Living here
Renters, Airbnb and elevators at Carrington Tower
Do mostly owners or renters live here?
Mix of owners and renters. Of 32 deals here in the last 24 months, 18 were leases and 14 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Carrington Tower?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Carrington Tower
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Carrington Tower is the tall one. At 34 storeys it stands well above the other 1970s condominiums around Hilda Avenue, and it pairs high-floor views with suites that start at more than 1,000 square feet. It is also one of the lowest prices per square foot I see near Yonge and Steeles, which is both the opportunity and the reason to read the paperwork closely. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Carrington Tower is a 34-storey condominium with 264 suites at 10 Tangreen Court, Toronto, in Newtonbrook West near Yonge Street and Steeles Avenue, part of the Willowdale, Yonge & Sheppard, Bayview Village and North York Centre area. It was built in 1977, and CondoInvestments.ca credits the design to Rayfield, Ashfield and Burka. The condominium corporation is YCC-366, registered on 5 December 1977, and condos.ca lists Andrejs Management as the manager. The maintenance fee covers common elements, heat, hydro, water, air conditioning, building insurance and parking.
Carrington Tower at a glance
A 100-metre tower from 1977
CondoInvestments.ca puts Carrington Tower at 34 storeys and about 100 metres, and ranks it tenth by height among the Newtonbrook projects it tracks. It credits the architecture to Rayfield, Ashfield and Burka. The corporation, YCC-366, registered in December 1977.
Its neighbours on Hilda Avenue, The Monarchy at 23 storeys and Eddington at 11, are from the same decade. The difference here is height. From the upper floors, many suites look out over the surrounding streets of houses, and open views like that are getting harder to find along Yonge.
With 264 suites spread over 34 floors, there are fewer suites per floor than in many newer towers. That usually means quieter corridors and more corner and through-exposure suites, though you should confirm the floor plate for the suite you are considering.
Height has a cost, too. A 34-storey tower depends on its elevators, and in a building of this age they are either recently modernized or due for it. Ask management when the elevators were last upgraded and whether a modernization is planned in the reserve fund study. The elevator records shown in the panel on this page are a useful starting point.
Suites that start above 1,000 square feet
Condos.ca and CondoInvestments.ca both put suite sizes at about 1,065 to 1,200 square feet. That is a narrow, generous range: even the smallest suites here are larger than most new two-bedroom-plus-den plans. Current listings include two-bedroom and two-plus-one-bedroom plans.
These are 1970s layouts, so expect separate rooms, a defined dining area and good closet space rather than one open great room. Renovated suites can look very different from original ones, which is why prices within the building can vary more than the averages suggest.
Before you plan a renovation, get the corporation’s alteration rules from management, especially for plumbing changes, flooring underlay and anything touching the electrical system. Rules like these are common in older towers because one owner’s work can affect the suites below.

Hydro, heat and cooling in one fee
Condos.ca lists common elements, heat, hydro, water, air conditioning, building insurance and parking in the fee. Active listings show fees of about $720 to $790 a month. On suites of 1,065 to 1,200 square feet, that works out to well under a dollar a square foot, with almost every utility included.
To compare that fairly with a newer building, add the newer building’s hydro, heating and cooling bills and its parking charge to its fee. On a suite of this size, the all-in monthly cost here often compares well.
Remember what that fee is paying for. The corporation runs and replaces the central heating and cooling plant, the elevators in a 34-storey tower and the parking garage. In a building approaching 50 years old, those are large items, and the reserve fund study will tell you whether they are funded.
Living at Tangreen and Hilda
Tangreen Court is a short street off Hilda Avenue, which runs south from Steeles just west of Yonge. It is a residential setting rather than a Yonge Street frontage, which helps with noise, and the Yonge and Steeles shops are close by. The transit, school and walkability details for this address are in the panel on this page.
The area is set to change. Metrolinx is extending Line 1 about 8 km north from Finch into Vaughan, Markham and Richmond Hill, with five new stations. The tunnelling contract was awarded in July 2025 and the launch shaft excavation was completed in July 2026, but Metrolinx says service will start only after the Ontario Line opens.
That extension is one reason developers are looking at the Yonge and Steeles area. Over the next decade, expect new towers along Yonge and more construction than you see today. For an owner here, that is mostly upside: more shops and services within walking distance, and a building whose large suites will be harder to replicate in new construction.
What Carrington Tower costs per square foot
Condos.ca puts the building average at about $470 per square foot, the lowest of the three 1970s condominiums around Hilda Avenue: The Monarchy sits at about $503 and Eddington at about $604. Two suites are for sale at the time of writing, asking between $498,000 and $610,000.
At those levels, a suite of more than 1,000 square feet here asks about what 700-square-foot suites ask at The Palm, a 2013 tower on Yonge just north of Finch. The discount reflects age, original finishes in many suites and the cost of maintaining a tall 1970s building.
With only two active listings, recent sales are the better guide. My building sold report pulls the building’s sold history so you can see what suites have actually closed for. Pay attention to floor and renovation status when you compare, because in a 34-storey building a high, updated suite and a low, original one are different products.

Amenities at Carrington Tower
Concierge and a security guard give this tower a staffed front desk, and the indoor pool and sauna mean year-round use rather than a summer-only deck. CondoInvestments.ca also lists a tennis court, which condos.ca does not show, so confirm it is still in service when you visit. Staffing and a pool are both ongoing costs, and they are part of what the fee pays for.
Jatin’s honest take on Carrington Tower
Who this building suits
Families and downsizers who want 1,000 square feet or more, a staffed lobby and an indoor pool, near Yonge and Steeles, at one of the lowest prices per square foot in the area. High floors suit anyone who values open views. It also suits buyers ready to renovate a large suite in a solid location.
What I’d want you to check
Read the reserve fund study for the elevators, windows and balconies, the roof, the garage and the central heating and cooling plant, which in a 34-storey tower of this age are the expensive items. Review the board minutes for planned projects and any discussion of fee increases, and check the status certificate for special assessments. Confirm what parking and locker come with the suite. Condos.ca lists a pet restriction, so get the actual rule in writing if you have a pet.
The value question
At about $470 per square foot with hydro, heat, cooling and parking included, Carrington Tower is one of the better ways to buy space near Yonge and Steeles. I think it is good value for an owner who plans to stay, provided the reserve fund is healthy. Compare it suite for suite with The Monarchy next door before you commit.
