Do mostly owners or renters live here?

Leases 93%Sales 7%

Renter-heavy building. Of 188 deals here in the last 24 months, 175 were leases and 13 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at M2M Condos?

1unit registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Sources: TRREB MLS® System lease and sale counts; City of Toronto short-term rental registrations (Open Data, 18 Oct 2026); TSSA Residential Elevator Availability portal.

Before you buy here

Five things the listing will not tell you about M2M Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

M2M is the biggest new condo address north of Finch on Yonge, and phase one is the part you can actually buy and live in today. It is two towers on one podium with roughly 800 suites, built on the old Newtonbrook Plaza, and it is the start of a larger master plan rather than a finished place. That is the opportunity and the risk in one sentence. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

M2M Condos phase one is a high-rise condominium at 8-36 Olympic Garden Drive and 7 Golden Lion Heights in Newtonbrook East, North York, at the northern end of the Willowdale, Yonge & Sheppard, Bayview Village and North York Centre area of Toronto. It was developed by Aoyuan International and designed by Wallman Architects, with two towers of 34 and 36 storeys on a shared podium. Condos.ca lists 809 suites and 2024 as the year built. The condominium corporation is TSCC-3035, registered on 13 February 2024, and condos.ca lists Duka Property Management as manager. Condos.ca does not list fee inclusions, so confirm them in the status certificate.

From Newtonbrook Plaza to a five-building plan

M2M sits on the site of the old Newtonbrook Plaza at Yonge and Cummer, just north of Finch station. UrbanToronto reported that site preparation began in mid-2019 with the demolition of an 11-storey office building and the southern part of the plaza.

The full plan is five buildings. Phase one, the part covered here, is two towers of 34 and 36 storeys joined by a shared base, with about 810 condos above a retail podium and a four-level underground garage. The remaining three buildings to the north form a second phase, marketed as M2M Squared.

That matters to you as an owner. A second phase means years of construction next door, and it can change the views from north-facing suites. Ask which suites face the phase two lands before you buy one with a view you like.

The community centre in the podium

The unusual feature of M2M is a City of Toronto community recreation centre built into the base of the community. Ward 18 councillor Lily Cheng’s updates describe the Newtonbrook Community Recreation Centre as a two-storey facility of about 46,000 square feet, with a gymnasium, a large multi-purpose space, a running track and a community kitchen.

The timing has moved. UrbanToronto’s 2021 coverage said the centre was slated to open in 2026; the councillor’s update gave an expected opening in 2027. Check the current status with the City before you count it as part of your daily routine.

A public facility at the base of a condo is a real amenity for families, but it also brings public traffic to the site. Ask how entrances, parking and loading are separated between the condo, the retail and the City facility.

Suites and who they suit

Condos.ca gives a suite range of about 424 to 1,255 square feet. The active listings when I checked were concentrated between 500 and 799 square feet, which is the one-bedroom, one-plus-den and compact two-bedroom range that dominates new towers on Yonge.

At about 809 suites across two towers, this is a large building by any measure. Expect busy elevators at peak hours and a steady stream of move-ins and deliveries, especially while the building is new. With 17 suites for sale and 12 for rent when I checked, you will have real choice.

I could not find published ceiling heights or confirmed parking and locker counts for phase one. Check the floor plan and the status certificate for the suite you want.

Supply is the other side of choice. When a building this large has many similar one-bedrooms listed at once, they compete with each other, and that can hold prices back when you come to sell. Corner suites, two-bedrooms with a proper second bedroom, and units with unobstructed views tend to stand out from the crowd, so weigh layout and exposure more heavily here than you might in a small building.

Daily life at Yonge and Cummer

UrbanToronto placed M2M in the high-rise corridor running north from North York Centre, just north of Finch station on Line 1. For a commuter, that is the main reason to be here. The data panel on this page has the transit and walking details.

Yonge north of Finch is changing fast, with older plazas and low-rise retail being replaced by towers. That brings more shops and services over time, but also more construction and traffic along the corridor for years.

The building’s own retail podium should eventually add day-to-day shopping at your door. Ask which units are leased and what is open today, because new podium retail often takes a while to fill.

The scale cuts both ways on the street, too. Two towers, a retail podium and a public recreation centre on one block mean more people, more cars and more deliveries than the old plaza ever had. If you are sensitive to noise, visit on a weekday evening and a Saturday, and look at which side of the towers faces the loading areas and the garage entrance.

What it costs and what the fee covers

Condos.ca does not publish an average price per square foot for M2M, so I would not lean on a single number. The eight active listings I looked at were asking between $449,900 and $695,000, which puts most suites in the price range of a new Yonge corridor one- or two-bedroom.

Maintenance fees across those listings ranged from about $405 to $638 a month, averaging roughly $0.79 per square foot. That is moderate for a new tower with a large amenity package, partly because the costs are spread across so many suites.

Condos.ca does not list what the fee includes. In many recent towers, heat, cooling and water are metered per suite, so get the inclusions and the utility arrangements in writing before you compare M2M with an older building. Ask the seller for actual utility bills from the last winter and summer so you can add them to the fee for a true monthly number. For recent trades in the building, see my building sold report.

Jatin’s honest take on M2M Condos

Who this building suits

Commuters who want a new suite on Line 1 north of Finch at a lower price than Yonge and Sheppard, and investors who want a large, liquid building with plenty of comparable sales. It suits singles and couples best, given the suite mix. Families should weigh the community centre in their plans only once it actually opens.

What I’d want you to check

Read the status certificate carefully on a building this new: the first-year budget, the reserve fund study, any shared facilities agreements with the retail, the City facility and phase two, and the board minutes for warranty work. At about two years old, the building is inside its Tarion warranty periods, so ask what common-element claims the corporation has made. Confirm the fee inclusions, the utility metering, and whether parking and a locker are included with the suite.

The value question

At these asking prices, M2M is one of the more affordable ways into a new tower on Line 1, and the large inventory gives buyers negotiating room. The trade-offs are size, a neighbourhood still under construction, and a long phase two build next door. For an owner-occupier who will stay through that period, or an investor with a long horizon, I think the numbers can work. To compare suites here, book a call.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
