Renter-heavy building. Of 129 deals here in the last 24 months, 108 were leases and 21 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at The Park Club Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Sources: TRREB MLS® System lease and sale counts; City of Toronto short-term rental registrations (Open Data, 18 Oct 2026); TSSA Residential Elevator Availability portal.

Before you buy here

Five things the listing will not tell you about The Park Club Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Park Club is the tall, slim tower on the northeast corner of Emerald City’s middle block, close to the Parkway Forest Community Centre. It is the Emerald City building I show buyers who want height and views with a pool and spa downstairs. The fee is not low, and the suite count depends on which source you read, so there is homework to do. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Park Club Condos is a 33-storey condominium at 48-50 Forest Manor Road in Henry Farm, North York, on the eastern edge of the Willowdale, Yonge & Sheppard, Bayview Village and North York Centre area of Toronto. It is part of Almadev’s Emerald City community and was designed by WZMH Architects. Condos.ca lists 265 suites and 2018 as the year built; SkyriseCities lists 344 suites. The condominium corporation is TSCC-2697, registered on 4 December 2018, and condos.ca lists Del Property Management as manager. Condos.ca lists air conditioning, building insurance, common elements, heat and water as included in the maintenance fee.

The tower that finished Block B

Emerald City was built in blocks on the Parkway Forest lands at Don Mills and Sheppard. UrbanToronto’s 2016 construction coverage described The Park Club as the third phase of Block B, at 33 storeys the tallest building on that block, at the northeast corner of the site where Forest Manor Road meets George Henry Boulevard.

WZMH Architects designed the Block B buildings, including this one, and SkyriseCities describes it as a slender point tower of about 107 metres. Point towers have small floor plates, which usually means fewer suites per floor and more corner exposure than a slab building.

The developer appears as both Elad Canada and Almadev. Older coverage uses Elad’s name; current listings use Almadev. Either name on your documents refers to the same builder.

Which suite count is right?

Condos.ca lists 265 suites. SkyriseCities lists 344. That is a big gap for a single tower, and I could not resolve it from public sources. It may reflect a change in the suite mix during construction, or one source counting a different scope.

Why it matters: the number of suites changes how busy the elevators are and how each owner’s share of shared costs is calculated. Ask for the declaration or the status certificate, which will state the number of units and your suite’s proportion of common expenses.

Condos.ca gives a suite range of about 488 to 917 square feet. That is mostly one-bedrooms, one-plus-dens and two-bedrooms, with nothing large. Families who need three bedrooms should look elsewhere.

I could not find published ceiling heights or parking and locker counts for The Park Club. Condos.ca does not list parking among the fee inclusions here, so ask whether the suite comes with a deeded or assigned space, whether there is a separate charge, and whether a locker is included. Confirm all of it in the status certificate.

Pool, spa and the park next door

SkyriseCities describes the amenity package as a spa with Scandinavian-style plunge pools, a heated stone bed and a meditation room, plus a gym. Condos.ca lists an indoor pool, gym, party room, concierge and visitor parking. Together, that is one of the stronger wellness packages in this pocket.

Outside the building, UrbanToronto’s 2016 coverage reported that the Parkway Forest Community Centre, designed by Diamond Schmitt Architects, and a new outdoor pool were being completed southeast of Block B, with basketball courts and a playground already in use. Having a City community centre and park across the road is a real everyday amenity.

In a multi-phase community, ask whether any amenities are shared with other Emerald City buildings. If they are, there will be a shared facilities agreement setting out the cost split, and you want to read it.

Daily life at Don Mills and Sheppard

Emerald City’s location is the main reason people buy here. Fairview Mall is at the same intersection, and Don Mills station is the eastern end of Line 4 Sheppard. The data panel on this page lists transit details; walk the route in winter before you rely on it.

Drivers get quick access to the 401 and the Don Valley Parkway. The intersection itself is wide and busy, so check traffic noise on the lower floors and on the sides facing the main roads.

Higher suites in a point tower like this can have long open views, but Emerald City is a cluster of towers, and lower suites on some sides look at neighbouring buildings. Confirm the actual view from the suite you are buying, at the time of day you will be home.

The neighbourhood is far more complete than it was when this tower launched. Block C, with The Peak, The Point and Lumina, was built to the south after this tower, and Lumina’s corporation was registered in 2022, so the main construction phase of Emerald City itself is largely behind it. Change along Sheppard East and around Fairview Mall will continue, but day to day this is now a settled community rather than a building site.

Price per square foot and the fee

Condos.ca puts the building average at about $717 per square foot, which is in line with the other Emerald City towers and well below Yonge and Sheppard.

Two suites were listed for sale when I checked, asking between $529,000 and $629,900. Their maintenance fees ranged from about $572 to $724 a month, and the active listings averaged roughly $1.00 per square foot.

That fee is on the high side, but it includes heat, air conditioning and water, and it funds a pool and spa. Compare it with buildings that meter heat and cooling separately on a total monthly cost basis. For recent trades in the building, see my building sold report.

The pool and spa are the reason to choose this tower over a cheaper one nearby. If you will use them several times a week, they can replace a gym membership; if you will not, you are paying for them anyway through the fee. Ask about opening hours, booking rules for the spa, and how often the pool has been closed for maintenance in the last year; the board minutes will usually tell you.

Jatin’s honest take on The Park Club Condos

Who this building suits

Singles and couples who want a tall building with views, a pool and spa, and Fairview Mall and the subway at the corner. It suits investors looking at one-bedroom and one-plus-den suites in a mature, well-understood community. It does not suit families who need three bedrooms.

What I’d want you to check

Resolve the suite count from the declaration and check your suite’s share of common expenses. Read the reserve fund study with the pool and spa equipment in mind, because water features are expensive to run and replace. At about eight years old, the building is past most of its warranty periods and approaching the age when the first major component replacements come due, so look closely at planned spending and any increases in contributions.

The value question

At about $717 per square foot with heat and cooling in the fee and a pool and spa downstairs, The Park Club is fair value for an owner-occupier who will use the amenities. Against Lumina or Dream Tower in the same community, the choice is mostly about height, age and amenities rather than price. Resale depth is limited, with only a couple of suites for sale at a time, so expect to price against the neighbouring Emerald City towers as well as this one. To compare suites across Emerald City, book a call.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
