Can you Airbnb a unit at Wrigley Lofts?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Wrigley Lofts

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Wrigley Lofts is the building I point to when someone asks what a real Toronto hard loft is. It was a chewing gum factory from 1916 to 1963, it still has its mushroom columns, and the first buyers bought empty space and built their own homes inside it. That last fact explains both why people love it and why every purchase here needs extra care. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Wrigley Lofts is a five-storey live/work loft condominium at 245 Carlaw Avenue in South Riverdale (Leslieville), part of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. Atria Development Corporation converted the former Wrigley gum factory, and the condominium corporation, MTCC-1208, was registered on 10 August 1998. Condos.ca lists 81 suites; other sources give 79. Condos.ca lists common elements, heat, building insurance, water and parking as included in the maintenance fee, and Esbin Property Management as the manager.

Wrigley’s Canadian gum factory

The Leslieville Historical Society has pieced the building’s story together from newspaper and archive records. Contracts for a Wrigley factory on Carlaw were let in the fall of 1914. The company planned three storeys, then got a permit for two more as wartime demand for gum climbed. The south building was finished in early 1916, and a matching north building followed, completed in 1919.

The architects were the firm of Prack and Perrine, who also designed the Palmolive plant across the street, and the style was Beaux Arts, borrowed in part from Wrigley’s Chicago factory. Wrigley even built its own fire hall around the corner on Boston Avenue in 1918. The company stayed until 1963, when it moved to a new plant on Leslie Street north of Eglinton, and the Carlaw building passed through a series of other tenants.

This history is not just colour. It explains the bones of the place: a heavy concrete industrial structure designed to carry machinery, with big window openings for factory light. Those are exactly the features that make a hard loft worth paying for. In 2014 City heritage staff proposed studying 181, 235 and 245 Carlaw for the heritage inventory; check the City’s current listing if heritage status matters to your plans.

Bought as raw space, so no two suites match

When Atria converted the building in 1998, it sold much of it as raw space, reportedly at about $100 a square foot, and owners built out their own suites. That is why the building is famous for variety. Some suites have spiral stairs up to sleeping lofts, some are wide open, and sizes range from roughly 300 to over 3,000 square feet according to people who have tracked the building for years.

The common features are the factory itself: original industrial windows, concrete mushroom columns, polished concrete floors, and exposed pipes and ductwork. Ceiling heights are quoted at 14 feet by one source and 13.5 feet by another, which is close enough that I would simply measure the suite you are considering.

The flip side of owner-built suites is that quality depends entirely on who did the work and when. A 1998 build-out done well is a joy; one done cheaply can mean dated bathrooms, improvised mezzanines or mechanical work you will want inspected. I treat every Wrigley purchase as a custom home purchase, not a condo purchase.

Practically, that means the listing photos tell you more here than in most buildings, but never enough. Floor plans are often hand-drawn or missing, square footage may include a mezzanine, and two suites of the same size can live completely differently. Walk the suite with a tape measure and a contractor’s eye before you form a view on price.

What live/work actually means here

This is a live/work building, and the 1998 City report on the neighbouring 233 Carlaw conversion describes the Wrigley building as being converted into live/work units with some office and industrial uses retained. In practice that means a neighbour may run a studio or small business from their suite. Creative tenants have always been part of the building’s identity.

The trade-off is daytime traffic. One brokerage that knows the building well says the small, slow elevator is busy with couriers during business hours, while nights are quiet. If you work from home and value a calm building during the day, visit on a weekday afternoon before you commit, and read the declaration and rules for what business use is permitted.

Unit counts vary by source, which is typical for a building that was carved out of raw space: the City’s 1998 report mentions 76 live/work units, two loft-specialist sources say 79, and condos.ca lists 81. The status certificate will give you the definitive number of units and how common expenses are shared.

Pricing a building where nothing is comparable

Condos.ca does not publish an average price per square foot for this building, and with no suites for sale and one for rent when this page was prepared, there is no current asking range to describe. That is normal here. Wrigley suites come up rarely, and when they do, each one prices on its own size, layout and build quality rather than on a building average.

The fee structure is a real advantage. Condos.ca lists common elements, heat, building insurance, water and parking as included. Compared with newer Carlaw buildings where heat and parking are separate, a Wrigley fee that looks higher on paper can come out close once you add those costs back.

Because every suite is different, the most useful comparison is per square foot against recent hard-loft sales on Carlaw and in Riverdale, adjusted for condition. Ask me for the building sold report and I will show you how recent Wrigley trades line up against Garment Factory and i-Zone.

