Can you Airbnb a unit at Rockefeller on Bayview?

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Rockefeller on Bayview

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Rockefeller on Bayview is the building I show people who have outgrown a one-bedroom but are not ready to leave the Sheppard and Bayview corner. It is a 2006 Daniels tower of 20 storeys, the fee carries heat, cooling and parking, and right now nearly everything for sale here is a two-bedroom. The trade-off is a fee that looks heavy on paper until you do the arithmetic. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Rockefeller on Bayview is a 20-storey, 231-suite condominium at 18 Kenaston Gardens in the Bayview Village neighbourhood, part of the Willowdale, Yonge & Sheppard, Bayview Village and North York Centre area of Toronto. It was built in 2006 by Daniels (condos.ca names the builder as Daniels Kenaston North Corporation). The condominium corporation is TSCC-1763, registered on 24 April 2006, and condos.ca lists Maple Ridge Community Management as property manager. The fee includes air conditioning, common elements, heat, building insurance, parking and water.

A Daniels tower inside the NY Towers enclave

Kenaston Gardens is not a through street in any useful sense. It is a short loop of Daniels-built towers tucked behind the corner of Sheppard and Bayview, the group Daniels has marketed as its NY Towers community. Rockefeller sits in that cluster with Empire at 17 Barberry Place, and UrbanToronto has covered later additions such as the eight-storey NY Place on Kenaston Gardens.

The practical effect is a quiet block with very little through traffic, surrounded by buildings of a similar age and builder. You get the feel of a small residential precinct rather than a tower on an arterial road, and that is the main thing buyers notice on a first visit.

Daniels also still has a presence here. Its rental arm, Daniels Gateway, markets two-bedroom, two-bathroom suites at 18 Kenaston Gardens for lease, which tells you some suites are held by an owner that rents them out long-term. That is not a problem in itself, but it is a reason to read the owner-occupancy figures in the panel on this page.

Suite sizes: this is a two-bedroom building

Condos.ca puts suites at roughly 529 to 1,280 square feet. That is a wider and larger range than many towers from the same era, and the current listings bear it out: all four active sales are two-bedrooms, mostly in the 800 to 999 square foot bands.

Daniels’ own rental description lists two bedrooms and two baths, granite kitchen counters, ceramic tile, a mix of hardwood and carpet, five appliances, and balconies. Those are the original mid-2000s specifications, so expect many suites to have been updated by now, and expect the ones that have not to need it.

I could not find the architect or the ceiling heights in any source I checked. If ceiling height or a split-bedroom plan matters to you, ask for the floor plan of the specific suite and check whether the two bedrooms sit on opposite sides of the living area, which suits roommates and older children better.

What the fee covers, and why it looks high

The fee here is not small. Across the four active listings it runs from about $990 to $1,230 a month, which condos.ca works out to roughly $1.16 per square foot. Next to a newer building quoting 70 or 80 cents, that looks expensive.

Look at what is inside it, though. Condos.ca lists air conditioning, common elements, heat, building insurance, parking and water as included. Hydro is the main utility left to you. In a newer tower you would usually be paying for your own heating and cooling, and often for parking, on top of the fee.

That bundle also explains part of the price per square foot. Buyers discount suites with high monthly fees, so you are partly paying less up front and more every month. Decide which side of that trade suits your budget before comparing this building with anything newer.

Daily life at Sheppard and Bayview

The draw of this pocket is Bayview Village Shopping Centre, which Daniels positions as being right outside the door, along with the subway and quick access to Highways 401 and 404. For a household with one car and one commuter, that combination is hard to beat in North York.

The area has also been densifying for more than a decade. UrbanToronto described Bayview Village in 2011 as being quietly redeveloped into a mixed-use hub, with several developers active around the corner. More towers mean more neighbours and more construction, so if a particular view matters, check what is proposed nearby before you buy.

The panel on this page shows transit, schools, parks and restaurants. Walk the loop at rush hour too, because the few streets in and out of Kenaston Gardens carry all the cars from every tower in the cluster.

Pricing: below the newer stock, with the fee priced in

Condos.ca puts the building average at about $691 per square foot. For a 2006 tower near a subway station and a major mall, that is on the modest side, and the bundled fee is a large part of the reason.

