Living here
Renters, Airbnb and elevators at 118 Finch Avenue West
Do mostly owners or renters live here?
Renter-heavy building. Of 5 deals here in the last 24 months, 4 were leases and 1 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at 118 Finch Avenue West?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 118 Finch Avenue West
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

118 Finch Avenue West is the opposite of a Yonge Street tower. It is a two-storey, 36-suite low-rise condominium from 2003, built by Great Land Homes & Properties, with underground parking and suites of up to about 1,500 square feet. Listings are rare, there were none when I checked, and buyers who want low-rise living near the subway should keep an eye on it. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
118 Finch Avenue West is a two-storey, 36-suite low-rise condominium at 118 Finch Avenue West in Newtonbrook West, part of the Willowdale, Yonge & Sheppard, Bayview Village and North York Centre area of Toronto. It was built by Great Land Homes & Properties and completed in 2003. The condominium corporation is TSCC-1504, registered on 12 September 2003. Condos.ca lists common elements, building insurance, parking and water as included in the maintenance fee.
118 Finch Avenue West at a glance
A small low-rise in a tower district
Most condo buyers near Yonge and Finch are choosing between towers of 20 storeys or more. 118 Finch West is two storeys and 36 suites, which makes it closer to a townhouse complex than a high-rise. There is no long elevator wait, no crowded lobby and a much smaller group of owners making decisions.
It is part of a wider pattern. In the 2000s, infill along Finch and Yonge replaced many of the 1950s houses in Newtonbrook with townhouse complexes and small condos. This building, completed in 2003, is one of those.
Condos.ca lists Great Land Homes & Properties as the developer and builder. I could not find an architect or any other projects by the builder in the sources I checked.
Small-building economics
A 36-suite corporation has a very different cost structure from a 300-suite tower. Every large repair, such as the roof, the garage membrane or the exterior, is split 36 ways. That can work well with a disciplined board and a healthy reserve fund, and badly without one.
Condos.ca lists Maple Ridge Community Management as the property manager. In a building this small, management and a few engaged owners make most of the difference. Ask for the last two years of board minutes and the most recent reserve fund study, and look at whether contributions have kept up with the building’s age.
Small buildings also mean a thin sales record. There were no listings for sale when I checked, and in some years there may be only a sale or two. That makes pricing harder, which I come back to below.

Suites, parking and the fee structure
Condos.ca gives a suite range of about 648 to 1,513 square feet. There are no tiny investor units here, and the upper end is large enough for a family or for downsizers leaving a house nearby.
The size range suits two kinds of buyer especially well: couples who want more space than a tower one-bedroom gives them, and downsizers from the surrounding streets who want to stay in the neighbourhood without stairs to a basement or a yard to maintain. Ask for the floor plan of any suite you look at, since layouts in a low-rise often vary more from suite to suite than in a tower.
The building has an underground garage, and condos.ca lists parking in the fee along with common elements, building insurance and water. Heat is not listed, which in a low-rise of this type often means each suite has its own heating and pays for it directly. Ask how heating and cooling work in the suite you are considering and what the last year of utility bills looked like.
Condos.ca also lists visitor parking, a security system, an enter phone system, a security guard and barbecues permitted, and it lists pets among the building’s features. Read the declaration and rules for any limits on pets or rentals before you rely on that.
Finch West, and the subway extension
The building is on Finch Avenue West, west of Yonge, so you are a short walk from the Yonge and Finch shops and the end of Line 1. Finch is a busy arterial road, so suites facing it will hear traffic. If quiet matters, ask which side the suite faces and visit at rush hour.
Daily errands are the other draw. Yonge and Finch has groceries, banks, restaurants and services within walking distance, so owners here can live largely without the car during the week, while still having a parking space underground for weekends and trips out of the city.
The Yonge North Subway Extension will extend Line 1 about eight kilometres north from Finch into York Region. The City of Toronto’s project page says the tunnelling contract was awarded in August 2025, with upgrades at Finch Station complete and utility relocations under way. Expect construction around Yonge and Finch for some years. The data panel on this page shows transit, schools and parks nearby.
Pricing a building that rarely lists
Condos.ca puts the building average at about $737 per square foot. That is higher than most of the 2003 towers I cover in this part of North York, which sit closer to $695 to $725. Low-rise suites with fewer neighbours often command a premium, and buyers pay for that setting near the subway.
The fee covers common elements, building insurance, parking and water, according to condos.ca. Since heat is not listed, add your own heating and cooling costs, and hydro, when you compare it with towers whose fees include them.
There were no suites for sale when I checked, so there is no range of asking prices to quote. To price a suite here, I would look at this building’s own sales over several years in the data panel or my building sold report, and at sales in other low-rise condos and townhouse complexes along Finch and Yonge.

Amenities at 118 Finch Avenue West
There is no gym, pool or party room listed, which keeps a 36-suite building affordable to run. What you get is an underground garage, visitor parking, security and permission to barbecue, and Yonge and Finch is close enough to cover the rest.
Jatin’s honest take on 118 Finch Avenue West
Who this building suits
Buyers who want low-rise living, with no towers of neighbours and no long elevator rides, within walking distance of the subway. It suits downsizers from nearby houses and couples or small families in the larger suites. If you want a concierge, a gym or a lot of choice when you buy, a tower near Yonge and Finch will suit you better.
What I’d want you to check
Read the reserve fund study and the budget carefully, because 36 owners share every major repair. At 20-plus years, the roof, garage membrane, exterior and any common mechanical systems are the items to watch. Confirm how each suite is heated and cooled and what those utilities cost. Confirm the parking and locker units on the status certificate, and read the pet and rental rules in the declaration yourself.
The value question
At about $737 per square foot, 118 Finch West is not cheap for its age, but you are paying for a low-rise format that is scarce near Yonge and Finch. If the reserve fund is healthy, I think it is fair value for buyers who want this type of building. Because listings are rare, I would be ready to act when the right suite comes up.
