Living here
Renters, Airbnb and elevators at 1690 Victoria Park Avenue Condos
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 1690 Victoria Park Avenue Condos?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 1690 Victoria Park Avenue Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

1690 Victoria Park Avenue is one of the oldest condominiums you can buy in this part of the city. It is a four-storey, 37-suite building registered in 1973, and its corporation number, YCC-69, tells you it was among the first wave of condos created in what was then York County. The suites are some of the most affordable two-bedrooms near Lawrence and Victoria Park, and the fee pays almost every bill you have. The age is the whole story, good and bad. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
1690 Victoria Park Avenue Condos is a four-storey, 37-suite condominium at 1690 Victoria Park Avenue, near Lawrence Avenue East, in the Victoria Village area of North York, Toronto. It was built in 1973, and the condominium corporation is YCC-69, registered on 18 November 1973. BV Property Management is listed as the manager. Maintenance fees include common elements, heat, hydro, cable TV, parking, building insurance and water.
1690 Victoria Park Avenue Condos at a glance
An early Ontario condominium
Ontario only began registering condominiums in the late 1960s, so a corporation number as low as YCC-69 places this building among the earliest condos in the former York County, which included North York. It has now been a condominium for more than 50 years.
That history is useful. A corporation this old has been through several cycles of roofs, boilers and windows, and its reserve fund studies and board minutes go back decades. You are not guessing how the building will age; you can read how it already has.
It also means the building was designed to 1970s standards. Expect a building that looks and works differently from a modern glass tower, with mechanical systems that have been replaced or patched over time rather than designed for today’s codes. The status certificate and engineering reports tell you which.
Small, low and bill-inclusive
With four storeys and 37 suites, this is a small building. There is no tower lobby or amenity floor, and condos.ca lists only visitor parking, a security system and permission to barbecue. The barbecue point is worth noting, because many apartment-style buildings forbid them.
The fee is where this building stands out. It covers common elements, heat, hydro, cable TV, parking, building insurance and water. Hydro and cable are rarely bundled in buildings built after the 1990s, and parking is usually a separate cost. Your monthly cost is close to one number, which makes budgeting easy for a first-time buyer or someone on a fixed income.
Both suites listed in October 2026 were in the 800 to 899 square foot band, which gives a sense of the typical layout: a real two-bedroom, not a compact one. Ask for the floor plan and confirm the number of bathrooms, the laundry arrangement and the storage that comes with the unit you are considering.

Victoria Village, and the corner it sits on
Victoria Village runs from the Don Valley east to Victoria Park Avenue, between Eglinton and Lawrence. Before amalgamation, the west side of Victoria Park was North York and the east side was Scarborough, which is why this corner can feel like the meeting point of two suburbs.
Much of the land was once the Herron family’s orchard, and the neighbourhood was built out mainly in the 1950s and 1960s with bungalows. Apartments and condos sit along the edges, on Lawrence, Eglinton and Victoria Park, so this building is typical of where higher-density housing was placed, on the arterial road with the quiet streets of houses directly behind it. Parts of the ravine system, including the Charles Sauriol Conservation Reserve, run along the neighbourhood’s western side.
The bigger change is to the south. The Eglinton Crosstown opened as Line 5 on 8 February 2026 along the neighbourhood’s southern edge, adding rapid transit to an area that relied on buses. Nearest stops, schools and shops are listed in the panel on this page.
What a 1970s suite asks of a buyer
Buying a suite in a building this age is closer to buying a resale house than a new condo. Some units will have been renovated more than once, others will be close to original, and the asking price should reflect which one you are looking at.
Walk the unit with a checklist. Ask when the windows and balcony door were last replaced and whether that is the owner’s job or the corporation’s, how old the electrical panel and wiring inside the suite are, and whether any renovation was done with permits and board approval. Your home inspector should look at the suite, and your lawyer should look at what the declaration says the owner is responsible for.
Also ask practical questions a newer building answers for you: whether there is an elevator and how old it is, where laundry is, and how storage is assigned. In a four-storey building these vary more than buyers expect, and none of them should be assumed from a listing description.
Pricing: two listings, one fee
Condos.ca does not publish an average price per square foot for the building, which is common for a 37-suite corporation where only a few units trade each year.
When I checked in October 2026, two suites were listed for sale, both in the 800 to 899 square foot band, with asking prices from $330,000 to $429,900. Monthly fees on both listings were about $674, which works out to roughly $0.79 per square foot.
That spread is wide for two similar-sized suites, and it usually reflects condition, updates and floor rather than the building itself. Asking prices are not sale prices, so look at the recorded sales in the panel on this page before deciding where a fair number sits.
Remember what $0.79 per square foot buys here. With hydro, heat, cable and parking included, the comparison with a newer building’s lower fee has to add those bills back. On that basis, the total monthly cost of owning here is competitive for the area.

Amenities at 1690 Victoria Park Avenue Condos
The amenity list is short because the building is small and the fee is spent on utilities rather than facilities. For most buyers here, the practical perks are the included parking and being allowed a barbecue on the balcony or grounds, subject to the rules.
Jatin’s honest take on 1690 Victoria Park Avenue Condos
Who this building suits
First-time buyers who want a genuine two-bedroom for less than most one-bedrooms in newer towers, retirees who like a small building and one predictable monthly payment, and anyone who values bundled utilities and parking over gyms and concierges.
What I’d want you to check
At more than 50 years old, this building lives or dies by its maintenance record. Read the reserve fund study for the roof, windows, balconies, plumbing risers, electrical service and heating plant, and ask what has been replaced and when. Check the board minutes for planned projects, ask how the fee has moved over the past five years, and confirm the parking space and locker for the specific suite. If you have a pet, read the rules yourself.
The value question
The value case is simple: a large suite at a low price with nearly every bill included, near a new rapid transit line. It holds if the reserve fund is healthy and the major systems have been kept up. Resale can be slower in a small, older building, so buy it as a home rather than a quick flip. Book a call if you want help reading the status certificate.
