Do mostly owners or renters live here?

Leases 20%Sales 80%

Mostly owner-occupied. Of 10 deals here in the last 24 months, 2 were leases and 8 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 30-40 Sunrise Avenue Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 30-40 Sunrise Avenue Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

30 and 40 Sunrise Avenue is the building I suggest to buyers who want condo living without a tower. It is a four-storey, 143-suite complex from 1977, built by Cadillac Fairview, with an outdoor pool, a tennis court and suites big enough to feel like a small house. Nothing was for sale when I checked, which tells you something about how long people stay. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

30-40 Sunrise Avenue Condos is a four-storey, 143-suite condominium at 30 and 40 Sunrise Avenue in North York’s Victoria Village neighbourhood, south of Eglinton Avenue East. It was built in 1977 by Cadillac Fairview Corporation. The condominium corporation is YCC-335, registered on 24 June 1977, and condos.ca lists Crossbridge Condominium Services as the manager. Condos.ca lists the fee as covering common elements, heat, hydro, water, parking, cable TV and building insurance.

Low-rise living from a major developer

Most 1970s condominiums in North York are towers. This one is the opposite: a four-storey complex with two addresses and 143 suites between them, on a short residential street. You are never more than a few floors from the ground, and for many buyers, especially older owners and anyone with a fear of long elevator waits, that is the whole appeal.

Condos.ca lists Cadillac Fairview Corporation as the builder. Cadillac Fairview is best known today for shopping centres and office towers, and seeing its name on a 1970s low-rise condominium is a reminder of how many large companies built housing in that decade. Condos.ca also lists Victoria Town at 10 and 20 Sunrise as a Cadillac Fairview project from the same year.

Sunrise Avenue is unusual in having four condominium corporations on one short street: Victoria Town at 10 and 20, this complex at 30 and 40, Concordia at 25 and the tower at 45. That gives buyers real comparables, and it lets you choose between a low-rise and a tower without leaving the street.

Suites of about 800 to 1,200 square feet

Condos.ca’s size data runs from about 812 to 1,218 square feet. That is a family-sized range with no small studios, and it means the owners here are mostly people who live in their suites rather than investors.

I have not seen a full set of floor plans for this complex, so ask for the plan of the suite you are looking at and confirm the room sizes yourself. In a low-rise, also ask which floor and which side of the building the suite is on: ground-floor suites can trade privacy for easy access, and top-floor suites sit under the roof, which matters when the roof is due for replacement. Ask whether the building has elevators serving every floor if stairs are a concern.

With a 1977 building, the condition inside each suite varies a lot. Ask what has been updated, including the kitchen, bathrooms, electrical panel and windows, and whether the work was done with permits. Two suites of the same size can be worth very different amounts here.

Hydro, heat and parking in the fee

Condos.ca lists the fee as covering common elements, heat, hydro, water, parking, cable TV and building insurance. Hydro in the fee is common on Sunrise Avenue but rare in newer Toronto condos. It makes the monthly fee look higher than at a building where each owner pays an electricity bill, while often making the total monthly cost lower.

Air conditioning is not on that list. Ask how the suite is cooled, who owns the equipment and who pays to replace it. In a building where the corporation pays the hydro, the way suites are cooled affects the budget for everyone.

Because there were no listings when I checked, I cannot give you a current fee range. Ask for the current fee schedule and the latest budget before you make an offer, and compare the full monthly cost, not just the fee, against any building you are weighing it against.

Eglinton East is changing around it

The Eglinton Crosstown, Line 5, opened on 8 February 2026 after about 15 years of construction, according to CTV News. For a street that used to rely on buses, that is a meaningful change, and the panel beside this review shows the nearest stops.

Further east, at Eglinton and Victoria Park, Choice Properties and The Daniels Corporation are planning to redevelop the Golden Mile Shopping Centre. UrbanToronto lists the project at about 3,770 homes in 11 buildings of up to 48 storeys, still at the pre-construction and approvals stage. Over time that should bring more shops and services within reach, along with years of construction.

Sunrise Avenue itself is quiet: low-rise condos, a few towers, houses and green space, with shopping on Eglinton and Victoria Park close at hand. That settled feel is the reason most owners chose it, and it is unlikely to change on this street.

Pricing: about $461 a square foot, and no listings

Condos.ca puts the building average at about $461 per square foot. That sits in a tight range with its Sunrise Avenue neighbours: condos.ca shows Concordia at about $438, Victoria Town at about $474 and the tower at 45 Sunrise at about $481.

Nothing was listed for sale or for rent when I checked. In a 143-suite building with large suites, that is a sign that owners stay put, and it means you may have to wait for the right suite or be ready to move quickly when one comes up. In a building like this, the buyer who already has financing approved and a lawyer ready to review the status certificate is usually the one who gets the suite.

For what has actually traded, use the panel beside this review, or ask me for a building sold report that covers all four corporations on Sunrise Avenue. With four buildings on one street, the side-by-side comparison is the most useful thing I can give you.

Amenities at 30-40 Sunrise Avenue Condos

Outdoor poolTennis courtSaunaGymParty roomParking garageSecurity system

An outdoor pool and a tennis court in a low-rise complex make summer at home feel like a club, and a gym, sauna and party room cover the rest. Both the pool and the court cost money to run and rebuild, so check how the reserve fund plans for them.

Jatin’s honest take on 30-40 Sunrise Avenue Condos

Who this building suits

Downsizers and older buyers who want a large suite, few floors and a pool and tennis court, and families who would rather live in a low-rise than a tower. It also suits buyers who like one predictable fee that covers hydro, heat and parking.

What I’d want you to check

This is a 1977 complex, so read the reserve fund study and recent board minutes with care: roofs, windows, balconies, the garage, the heating plant, the pool and the tennis court are all at an age where major work comes due. Ask how energy costs are trending, since the corporation pays the hydro, and how suites are cooled. Condos.ca lists pets among the amenities, but I have not seen the rules, so read them if you have a pet.

The value question

At about $461 per square foot with most utilities bundled and Line 5 now open, the value is real. The challenge is supply, since suites rarely come up. If the reserve fund is healthy and you find the right suite, I think this is one of the better low-rise buys on the east side of North York.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
