Living here
Renters, Airbnb and elevators at BT Modern Towns Bayview Village
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at BT Modern Towns Bayview Village?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about BT Modern Towns Bayview Village
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

BT Modern Towns is what I suggest to families who have priced detached houses in Bayview Village and walked away shaking their heads. It is 24 condo townhomes on a quiet dead-end crescent, each roughly the size of a small house, with a rooftop terrace and a gas line for the barbecue. You give up a backyard and some control; you gain new construction and a far lower entry price than a detached lot. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
BT Modern Towns Bayview Village is a 24-unit condominium townhouse development at 12 and 14 Dervock Crescent in Bayview Village, part of the Willowdale, Yonge & Sheppard, Bayview Village and North York Centre area of Toronto. It was developed by Buildcrest and completed in 2022. The condominium corporation is TSCC-2943, registered on 7 October 2022, and condos.ca lists General Property Management as the manager. Homes range from about 1,996 to 2,460 square feet. Condos.ca lists common elements, building insurance and water as included in the maintenance fee.
BT Modern Towns Bayview Village at a glance
Townhouse living, condo ownership
These are townhomes held under a standard condominium corporation, not freehold houses. You own your unit, and the corporation owns and maintains the shared parts of the property: the roofs, the exterior, the landscaping and the common driveway or garage areas, depending on how the declaration divides them. You pay a monthly fee for that, and in return you are not up a ladder cleaning gutters.
That structure is the main thing to understand before you buy. With only 24 units, every major repair is shared among very few owners. A new roof membrane or a garage waterproofing job costs the same whether it is split 24 ways or 400 ways, so the reserve fund matters more here than in a tower.
The other side of that coin is control. In a 24-unit corporation, you will likely know every board member, and you can realistically serve on the board yourself. Decisions get made by people who live on the crescent, and a well-run small board can keep fees lean for years.
Size, ceilings and the rooftop
Condos.ca lists units from about 1,996 to 2,460 square feet. That is family-house territory, far beyond what any condo apartment nearby offers at a comparable price. One marketing listing describes the homes as two-bedroom, which does not square with those sizes, so confirm the actual bedroom count and layout of any unit you view rather than relying on a summary.
The builder’s feature list calls for ceilings of about 9 feet 6 inches in the principal rooms, with exposed concrete ceilings in some plans. Floors are engineered hardwood over an acoustic underlay in the living areas and bedrooms, with porcelain tile in the bathrooms, powder room and laundry. Party walls between units were acoustically engineered, which matters a lot in attached housing.
Outdoor space is the selling point. The homes have rooftop and garden terraces, with a gas line run to both and a gas fire pit on the rooftop terraces. A private rooftop with a fire pit is the closest thing to a backyard you will find in this format, and on a crescent like this, it is a real one.

Finishes and systems inside
Kitchens were specified with European-style cabinetry, quartz counters, an integrated fridge, a panel-ready dishwasher and a slide-in electric range, with optional quartz islands in some plans. Bathrooms have large-format porcelain wall tile, frameless glass shower panels and black fixtures.
Each home has its own digitally controlled heating and cooling system and a full-size front-load washer and dryer. Individual HVAC means you control your own comfort and pay your own energy bill, which is one reason the condo fee here does not include heat or hydro.
The homes were completed in 2022, so they are now past the first two years of Tarion warranty coverage, with the longer-term coverage for major structural defects still running. On a resale, ask the seller what warranty claims were filed, whether they were resolved, and whether any common element items are still open with the builder. Small enclaves sometimes leave landscaping, paving or roof-drain items unresolved for longer than a tower would, simply because there is no full-time staff pushing them.
Life on Dervock Crescent
Dervock Crescent is a short, dead-end street in a family pocket of Bayview Village close to the East Don Valley Parklands. The crescent itself carries almost no through traffic, which is what most buyers of this product want. Bayview Village shopping and the Sheppard Avenue East corridor are a short drive or a longer walk away. Transit, school and walkability details are in the data panel on this page.
Buildcrest is a smaller Toronto builder of boutique townhouse projects; its earlier work includes Bold Towns on Broadview Avenue north of the Danforth. I would treat the brand as a neutral factor and judge this project on its own paperwork and on a proper home inspection.
Pricing context and what the fee covers
There were no units listed for sale or lease when I checked, which is normal for a 24-unit enclave. Turnover in a project this small is low, and a single sale can make the average move a long way, so the 12-month figures in the data panel need to be read with that in mind.
When the project was marketed, developer pricing started just under $1 million. Resale values since then depend heavily on the size of the unit, its terrace and its position on the crescent, so I would price any unit here off recent detached and semi-detached alternatives nearby as well as other condo towns, not just off this complex.
The fee covers common elements, building insurance and water. Heat, cooling and hydro are on your own meter through the individual HVAC system. Ask for the current fee for the specific unit, the corporation’s budget and the fee history since registration in 2022. For a personalised comparison, book a call with me.

Amenities at BT Modern Towns Bayview Village
There is no shared amenity floor, no concierge and no gym here, and that is deliberate. The amenity is your own rooftop terrace and a small, quiet complex, which keeps the fee focused on the buildings and grounds rather than staffed facilities.
Jatin’s honest take on BT Modern Towns Bayview Village
Who this building suits
Families and move-up buyers who want a large, new home in Bayview Village without paying for a detached lot, and downsizers from local houses who want similar space with less exterior maintenance. It also suits buyers who entertain outdoors and will actually use a rooftop with a fire pit.
What I’d want you to check
Read the declaration to see exactly what the corporation maintains and what you maintain, especially terraces, roofs and any underground garage. Review the reserve fund study and the status certificate closely, because a 24-unit corporation has little room to absorb a surprise. Confirm parking, the bedroom count and the stairs: these homes spread space over several levels, and that suits some buyers far better than others. Ask about any outstanding Tarion warranty items.
The value question
Measured against a detached house in Bayview Village, this is the more affordable way into the neighbourhood with new construction thrown in. Measured against a large condo apartment, you get more space and private outdoor area but more stairs and fewer services. For a family that wants room and a quiet street, I think it is a sensible buy, priced carefully off the right comparables.
