Mix of owners and renters. Of 41 deals here in the last 24 months, 17 were leases and 24 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 1350 York Mills?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 1350 York Mills

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

1350 York Mills is one of the few places left in Toronto where a two-bedroom condo with parking still asks under $400,000. That price comes with a 1972 building, a fee above a dollar per square foot and a reserve fund you need to read carefully. For the right buyer it is a genuine entry point into home ownership. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

1350 York Mills is a 21-storey, 374-suite condominium at 1350 and 1360 York Mills Road in the Fenside-Parkwoods area of the former City of North York. The condominium corporation, YCC-50, was registered on 30 March 1972, which makes it one of the older condominium corporations in the city. Wilson Blanchard is listed as the property manager. Maintenance fees cover common elements, heat, building insurance, parking and water. Suites listed run from about 619 to 845 square feet.

YCC-50

A 1972 condo, and why that number matters

YCC-50 means this was among the first 50 condominium corporations registered under the old York numbering. Ontario’s first condominium legislation dates from the late 1960s, so this building comes from the very first wave of Toronto condos, when high-rises were planned on generous suburban lots with pools and lawns.

That era built solid concrete towers with large rooms and big windows. It also built them with single-pane or early double-pane glazing, original plumbing stacks, and mechanical systems that have now been replaced at least once, or need to be. Almost every major cost in a building like this comes from its age.

None of that is a reason to avoid it. It is a reason to read the reserve fund study first and the listing second.

The developer is not recorded on the building’s public profile, which is normal for corporations this old. What matters more than who built it in 1972 is how the board and manager have run it since, and that story is in the minutes, the budgets and the history of special projects.

Two-bedroom suites at a size new buildings no longer build

Active listings here are almost all two-bedroom suites, in the roughly 700 to 899 square foot bands, and condos.ca puts the overall range at about 619 to 845 square feet. In a 2026 pre-construction building, that floor area would buy you a one-plus-den.

Expect a separate kitchen, a defined dining area and two real bedrooms with closets, rather than a den with a sliding door. Balconies on buildings of this era tend to be generous, and corner suites get light on two sides.

Many suites have been renovated, and the quality varies widely. An updated kitchen and bathroom can be worth a meaningful premium here, but check whether the electrical panel and plumbing were updated too, not just the cabinets. Ask whether the suite has had its windows or balcony door replaced, or whether that work is still to come under a building-wide program.

Fees: high per foot, but look at what they include

The four suites for sale at the time of writing carried fees in a narrow band of roughly $870 to $880 a month, which works out to about $1.03 per square foot on active listings. That is high next to a newer building, and it is the number that scares buyers away.

The inclusions narrow the gap. Heat, water, building insurance and parking are all in the fee. In a newer tower you would usually pay for parking separately and heat your suite through your own hydro bill, so the real difference is smaller than the headline per-foot figure suggests.

What you cannot do is ignore the trend. In an older building, fees tend to rise faster than inflation as major components come due. Ask for the fee history over the last five years and the reserve fund study’s projected contributions before you write an offer.

Daily life in Parkwoods

The building sits on York Mills Road in the Parkwoods area of North York, east of the Don Valley Parkway. This is a residential part of the city built mostly in the 1950s and 1960s, with bungalows, townhouse complexes and a cluster of older rental and condo towers along the main roads.

Daily errands mean plazas rather than a main street. Most owners drive, and that is where included parking earns its keep, with quick access to the Don Valley Parkway and Highway 401 for commuting.

The area is close to the Don Valley ravine system and its trails, which is a real quality-of-life benefit if you walk or cycle. Transit, schools, parks and walkability are listed in the data panel on this page.

Pricing: one of the lowest entry points in North York

Condos.ca puts the building’s average at about $567 per square foot, well below the city average for condos and far below anything built in the last decade.

Four active sale listings at the time of writing were asking between about $375,000 and $399,000, all two-bedroom suites. That narrow range is useful: it tells you the market has a clear sense of what a suite here is worth, and that condition and floor are what move the price within it.

With several suites for sale at once, buyers have some leverage. Compare the listings directly on condition, exposure and floor, and use recent sold data rather than asking prices. You can request a sold report for this building.

Remember too that lenders and insurers look harder at older buildings. Get your mortgage pre-approval with the address in hand, and have your lawyer review the status certificate before your conditions expire.

Amenities at 1350 York Mills

An outdoor pool, a sauna and a gym are the core of the package, which is more than many newer buildings offer. The outdoor pool is a summer amenity only, and like all pools it is a recurring cost in the reserve fund.

Jatin’s honest take on 1350 York Mills

Who this building suits

First-time buyers who want two real bedrooms and parking for under $400,000, families who need space more than finishes, and buyers who drive. It can also suit an end user who wants to stop renting and is willing to take on an older building in exchange for a much lower purchase price. It does not suit someone who wants new construction, a lively street at the door or a low monthly fee.

What I’d want you to check

Start with the reserve fund study and the most recent budget. In a 1972 building I want to see where the windows, balcony repairs, garage, elevators, roof, plumbing risers and pool sit in their life cycle, and whether contributions are keeping up. Read at least two years of board minutes for planned projects. Condos.ca lists a pet restriction, so read the exact rules before you buy with a pet. And confirm which of the two addresses a unit is in, since the experience can differ by tower and exposure. Finally, ask the manager whether any building-wide projects, such as window, balcony or garage work, are scheduled, and how they will be funded.

The value question

At around $567 per square foot with heat and parking in the fee, the value case is strong on price and weaker on carrying cost. If the reserve fund is healthy, a renovated two-bedroom here is one of the most affordable ways to own real space in Toronto. If it is not, the low price may simply be the market pricing in what is coming. Do the homework and the building can work very well.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
