Renter-heavy building. Of 9 deals here in the last 24 months, 9 were leases and 0 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Nahid on Broadview?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Nahid on Broadview

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Nahid on Broadview is the newest condo I can show buyers at Broadview and Danforth, and one of the few with family-sized suites on this stretch. It is a six-storey boutique building with only about 30 homes, retail at street level, and the Danforth at the corner. Being this new is its appeal and its main risk at once, so the checks are different from an older building. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Nahid on Broadview is a six-storey boutique condominium at 800 Broadview Avenue in Playter Estates-Danforth, part of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. It was developed by Options Development under its Nahid brand. Condos.ca lists 33 suites, while the project’s planning and marketing material describes 30. The building was completed in 2025, and the condominium corporation, TSCC-3150, was registered on 18 November 2025. Street-front retail occupies the ground floor.

A long road to a short building

This is a small building with a long history. The proposal dates back to late 2014, a site plan application followed in 2019, and the three older buildings on the site were cleared after that. The corporation was finally registered in November 2025, roughly 11 years after the first application.

Options Development names its projects Nahid, which its site says is the Persian name for Venus. The planning-era coverage gave the address as 796 Broadview, and listings now use 800 Broadview, so search both if you are looking at older records.

A building this new is still in its first governance cycle. Once the developer no longer owns most of the suites, owners hold a turnover meeting and elect their own board, which then takes over the contracts the developer signed, including property management. I could not confirm who manages the building today, so ask, and ask whether the turnover has happened yet.

The suite count also varies by source. The planning application described 30 suites, as does the developer’s marketing; condos.ca shows 33. Ask for the registered declaration to see the actual number of units, which determines your share of the common expenses.

Designed to match the street

The massing follows the Broadview Avenue Planning Study, which Council adopted in 2016 to guide mid-rise building on this stretch. In practice that means a mid-block building of six storeys, with brick up to the fourth floor to line up with its two- and three-storey neighbours, and precast and lighter materials above. The marketing leans on European inspiration; on the street, it reads as a tidy brick mid-rise.

At grade there is about 764 square metres of retail facing Broadview. Retail below a small residential building helps share costs, but it also means deliveries and tenant changes affect daily life. Ask what the retail units are used for and whether any restrictions apply, such as on restaurants and venting.

Suites that are bigger than the Danforth norm

The 2019 application set out 17 one-bedroom suites averaging about 71 square metres (roughly 760 sq ft), 11 two-bedrooms averaging about 85 square metres (roughly 915 sq ft) and two three-bedrooms of about 93 square metres (roughly 1,000 sq ft). The marketing quotes suites up to about 1,460 sq ft, which suggests the largest plans changed during the sale. Either way, these are larger than the typical new one-bedroom in a tower.

The developer advertised SmartONE smart-home technology, controlled from your phone. Condos.ca lists a parking garage, a rooftop deck, an outdoor patio, a dining room and storage. It also lists coin and on-site laundry, which is unusual for a new building where in-suite laundry is standard, so confirm what each suite has.

I could not find published ceiling heights or the parking and locker count. With about 30 suites and a garage, not every suite may have a space, so confirm it in the agreement or status certificate.

Broadview and Danforth, day to day

The building sits just north of Broadview and Danforth, on the edge of Playter Estates. At the corner you have the Danforth’s restaurants, grocers and cafes running east, and south along Broadview are Riverdale Park and the valley views that make this street popular. The automatic panel on this page covers subway access, schools and parks.

Most of the block around it is two and three storeys, and the planning study allows more mid-rise building along Broadview. Expect more construction on the avenue in the next decade. That tends to bring more shops and services, but also some years of noise and lane closures.

What Nahid on Broadview costs to own

Condos.ca shows an average of about $1,351 per sq ft. Treat that with caution: in a building of about 30 suites registered in late 2025, the average is likely based on a small number of first resales and assignments. That figure is well above the older condos and lofts nearby, as you would expect for a brand-new building.

At the time of writing there was one suite for sale and one for rent, too few to quote a range. Fee inclusions are not published, so ask what the fee covers for the specific suite. A new corporation’s first-year budget is set by the developer and often proves too low; increases in the first two or three years are common.

Early resales in a new building are often owners who bought years ago at pre-construction prices, so they can price below a developer’s final inventory and still make a profit. That makes the first year or two of resales a reasonable time to buy, if the suite and the paperwork are right.

For recent sale and lease results nearby, use my building sold report, and compare against other boutique buildings on Broadview rather than towers elsewhere in the city.

For a building this small, a rooftop deck and a shared dining room are a good package: they are the kind of space you actually use, without the cost of a pool or a large gym. Ask how the dining room is booked and who maintains the rooftop, since those costs fall on only about 30 owners. A rooftop membrane and deck finish are also items to look for in the reserve fund study.

Jatin’s honest take on Nahid on Broadview

Who this building suits

Buyers who want a new, boutique building at Broadview and Danforth, and who need more space than a typical tower suite offers. It suits couples and small families, downsizers from Riverdale or Playter Estates who want to stay in the area, and anyone who wants to avoid the hundreds of neighbours of a tower.

What I’d want you to check

This is a brand-new corporation, so ask for the performance audit, which the Condominium Act requires in the first year after registration, and see how the developer is resolving the deficiencies it lists. Check the Tarion warranty status for the suite, the reserve fund study, and how the first-year budget compares with actual costs. Confirm the registered number of suites, the parking and locker for the suite, and what the laundry and retail arrangements are.

The value question

At around $1,351 per sq ft, you are paying new-building prices in a neighbourhood whose older stock is cheaper. The case for paying it is size, newness and a quiet boutique feel. I would only pay at the top of the range for a suite with a good layout and parking, and only after the performance audit and first budget look reasonable.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
