Living here
Renters, Airbnb and elevators at The Monarchy
Do mostly owners or renters live here?
Mix of owners and renters. Of 35 deals here in the last 24 months, 19 were leases and 16 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at The Monarchy?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about The Monarchy
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Monarchy is one of the few places left near Yonge and Steeles where a buyer can get close to 1,000 square feet or more for roughly what a compact suite in a 2013 tower asks. It is a 23-storey tower from 1975 with a pool, a tennis court and a fee that covers hydro, heat, cooling, cable and parking, and on a per-square-foot basis that fee is low. The catch is age, and I will be specific about what that means. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
The Monarchy is a 23-storey condominium at 205 Hilda Avenue, Toronto M2M 4B1, in Newtonbrook West near Yonge Street and Steeles Avenue, part of the Willowdale, Yonge & Sheppard, Bayview Village and North York Centre area. Condos.ca says it was built in 1975 by Steeles Hilda Developments Ltd, though it does not list a developer in its building data. The condominium corporation is YCC-201, registered on 17 April 1975, and condos.ca lists Northcan Property Management as the manager. The maintenance fee covers common elements, heat, hydro, water, air conditioning, cable TV, building insurance and parking.
The Monarchy at a glance
A 1975 tower built for families
The Monarchy went up in the mid-1970s on Hilda Avenue, a residential street running south from Steeles just west of Yonge. Its corporation, YCC-201, registered in April 1975, two years after its lower neighbour Eddington at 175 Hilda, which condos.ca credits to the same builder, Steeles Hilda Developments.
Buildings of this generation were designed for households moving out of houses, not for investors. The result is big suites, separate rooms and real storage, in a tower that also has recreation facilities, a security guard and an underground garage.
One figure needs a caution. Condos.ca lists 1,283 suites, which is far more than a single 23-storey tower of suites this size would normally hold. I have not been able to confirm the real count from a second source, so treat that number as unverified and ask management for the suite count when you review the status certificate.
The suites are the reason to buy here
Condos.ca puts the size range at about 926 to 1,459 square feet. Current listings are two- and three-bedroom suites, and the smallest of them is larger than most two-bedrooms built in North York in the last decade.
That space comes with 1970s planning: a closed or galley kitchen, a separate dining area, hallway closets and smaller bathrooms than a new buyer may expect. Many owners have renovated. Before you buy a suite to renovate, ask management for the corporation’s alteration rules, especially around plumbing, flooring and electrical work.
Expect to see original features in any suite that has not been updated: older windows, original electrical panels and heating units that date from the building’s construction. Ask the seller what has been replaced and when, and price the work you would want to do into your offer.

A low fee that includes hydro and cooling
Across the active listings, fees run about $565 to $650 a month, or roughly $0.61 per square foot. For a building where the fee covers hydro, heat, air conditioning, water, cable TV, building insurance and parking, that is low.
To compare it fairly with a newer condo, take that building’s fee and add its hydro bill, its heating and cooling, its parking charge and a TV package. On a large suite, the all-in cost here can come in well below a much smaller suite in a new tower.
A low fee is good news only if it is paying for what the building needs. In a 50-year-old tower, the fee also has to fund the reserve for windows, balconies, risers, elevators and the shared heating and cooling plant. A low number can mean an efficient corporation, or it can mean deferred work. The reserve fund study tells you which.
Three 1970s towers side by side
The Monarchy sits beside Carrington Tower at 10 Tangreen Court, a 34-storey building from 1977, and up the street from Eddington. Together they form a cluster of 1970s condominiums with similar inclusions, similar suite sizes and similar issues, which makes them easy to compare directly. If one has a suite that suits you, check the other two for the same layout before you make an offer.
Condos.ca puts The Monarchy at about $503 per square foot, Eddington at about $604 and Carrington Tower at about $470. The Monarchy’s fee per square foot is also the lowest of the three based on current listings. Those gaps reflect suite size, condition, floor and views as much as the buildings themselves, so compare the specific suites, not just the averages.
The neighbourhood is changing to the north. Metrolinx is extending Line 1 about 8 km beyond Finch into Vaughan, Markham and Richmond Hill, with five new stations, and it says the extension will open after the Ontario Line, without a date. The transit and school details for this address are in the panel on this page.
What The Monarchy costs
Condos.ca puts the building average at about $503 per square foot. There are four suites for sale at the time of writing, asking between $539,000 and $595,000.
That range is the key point. At The Palm, a 2013 tower on Yonge just north of Finch, the suites currently for sale are in the 700 to 799 square foot band and ask a similar range. Here the same money buys a two- or three-bedroom suite of close to 1,000 square feet or more. You trade new finishes, in-suite systems and a newer reserve fund for space and a low, all-inclusive fee.
Four active listings give you real choice, but recent sales are a better guide to what will actually close. My building sold report pulls the recent sold history for the building.

Amenities at The Monarchy
A pool, sauna and tennis court are the classic 1970s package, and a tennis court in particular is something new towers almost never include. Ask to see the facilities in person, since the condition of older amenity spaces varies widely and their upkeep is part of what your fee pays for. A security guard on site is also a real plus in a tower this size, especially for owners who travel.
Jatin’s honest take on The Monarchy
Who this building suits
Families who need two or three real bedrooms near Yonge and Steeles on a budget that rules out a house or a new large condo, and downsizers leaving a house who want room for their furniture and one simple monthly bill. It also suits buyers who plan to renovate and want a large, well-located shell to work with.
What I’d want you to check
Start with the reserve fund study and the board minutes, and look specifically at windows, balcony repairs, the garage, plumbing risers, elevators and the shared heating and cooling plant, all of which the corporation pays for. Check the status certificate for any special assessment. Confirm the real suite count, and confirm on the certificate whether a parking space and locker belong to the suite. Condos.ca lists a pet restriction; if you have an animal, get the current rule in writing from management.
The value question
At about $503 per square foot with almost every utility in the fee, The Monarchy is among the cheaper ways to buy space near Yonge and Steeles. I think it is good value for an owner-occupier who plans to stay and is prepared to update a suite, provided the reserve fund shows the corporation is keeping up with its repairs. Compare it directly with Carrington Tower and Eddington before you decide.
