you firm up, and ask the manager whether board approval is needed for the change you have in mind.
Next to the Highland Creek valley
The reason to live here is the valley. Morningside Park is bounded by Lawrence Avenue East on the south and Morningside Avenue on the east, so this corner of West Hill sits close to its edge. At about 241 hectares it is Toronto’s largest municipal park, with trails, picnic areas and a wild, forested feel along Highland Creek.
The valley has its own history. After the Second World War, cottages on the floodplain were turned into housing, and when Hurricane Hazel hit in 1954 it caused severe damage. The floodplain was taken into public ownership afterwards, which is why it is parkland today rather than streets.
The University of Toronto Scarborough is a short distance north, and its forested lands link with Morningside Park and Colonel Danforth Park into one continuous green corridor. Kingston Road, a few minutes south, is where most daily shopping happens.
The City’s proposed Eglinton East LRT would run up Morningside Avenue past this area. As of April 2026 it was still a proposal without a confirmed opening date, and the province had said it was not on its priority list. The panel on this page shows what transit is available now.
Reading the price with very little data
One home was listed for sale at the time of writing, and condos.ca does not publish a size range or an average price per square foot for this complex. A single listing is not a market, so I would not anchor on it.
With 39 homes, resales here are occasional, and the sold data in the panel above may reflect only a few trades. I would price a home here against recent sales in the complex if there are any, then against townhouse sales at West Hill Heights, 443 Manse Road and other late-1970s complexes in West Hill, adjusted for size, finishes and the condition of the mechanicals.
Ask for the current fee and the last three years of fee changes. Steady, modest increases are what a healthy small corporation looks like. A long freeze followed by a sharp jump usually means the reserve fund was catching up.

Amenities at 152 Homestead Road Townhouses
There are no shared facilities to speak of, so the fee is going to the grounds, the exterior and the reserve fund. Morningside Park is effectively the amenity here, and it costs nothing.
Jatin’s honest take on 152 Homestead Road Townhouses
Who this building suits
Buyers who want a townhouse on a quiet street with a ravine park at the end of it: families who hike and cycle, dog owners who want long walks, and downsizers from West Hill bungalows who want to stay close to what they know.
What I’d want you to check
Because the complex is small, the reserve fund study is the most important document you will read. Look at what has been replaced, what is due in the next ten years, and whether the fund balance covers it. Confirm the fee inclusions, any special levies in the past decade, and who owns windows, doors and the garage under the declaration. Then have an inspector look at the wiring and the lowest level of the home.
The value question
A well-run 39-home complex next to Toronto’s largest park can be very good value for an owner who plans to stay. The risk is concentrated: there is little buffer if a big project comes due. If the paperwork is clean, I would be comfortable here. If it is not, the price should reflect it.
