Renter-heavy building. Of 136 deals here in the last 24 months, 103 were leases and 33 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Meridian II?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Meridian II

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Meridian II is the second, shorter half of the oval twin towers just west of Yonge and Finch. It is a 2008 Tridel building with 349 suites, the same Club Meridian amenities as its sister, and fees that sit around 85 cents a square foot with heat and parking included. For buyers who want a newer Tridel tower on a side street rather than on Yonge, it is one of the first places I look. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Meridian II is a high-rise condominium at 25 Greenview Avenue in Newtonbrook West, North York, part of the Willowdale, Yonge & Sheppard, Bayview Village and North York Centre area of Toronto, with addresses also at 31 Greenview Avenue and 306 Duplex Avenue. It has 349 suites. Condos.ca lists 27 floors and the Council on Tall Buildings lists 26 floors above ground. It was developed by Tridel, designed by Rafael + Bigauskas Architects and completed in 2008. Condos.ca lists the corporation as TSCC-1969, registered on 4 November 2008, and Del Property Management as manager. Suites run roughly 591 to 1,638 sq ft. Fees include air conditioning, common elements, heat, building insurance, parking and water.

The north tower of an oval pair

Meridian is two oval towers joined by a shared podium on Greenview Avenue, a short residential street just west of Yonge near Finch. The south tower at 15 Greenview came first, in 2007. Meridian II, at 25 Greenview, followed in 2008, with construction starting in 2006 according to the Council on Tall Buildings.

Both towers were designed by Rafael + Bigauskas Architects. The CTBUH database lists Tridel with Hullmark Developments as developers. The oval plan avoids long flat walls, so suites wrap around the curve and many look out at an angle rather than straight into a neighbour.

Meridian II is the shorter of the pair. Condos.ca lists 27 floors, the CTBUH lists 26 above ground, and REW lists 31, so the published height depends on how levels are counted. The south tower is taller, at about 31 or 32 floors depending on the source.

One club, two corporations

Club Meridian is the main draw. A local building guide describes a two-level recreation centre with an indoor pool, whirlpool, saunas, a fitness centre, a virtual golf simulator, billiards and a card room. Condos.ca adds a concierge, guest suites, party and meeting rooms and visitor parking.

The two towers are separate condominium corporations, with separate reserve funds and boards. Condos.ca and REW list Meridian II as TSCC-1969, while the local guide gives TSCC-1941, so confirm the number on the status certificate. The south tower is TSCC-1859.

When two corporations share a podium and a club, a shared facilities agreement usually decides who pays for what. Ask for it along with the status certificate, and look at how pool, club and staff costs are split. The benefit is scale: two towers fund an amenity package one tower alone would struggle to carry.

Size helps too. With 349 suites here and more than 400 in the south tower, the club’s operating cost is spread across a large number of owners, which is one reason fees stay moderate for an amenity package of this size.

Layouts for first-time buyers through families

Condos.ca puts the suite range at about 591 to 1,638 square feet, a wider spread than many new towers. The small end works for a first-time buyer or investor, while two-bedroom suites in the 800 to 1,000 square foot range and three-bedroom suites at the top suit couples and families.

Condos.ca also attaches the 31 Greenview and 306 Duplex Avenue addresses to this corporation. A local building guide says the Meridian development includes townhomes as well as tower suites, which likely explains the extra addresses. Ask which part of the complex a listing is in, since a street-level unit lives very differently from a tower suite.

On a curved floor plate, suite position matters. Views and room shapes change as you move around the oval, and some suites face the sister tower across the podium. Stand at the window and check the balcony direction before you choose a floor plan.

The plans are newer than most of Yonge and Finch’s 1980s stock, so expect open kitchens, in-suite laundry and more glass, but also smaller rooms than in the older towers along Yonge. If you are moving from a house, compare the room dimensions, not just the total square footage.

Living at Yonge and Finch

Greenview is quieter at street level than the towers fronting Yonge, while the Yonge strip of Korean, Persian and Chinese restaurants, groceries and services is a short walk east. The panel beside this review shows the exact walk to Finch Station.

The area is changing fast. Metrolinx is extending Line 1 north from Finch, with early Finch Station upgrades complete and the tunnelling contract awarded. Large tower proposals are working through the City along Yonge north of Finch, including a four-tower plan for the former Toronto Hydro site at 5800 Yonge.

That means more construction nearby for years, and more services and transit when it is done. Check the City of Toronto development applications map for the blocks closest to the suite you like.

What Meridian II costs

Condos.ca puts the building average at about $813 per square foot. That is high for North York resale outside a brand-new tower, and it reflects the Tridel name, the club and the moderate fee. Condos.ca shows the south tower at a somewhat higher average.

Active listings showed fees averaging about $0.85 per square foot when I checked, with heat, air conditioning, water and parking included and hydro separate. For a building with a pool and a full club, that is a reasonable carrying cost.

When I checked, five suites were for sale, asking between about $499,000 and $899,900, with monthly fees from about $526 to $857. That is a healthy number of choices for comparing floors and exposures. For what has actually sold, see my building sold report.

Compare Meridian II with newer towers at Yonge and Finch on total monthly cost, not purchase price alone. A cheaper suite elsewhere with a higher fee and separate parking can cost you more within a few years.

Jatin’s honest take on Meridian II

Who this building suits

Buyers who want a newer Tridel tower with a real club, on a side street rather than on Yonge. It suits first-time buyers in the smaller suites, families in the three-bedrooms and townhome-style units, and downsizers who want concierge service and a pool.

What I’d want you to check

Confirm the corporation number, then get the shared facilities agreement with the south tower and see how club costs are split and what major work is planned. Read the reserve fund study for elevators, windows, the garage and pool equipment as the building approaches 20 years. Pet rules are reported differently, with REW listing cats and dogs allowed and a local guide mentioning weight limits, so read the actual rules. Confirm the parking spot and any locker are owned with the suite.

The value question

At about $813 per square foot, Meridian II costs more than older neighbours but less than new construction, and its fees are moderate for the amenities. For an owner who will use the club and stay five years or more, I think it is one of the more dependable buys at Yonge and Finch.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
