Do mostly owners or renters live here?

Leases 69%Sales 31%

Renter-heavy building. Of 36 deals here in the last 24 months, 25 were leases and 11 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Bellair Gardens?

1unit registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Sources: TRREB MLS® System lease and sale counts; City of Toronto short-term rental registrations (Open Data, 18 Oct 2026); TSSA Residential Elevator Availability portal.

Before you buy here

Five things the listing will not tell you about Bellair Gardens

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Bellair Gardens is one of the buildings I look at first when a buyer wants to get into north-east North York on a tight budget. It is an 11-storey, 167-suite building from 2007 on a quiet side street near York Mills and Don Mills, priced well below the Toronto average per square foot. The low price is real, and so is the fee, which is why this page spends time on both. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Bellair Gardens is an 11-storey, 167-suite condominium at 18 Valley Woods Road in the Parkwoods-Donalda area of North York, Toronto, near York Mills Road and Don Mills Road. Condos.ca lists it as built in 2007, while another listing site gives 2006. The condominium corporation is TSCC-1897, registered on 13 November 2007, and Condos.ca lists FirstService Residential as manager. Suites run roughly 454 to 1,716 sq ft. Fees include air conditioning, common elements, heat, building insurance, parking and water.

A side-street building near a major intersection

Valley Woods Road is a short residential street tucked off the York Mills and Don Mills intersection. That gives Bellair Gardens a useful balance: you are close to a major crossroads for shopping and driving, but the building itself does not front onto a major arterial.

The surrounding area is Parkwoods-Donalda, a part of North York known more for apartment buildings, townhouse complexes and green space than for nightlife. Buyers who choose it usually want quiet, space for the money and quick access to the Don Valley Parkway and the 401.

If you want a walkable main street with cafes at the door, this is not that building. If you want a calm place to come home to that is still a short drive from most of the city, it deserves a look. The automatic panel on this page covers transit, parks and nearby food in detail.

Small one-bedrooms to large family suites

The suite range runs from about 454 to 1,716 square feet. In practice, the listings I see most often are compact one-bedrooms and one-plus-dens in the 500-square-foot band, with fewer two-bedrooms and only occasional large suites.

That mix makes it a natural first-buyer building. A one-bedroom here costs a fraction of a similar suite closer to Yonge Street, and the larger suites give growing households somewhere to move without leaving the area.

With suites this small, check whether the den is a real room or an open alcove, and whether the bedroom has a window. Some compact plans from this period use sliding panels or interior bedrooms, which affects both daily comfort and resale.

Security, staffing and who runs it

Bellair Gardens has a staffed lobby. Condos.ca lists a concierge and a security guard, and another listing site describes 24-hour security. For a building at this price level, that is a meaningful feature, especially for buyers living alone or coming from a house.

Condos.ca lists FirstService Residential as property manager. It is a large, established manager, which usually means established systems for maintenance requests, amenity bookings and financial reporting. That is helpful, but the board still sets priorities, so read the minutes to see how decisions get made.

Condos.ca does not name the developer, and I could not confirm one from an independent source. The declaration will name the declarant if that matters to you.

Thinking about resale before you buy

Because so many suites here are compact one-bedrooms, you will usually be competing with several similar listings when you sell. That is the trade-off of a building with lots of comparable product: pricing is transparent, but buyers have choice, and the best-presented suite wins.

The suites that tend to stand out in a building like this are the ones with a true den, a good view, an owned parking spot and an updated kitchen. If you are choosing between two suites today, think about which one will look better against its neighbours in five years.

The larger suites are a different story. With fewer of them, they come up less often and tend to attract buyers who have already decided they want this area. If you are buying one of those, expect less competition when you sell, but also fewer comparable sales to price against, so look back two or three years.

A low price per foot, and a fee that needs context

Condos.ca puts the building average at about $595 per square foot. That is low for Toronto, and it reflects the building’s age, its location in a quieter, car-oriented part of North York and the many compact suites. For a buyer focused on getting into the market with a staffed building, that low entry point is the main reason this building makes the shortlist.

When I checked, four suites were listed for sale, asking between $360,000 and $569,000, with monthly fees from about $586 to $1,045. One suite was listed for lease. Across those listings, fees averaged about $1.13 per square foot.

On paper, $1.13 per square foot is high. Two things explain most of it. The fee covers heat, air conditioning, water, building insurance, common elements and parking, which many newer buildings charge separately or leave to your own meter. Small suites also always show a higher fee per foot, because the fixed costs of running a building are spread over less space.

Even so, I would not wave it away. A high fee affects what you can borrow and what the next buyer will pay. Compare total monthly cost, fee plus hydro plus any parking, with the alternatives on your list, and ask the board how fees have moved over the last few years and why.

The amenities are practical rather than lavish: a staffed lobby, a gym, a party room and a media room, plus visitor parking. There is no pool listed, which keeps one large long-term cost off the reserve fund. Condos.ca also tags a pet restriction, so check the rules before you bring a dog.

Jatin’s honest take on Bellair Gardens

Who this building suits

First-time buyers who want a staffed, secure building in north-east North York at a low price per foot, and small households who drive and want quick access to the Don Valley Parkway and the 401. The larger suites suit families or downsizers who want to stay in Parkwoods.

What I’d want you to check

At close to 20 years old, Bellair Gardens is in the window where the garage membrane, roofing, window and balcony door seals, elevators and the central heating and cooling plant come due. Read the reserve fund study and board minutes, and ask whether any large projects are planned. Given the fee level, look at the fee history in the budgets. Confirm the parking and locker allocation, whether the den is a true room and the pet rules in the declaration.

The value question

At around $595 per square foot with heat, cooling and parking included, Bellair Gardens is one of the more affordable ways into this part of North York. You give up a walkable main-street location and low fees. You gain a staffed building on a quiet street at an entry price newer buildings cannot match. If the reserve fund is healthy and the fee history is steady, I think it is fair value for an owner-occupier. Book a call and I will pull the recent sales for you. The buyers I would steer elsewhere are those who want to walk to shops and restaurants every day.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