Amenities at Wrigley Lofts

Party roomMeeting roomElevatorSecurity systemPets permittedBeanfield Fibre available

Amenities are modest: a multi-purpose party and meeting room, a security system and, according to one source, an outdoor garden space. You buy here for the suite and the building, not for a gym or pool, and the lean amenity list is part of why so much is included in the fee.

Jatin’s honest take on Wrigley Lofts

Who this building suits

Creative professionals, people who work from home or run a small studio, and anyone who wants an authentic hard loft rather than a loft-style condo. It also suits buyers who want a lot of space; the largest suites here are bigger than many Leslieville houses, without the stairs to a basement or a roof to replace.

What I’d want you to check

Get a thorough home inspection of the suite itself, because the original owners built out their own spaces and quality varies widely. Look closely at any mezzanine, spiral stair or added bathroom, and ask whether permits exist for the work. Visit on a weekday to judge elevator and courier traffic. At the building level, this is a factory over a century old and a condominium since 1998, so read the reserve fund study for windows, masonry, roofing and the elevator, and review the status certificate and board minutes.

The value question

Wrigley Lofts rarely offers a bargain, because demand for true hard lofts on Carlaw has caught up with supply. The value is in the combination of real history, generous space and a fee that covers heat and parking. For the right buyer who is willing to do the inspection homework, I think a well-built suite here holds its appeal better than almost anything newer on the street.

Wrigley Lofts — frequently asked questions

What was the Wrigley Lofts building originally?

It was the Canadian factory of the William Wrigley Jr. Company, built between 1914 and 1919 and used for gum production until Wrigley moved to Leslie Street in 1963.

Who designed the original building?

The architects were Prack and Perrine, who also designed the Palmolive plant across Carlaw. The style is Beaux Arts, modelled partly on Wrigley’s Chicago plant.

Who converted it into lofts?

Atria Development Corporation, in 1998. Atria also developed Garment Factory Lofts next door and the i-Zone lofts across the street.

Why are all the suites different?

Atria sold much of the building as raw space and original owners designed and built their own suites, so layouts, finishes and features vary from suite to suite.

How high are the ceilings?

Sources quote about 13.5 to 14 feet. Measure the specific suite, because mezzanines and owner build-outs change the usable height.

What is included in the maintenance fee?

Condos.ca lists common elements, heat, building insurance, water and parking, which is a broader inclusion list than most Carlaw buildings.

Is it a live/work building?

Yes. It was converted as live/work space, so some neighbours may run studios or small businesses. Check the declaration and rules for what business use is permitted.

How many suites are there?

Sources differ: condos.ca lists 81, two loft-specialist sources say 79, and a 1998 City report mentions 76. The status certificate is the definitive record.

Who manages the building?

Condos.ca lists Esbin Property Management. Confirm the current manager on the status certificate.

How does it compare with Garment Factory Lofts next door?

Wrigley is all hard loft with larger, owner-customized suites and more included in the fee. Garment Factory is taller, with smaller suites and a newer soft-loft upper half.

How much do condos at Wrigley Lofts sell for?

Over the last 12 months the median resale at Wrigley Lofts was $695,000, across 5 sales. The typical unit sold in 6 days at about 97% of the asking price. That works out to roughly $741 per square foot.

What does each unit type cost at Wrigley Lofts?

Over the last 24 months: One-bedrooms sold for a median $667,500. Each median uses three or more deals.

Do mostly owners or renters live at Wrigley Lofts?

A mix of both. Of the deals here in the last 24 months, 50% were leases and 50% were sales.

Can you Airbnb a unit at Wrigley Lofts?

Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows no active short-term rental registrations at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.

Has Wrigley Lofts had elevator outages?

None on record. Ontario requires residential buildings to report elevator outages of 48 hours or more to TSSA, and this address has no reported outage since July 2022.

What schools is Wrigley Lofts zoned for?

For TDSB public schools, the address is zoned for Morse Street Junior Public School (Elementary, JK–6), Queen Alexandra Middle School (Middle, Gr 7–8), Riverdale Collegiate Institute (High school, Gr 9–12). Catholic and French-language schools are listed on this page by distance. Boundaries change, so confirm with the board before you buy.

What is the closest subway or GO station to Wrigley Lofts?

The nearest subway is Pape station (Line 2 Bloor–Danforth), 1.8 km away; the nearest GO station is Union Station GO on the Barrie / Kitchener / Lakeshore East / Lakeshore West / Milton / Richmond Hill / Stouffville lines, 3.8 km; the 501 Queen / 503 Kingston Rd streetcar stops 0.3 km away; the closest bus is the Pape (TTC bus). Distances are straight-line from the building.

What is the Walk Score of Wrigley Lofts?

Walk Score 99, Transit Score 88 and Bike Score 94. Most daily errands can be done on foot.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
