Do mostly owners or renters live here?

Leases 82%Sales 18%

Renter-heavy building. Of 261 deals here in the last 24 months, 214 were leases and 47 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Seasons Condominiums?

1unit registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Seasons Condominiums

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Seasons is the part of Concord Park Place that faces the park. That one fact drives what people pay here and which suites sell first. It is a big building in a very big master-planned community, with a bowling alley and a golf simulator in the amenity package, and it is young enough that the real story is still being written. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Seasons Condominiums is a high-rise condominium at 95 McMahon Drive in Bayview Village, part of the Willowdale, Yonge & Sheppard, Bayview Village and North York Centre area of Toronto. It is part of Concord Park Place, developed by Concord Adex, with towers designed by IBI Group (now part of Arcadis). Condos.ca records it as 32 storeys with 692 suites, built in 2022, under condominium corporation TSCC-2912, registered on 1 June 2022, with Crossbridge Condominium Services as property manager. Suites range from about 505 to 1,980 square feet. Fee inclusions are not published.

The park-facing edge of Concord Park Place

Concord Park Place is the large master-planned community on the south side of Sheppard Avenue East, between the Bessarion and Leslie subway stations. When UrbanToronto reported on it in 2021, eight condo buildings were complete, four were under construction and more towers were planned. Seasons and its sibling, Saisons, are the four towers on McMahon Drive along the community’s southern edge. Saisons sits to the west with shorter towers of 18 and 29 storeys, so Seasons is the taller pair. All four towers sit across McMahon Drive from the same park, so the views on offer are similar and the height of the suite does much of the work.

What sets this phase apart is what is across the road. The towers face the eight-acre park now named Ethennonnhawahstihnen’ Park, originally called Woodsy Park. The new name is a Wendat word meaning “where they lived a good, beautiful life.” Suites on the north side look straight over that open space, and the developer’s marketing leaned hard on the unobstructed park views.

If you are buying for the view, confirm the suite’s exposure on the floor plan. A north-facing suite over the park and a south-facing suite looking toward the low-rise neighbourhood are different products, and the market prices them differently.

Two towers and some confusing numbers

This is where I have to be careful with you. UrbanToronto describes Seasons as two towers of 33 and 36 storeys, about 107 and 116 metres tall. The Council on Tall Buildings lists one Seasons tower at 69 McMahon Drive with 36 storeys, 362 apartments and a 2024 completion. Condos.ca, meanwhile, records this listing at 5 to 95 McMahon Drive with 32 storeys, 692 suites and a 2022 registration.

My reading is that the condos.ca record groups more than one address under one name, and that the first Seasons tower registered as TSCC-2912 in 2022 while the second finished later. I could not confirm that from a single source. Before you buy, check the address and corporation number on the status certificate so you know exactly which tower, which corporation and which reserve fund you are joining.

Suites, ceilings and the facade

The suite range runs from compact one-bedrooms of about 505 square feet up to large suites of nearly 2,000 square feet. The developer’s description says all suites have nine-foot ceilings, which helps the smaller plans feel less boxed in. Most current listings are one-bedrooms and two-bedrooms between 500 and 900 square feet, so that is where you will find choice and comparables.

On the outside, IBI Group’s design uses glass balcony guards with a leaf motif enamelled into the glass on the north and south faces, a detail that ties the towers to the park and gives some privacy on the balconies. At street level, townhome units use precast, masonry and glazing rather than more glass, which makes the base of the building feel more like a neighbourhood street.

Pomerleau was the main contractor. Concord Adex has built most of this community, so you can walk the older Concord Park Place buildings on the same streets and see how the developer’s earlier towers have aged before you commit here.

Daily life inside a master-planned community

Living here means living inside a neighbourhood that is still being finished. The park and community facilities are a real asset, and the subway line is close. The trade-off is ongoing construction on neighbouring sites, more residents every year, and a lot of competing resale and rental listings from buildings with almost identical suites. Ask the listing agent, or ask me, what has been approved for the sites closest to the suite you like, because a view you pay for today is only worth something if it is still there in five years.

That competition matters most when you sell. In a community with thousands of similar one-bedrooms, the suites that hold value are the ones with something others lack: a park view, a better layout, a larger balcony or parking. When I help a buyer here, I spend more time ruling suites out than ruling them in, because the first one you see is rarely the best one available in the community that month. Transit, school and park details are in the data panel on this page.

What Seasons is asking, and what the fees cover

When I checked, 16 suites were listed for sale and nine for lease. The eight sale listings I reviewed asked from $449,800 to $799,999. The condos.ca building average sits around $905 per square foot, which is in line with newer towers on the Sheppard East corridor rather than at a discount to them.

Monthly fees on those listings ranged from $459 to $703, about $0.87 per square foot. That is reasonable for a new tower with this many amenities, helped by the large number of suites sharing the costs. Fee inclusions are not published, so check what the fee covers on the status certificate, and whether heat and water are sub-metered.

With this many similar suites on the market at once, buyers have negotiating room. I would price any suite off recent sales of the same exposure and layout, not off asking prices. The 12-month figures in the data panel are a good starting point, and you can book a call if you want me to pull the comparables.

Amenities at Seasons Condominiums

GymYoga studioSpaBowling alleyGolf simulatorWine tasting areaPiano loungeBBQs permitted

A bowling alley, a golf simulator and a wine tasting room are not standard on Sheppard East, and they give residents something to do in winter without leaving the building. They also cost money to run and eventually replace, so look at how the reserve fund study treats them.

Jatin’s honest take on Seasons Condominiums

Who this building suits

Buyers who want a new tower on the Sheppard subway line with a park across the street, and owner-occupiers who will actually use the amenities. North-facing suites suit anyone who values open views. The larger plans suit downsizers who want space and a managed building without leaving the area.

What I’d want you to check

Confirm the exact address and corporation number for the suite, since the building records here are confusing. Read the reserve fund study with the specialty amenities in mind, and review the Tarion performance audit and recent board minutes. Check whether parking and a locker are included, and what neighbouring construction is planned near the suite’s exposure.

The value question

Seasons is priced like a new tower, not a bargain, and the fee per square foot is fair. The value is in the park and in picking the right suite. In a community with this much similar inventory, I would pay for the view and the layout, and I would walk away from a plain interior one-bedroom priced like a park-view suite.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
