Renter-heavy building. Of 140 deals here in the last 24 months, 100 were leases and 40 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at The Ravine Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Ravine Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Ravine Condos is the newest high-rise on the York Mills ravine edge, and the first building in a planned seven-building community on about 13 acres beside the Don Valley. It is one of the few places in North York where a 2024 suite costs well under $800 a square foot. The question is whether you are comfortable buying the first phase of a master plan. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Ravine Condos is a high-rise condominium at 10 Deerlick Court, Toronto M3A 0A7, off York Mills Road in Parkwoods-Donalda in North York, beside Brookbanks Park and the Don Valley. It was developed by ALIT Developments with Urban Capital and completed in 2024. Condos.ca lists 24 storeys and 297 suites; launch coverage described a first phase of 29 storeys and 336 suites. The condominium corporation is TSCC-3067, registered on 18 June 2024.

The first tower of a seven-building ravine community

The Ravine is a master-planned community from ALIT Developments and Urban Capital on the north side of the Don Valley near York Mills Road and the Don Valley Parkway. Launch coverage described a site of roughly 13 acres overlooking the valley, with Deerlick Creek running through the parkland next door and a long-term plan for seven buildings.

This building is the first of those. You get the earliest completed tower and the most established resale history, but you will also live beside the construction of the phases that follow. Ask what has been approved next door, what the expected timing is, and how it affects views from the suite you are considering. A clear view today may not stay clear.

Sources do not agree on the size of this first building. Condos.ca lists 24 storeys and 297 suites at 10 Deerlick Court, while launch coverage described a first phase of 29 storeys and 336 suites. The marketing figures may have changed during approvals, or the numbers may count different parts of the project. Confirm the registered size from the status certificate.

There is an upside to buying first. Early owners shape the corporation’s culture, its rules and its first reserve fund study, and the completed parkland and later phases can lift the appeal of the whole site over time. You are betting that the full community, once built, will be better than the single tower you buy into today.

Built for value, with suites that can grow

The suite mix leans toward first-time buyers. Most of the suites I see listed here are one-bedroom-plus-den plans in the 600s of square feet, with two-bedroom and three-bedroom plans above that, so this is a building of efficient layouts rather than sprawling ones.

At launch the developers also said some floor plans could be combined into extra-large family suites. That is rare in a value-priced tower. If you are buying for a growing household, ask whether any combinations were built and how they trade, because they give you a size you otherwise have to leave the area to find.

On smaller plans, check that the den is usable as a bedroom or office, that the balcony is deep enough for a table, and what the view is from that particular stack. In a ravine building, the valley-facing side is the reason most people buy.

Amenities with the ravine in mind

Launch materials described an eighth-floor rooftop terrace with a lounge, barbecue station and fire pit, a party room by Cecconi Simone with an outdoor terrace styled like a café patio, a dog washing bay and an outdoor yoga studio. Condos.ca lists a concierge, gym, party room and visitor parking, and Beanfield Fibre is available.

The dog washing bay is not a gimmick here. With Brookbanks Park and the valley trails next door, this is a building where many owners walk a dog several times a day, and a wash station at the entrance saves a lot of mud in the hallways.

Daily life at York Mills and the valley

The appeal is green space. Brookbanks Park is beside the site, and the Don Valley trail network runs through the ravine, so you can be on a trail within minutes of leaving the lobby. That is unusual for a new high-rise anywhere in the city.

This is still a car-oriented part of North York. The Don Valley Parkway and Highway 401 are close, and launch coverage noted a TTC express bus on York Mills Road that runs toward downtown. Groceries and errands mostly mean a short drive or bus ride to the plazas along York Mills, Lawrence and Don Mills Road. The data panel shows the exact transit, school and walkability figures.

Buyers here are usually choosing between this and older towers in Parkwoods and Don Mills. The trade-off is simple: older buildings offer bigger suites and more established corporations, and this one offers a new building with lower maintenance in its first years.

Winter is worth thinking about too. Ravine sites are beautiful in summer, but the views and trail access matter less from December to March, and the trip to errands is the same in every season. Visit in poor weather as well as on a sunny weekend before you decide.

Price per square foot and fees

Condos.ca puts the average at about $768 a square foot. For a 2024 tower, that is noticeably lower than what new buildings on the Yonge corridor typically command, and it is the core of the value argument here. Compare it with the per-square-foot figures for older towers nearby before deciding which trade-off you prefer.

At the time of writing, seven suites were listed for sale, asking between $480,000 and $649,000, with monthly fees between about $522 and $735. The average fee across active listings works out to about $0.81 a square foot, which is moderate for a new tower with a concierge.

I could not confirm what the fee includes, so check the status certificate for heat, water and parking. With seven sale listings against two for lease, supply is relatively high right now, which gives buyers some room to negotiate. Aggregate sale and lease figures are in the data panel on this page.

Jatin’s honest take on The Ravine Condos

Who this building suits

First-time buyers and young couples who want a new suite with a real ravine and park next door at a price per square foot well below midtown, dog owners, and buyers who drive or commute by express bus rather than needing a subway at the door.

What I’d want you to check

Confirm the registered storeys and suite count, since sources differ. Ask about the timing and height of the later phases and how they affect your view. Read the reserve fund study and first-year budget for a 2024 corporation, check for open Tarion warranty items, and confirm what the fee includes and whether the suite has parking and a locker.

The value question

On price per square foot, this is one of the better-value new towers in North York, and the ravine setting is a genuine differentiator. The risks are a long construction period next door and a relatively high number of listings competing at resale. For an owner-occupier who values green space, I think it is worth serious consideration. Book a call and I will compare stacks and views with you.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
