Can you Airbnb a unit at Omega on the Park?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Omega on the Park

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Omega on the Park is the Concord Park Place tower I show buyers who want a park in front of them rather than another tower. It is 35 storeys, finished in 2019, and it was planned from the start as the tower that looks over the community’s central park. It is not the cheapest building at Leslie and Sheppard, and the reasons why are worth understanding before you compare it to its neighbours. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Omega on the Park is a 35-storey, 374-suite condominium at 113-117 McMahon Drive in Bayview Village, North York, part of the Willowdale, Yonge & Sheppard, Bayview Village and North York Centre area of Toronto. It sits in Concord Adex’s Concord Park Place community near Leslie Street and Sheppard Avenue East. It was developed by Concord Adex, designed by Page + Steele / IBI Group Architects, and completed in 2019. The condominium corporation is TSCC-2741, registered on 11 October 2019, and condos.ca lists Crossbridge Condominium Services as property manager. Condos.ca lists air conditioning, building insurance, common elements, heat and water as included in the maintenance fee.

The tower that was built to face the park

Concord Park Place is a master-planned community on the former industrial lands near Leslie and Sheppard, and it was built in phases. When Concord Adex launched Omega in 2014, UrbanToronto reported it as the southeast tower of the community, sitting west of its sister tower Opus, with the two linked by an inner courtyard.

The selling point then, and now, is the park. Concord’s own project page describes an eight-acre park outside the front door, and the 2014 launch coverage said Omega residents would get unobstructed views over it. The park was still being designed at the time, with plans that included a splash pad, a skating rink, a central plaza and a connecting path.

That matters for resale. A suite that looks over protected open space holds its appeal in a way that a suite facing the next tower does not. When you tour, stand on the balcony and confirm what you are actually looking at, because not every suite in a 374-unit tower faces the park.

Suites, ceilings and finishes

UrbanToronto’s launch article described nine-foot ceilings, with structural columns tucked inside walls to keep floor space usable. Long balconies were planned to run the length of many suites. The original finish list included quartz counters, marble backsplashes, AEG and Liebherr appliances, undermount sinks and under-cabinet lighting, matched to Opus.

Those are launch specifications from 2014, and some owners will have renovated since. Use them as a guide to what the builder installed, then check the actual suite. About seven years in, appliances and flooring are where wear first shows.

Active listings at the time of writing ran from units under 500 square feet up to the 900 to 999 square foot band, so the building covers everything from a compact one-bedroom to a full two-bedroom. I could not find published parking or locker counts, so confirm in the listing and the status certificate whether a space and locker are deeded with the suite you want.

Shared amenities in a multi-tower community

Omega does not stand alone on amenities. The 2014 launch coverage said Omega residents would share club facilities with Opus, including a gym with a children’s play area, a pet spa, a dining area, courts for tennis, volleyball, badminton and basketball, bowling, a putting green and a party lounge. It also said a pool, yoga studio and spa were planned for later phases of the community.

Condos.ca currently lists a concierge, gym, party room and visitor parking for this building. That is a shorter list than the launch material, which is normal: some facilities sit in other buildings or were delivered in other phases. Tour what is actually open to Omega owners today.

When amenities are shared across corporations, there is usually a shared facilities agreement that sets out who pays for what. Ask for it with the status certificate, and look at how the shared costs show up in this corporation’s budget.

Daily life at Leslie and Sheppard

The 2014 coverage described the community as served by Bessarion and Leslie stations on Line 4 Sheppard, and noted that Concord Adex ran a shuttle bus to Fairview Mall, Bayview Village and Oriole GO. Ask the concierge whether that shuttle still runs before you count on it. The data panel on this page has the current transit picture.

The other side of this location is Highway 401. The launch article placed the amenity spaces at the south end of the building, facing the highway. That is convenient for drivers, but sound and view on the south face are different from the park side, so check which way a suite faces and visit at rush hour.

Concord Park Place is still a community in progress, with further phases and the wider Sheppard East corridor continuing to change. Expect construction somewhere nearby for years, and factor that into how you value a view.

Price per square foot, and what the fee buys

Condos.ca puts the building average at about $796 per square foot. That is a premium over several older towers along Sheppard East, and it reflects both the newer construction and the park-facing position.

The eight suites listed for sale when I checked were asking between $419,000 and $685,000. Maintenance fees across those listings ranged from about $311 to $794 a month, and the active listings averaged roughly $0.93 per square foot.

That fee level is not low for a 2019 building, but it includes heat, air conditioning and water, which many newer towers bill separately through suite meters. Compare buildings on the full monthly cost, including hydro and any parking charge, not on the fee alone. For a sharper read on recent trades, see my building sold report.

One more point on value: with 374 suites and a dozen units for sale at a time, there is usually real choice here, and comparable sales within the same tower. That makes pricing a suite easier and protects you from overpaying for a view you could have bought one floor down for less.

Amenities at Omega on the Park

Jatin’s honest take on Omega on the Park

Who this building suits

Buyers who want green space in front of them and a newer tower without paying Yonge and Sheppard prices. It also suits people who drive, given the 401 access, and couples who will use a shared club and a park more than a rooftop pool. The two-bedroom plans work for small families who want the park as their backyard.

What I’d want you to check

Get the shared facilities agreement and see how shared costs are split between Omega and the other Concord Park Place buildings. Read the reserve fund study and the latest budget; at about seven years old, the building is past its early warranty years and into the period when owners start to see the real cost of running it. Confirm the view from the actual suite, the parking and locker status, and whether the Concord shuttle still exists.

The value question

At about $796 per square foot with heat and cooling in the fee, Omega is priced for its position, not as a bargain. For a buyer who values the park view and plans to hold five years or more, I think the premium is defensible. For a pure investor chasing yield, older towers along Sheppard East will usually pencil out better. If you want me to pull comparable Concord Park Place trades, book a call.

Who was the architect?

UrbanToronto’s 2014 launch coverage credits Page + Steele / IBI Group Architects.

How tall is the building and how many suites does it have?

It is 35 storeys with 374 suites, according to both the 2014 launch coverage and condos.ca.

When was it completed?

Concord targeted occupancy for 2017, but the condominium corporation, TSCC-2741, was registered on 11 October 2019, and condos.ca lists 2019 as the year built.

What do the maintenance fees include?

Condos.ca lists air conditioning, building insurance, common elements, heat and water. Hydro is not on that list, so expect a separate bill.

What are the ceiling heights?

The launch material described nine-foot ceilings. Confirm in the specific suite, since bulkheads lower ceilings in some areas.

Are the amenities shared with other buildings?

The launch coverage said Omega shares club facilities with Opus. Ask for the shared facilities agreement to see how costs are divided.

Is there a park nearby?

Yes. The building faces the large central park of Concord Park Place, which Concord describes as about eight acres.

Who manages the building?

Condos.ca lists Crossbridge Condominium Services. Confirm the current manager in the status certificate.

How does it compare with Opus?

They are sister towers with matching launch finishes and shared amenities. The difference is mainly position: Omega was planned as the tower with direct views over the park.

How much do condos at Omega on the Park sell for?

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