The four active listings are all two-bedrooms, asking from about $595,000 to $750,000, with fees between roughly $990 and $1,230 a month. That spread mostly tracks size and floor, so compare suites per square foot and per dollar of fee rather than by the headline price.

It helps to compare inside the same enclave. Empire, the larger Daniels tower a block away at 17 Barberry Place, carries current fees of roughly 93 cents per square foot, but its listings are mostly one-bedrooms, and a fee average drawn from small suites does not always hold for larger ones. Line up two suites of the same size and the same inclusions before deciding which building is the better deal.

For recent sold prices and how quickly suites are moving, use the automatic panel on this page. If you want me to run the numbers on a specific suite against nearby buildings, book a call.

Daniels lists an indoor pool, a fitness centre, games and media rooms and a 24-hour concierge here, which covers most of what a household would otherwise pay a gym or club for. In a 231-suite building, that package is shared by fewer people than in the larger towers nearby.

Jatin’s honest take on Rockefeller on Bayview

Who this building suits

Couples and small families who want two real bedrooms near Bayview Village and the subway, and who would rather have a predictable all-in monthly cost than a lower fee plus separate heating and cooling bills. It also suits downsizers from the surrounding houses who want to stay in the neighbourhood.

What I’d want you to check

This building is now 20 years old, which is when original mechanical systems, the garage membrane and pool equipment start to come due. Read the reserve fund study and the last two years of board minutes, and confirm the status certificate shows no special assessment. Ask how heating and cooling are delivered to the suite and how old the equipment is, since that cost is inside your fee. Confirm the parking spot and any locker are deeded or assigned to the suite you are buying.

The value question

At around $691 per square foot with heat, cooling and parking included, Rockefeller is reasonable value for the size of suite you get, provided the reserve fund is healthy. You are trading new-build finishes for space and an inclusive fee. For an owner who plans to stay five years or more, I think that is a fair trade; for an investor, the fee eats into yield, so run the numbers first.

Rockefeller on Bayview — frequently asked questions

Who built Rockefeller on Bayview?

It was built by Daniels and completed in 2006. Condos.ca names the building entity as Daniels Kenaston North Corporation.

It is 20 storeys with 231 suites, under condominium corporation TSCC-1763.

What do the maintenance fees include?

Condos.ca lists air conditioning, common elements, heat, building insurance, parking and water. Hydro is generally the owner’s responsibility.

Why are the fees per square foot higher than newer buildings?

Because heat, air conditioning, parking and water are inside the fee. Newer buildings often bill those separately, so compare total monthly cost, not just the fee.

What amenities does Rockefeller have?

Daniels lists a 24-hour concierge, indoor pool, fitness centre, party, games, media and meeting rooms.

What sizes are the suites?

Roughly 529 to 1,280 square feet, according to condos.ca. Most current listings are two-bedrooms between about 800 and 1,000 square feet.

Condos.ca lists Maple Ridge Community Management. Confirm the current manager in the status certificate.

Is Rockefeller part of the NY Towers community?

Yes. It sits on Kenaston Gardens among the Daniels towers marketed as NY Towers, alongside Empire at 17 Barberry Place.

How does it compare with Empire at 17 Barberry Place?

Empire is a larger, 28-storey, 402-suite Daniels tower whose current listings are mostly one-bedrooms, with a lower fee per square foot. Rockefeller is smaller and skews to two-bedrooms.

Who is this building best for?

Buyers who want a two-bedroom near Bayview Village and the subway with an all-inclusive fee. Investors should model the fee carefully against rent.

What rental yield does Rockefeller on Bayview offer an investor?

At a median price of $626,500 and a median rent of $2,380 a month, the gross yield is about 4.6%, before maintenance fees, property tax, insurance and mortgage interest. Net cash flow depends on the fee and your down payment, so run the numbers for the exact unit.

Do mostly owners or renters live at Rockefeller on Bayview?

Mostly renters. Of the deals here in the last 24 months, 75% were leases and 25% were sales.

Can you Airbnb a unit at Rockefeller on Bayview?

Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows no active short-term rental registrations at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.

Has Rockefeller on Bayview had elevator outages?

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
