Living here
Renters, Airbnb and elevators at Oasis - Soleil
Do mostly owners or renters live here?
Mostly owner-occupied. Of 8 deals here in the last 24 months, 1 were leases and 7 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Oasis - Soleil?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Oasis - Soleil
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Oasis – Soleil is one of the lowest-priced buildings per square foot on this stretch of Eglinton, and it comes with a fee that covers almost every utility. It is the 1730 address in the Oasis cluster, an Evergreen Villa Homes building of eight storeys, 110-suite building from 2005. Line 5 Eglinton has changed what this location is worth. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Oasis – Soleil is an 8-storey, 110-suite condominium at 1730 Eglinton Avenue East in North York’s Victoria Village area, built in 2005 by Evergreen Villa Homes. The condominium corporation is TSCC-1678, registered on 16 May 2005, and Crossbridge Condominium Services is listed as manager. Condos.ca lists the fee as covering common elements, heat, hydro, air conditioning, building insurance, parking and water.
Oasis – Soleil at a glance
One building in the Oasis cluster
Oasis – Soleil is one of a group of condominiums along this part of Eglinton that share the Oasis name. Evergreen Villa Homes built Soleil, and it sits beside Paradise at the Oasis at 1720 and the original Oasis at 1700, and from the street they read as one development.
They are separate condominiums, though, and they should be judged separately. Each has its own corporation, budget, reserve fund and board. When you compare fees or read about amenities, make sure the information is for TSCC-1678 and not a neighbour.
At eight storeys and about 27 metres, Soleil is a mid-rise rather than a tower. With 110 suites, that is a relatively small corporation, with the usual trade-off: a quieter building, but fewer owners to share the cost of major repairs.
The shared name does have one practical benefit. When Soleil has had few recent sales, sales in the neighbouring Oasis buildings give you a second reference point for the same location and era, as long as you adjust for each building’s fee inclusions and condition.
A fee that covers hydro
Condos.ca lists common elements, heat, hydro, air conditioning, building insurance, parking and water in the fee. That is close to all-inclusive. Most owners here pay little beyond the fee except internet and their contents insurance.
That changes how you should compare buildings. A newer building nearby may quote a lower fee, but once you add a hydro bill, heating and cooling and a parking charge, the total monthly cost is often similar or higher. Do the comparison with real numbers from both status certificates.
The trade-off with bulk hydro is that everyone pays the same share, whatever they use. Ask whether the board has discussed installing suite meters, because that would be a capital project and would change your monthly costs.
It also makes budgeting simple. For a first-time buyer moving from a rental where utilities were included, a fee that already covers hydro, heat and cooling means the monthly number on the status certificate is close to the real monthly cost of living here, apart from property tax, internet and insurance.

Practical, mid-sized suites
Condos.ca lists suites from about 636 to 1,075 square feet. There are no tiny studios and no very large suites, so the building is a good fit for one- and two-bedroom buyers who want real living space without paying for a large plan.
In a 2005 building, assume many suites still have original kitchens, bathrooms and flooring. That is not a problem if the price reflects it, and a modest renovation in a suite of this size is manageable. Get a quote before you offer, not after.
Condos.ca’s amenity tags include pets, but I have not seen the rules themselves. If you have a large dog or more than one pet, read the declaration and rules in the status certificate before you firm up.
Look at storage too. Ask whether a locker comes with the suite, and whether the parking space is owned or assigned, because both affect resale and neither is obvious from a listing.
Eglinton East after Line 5
For years, this stretch of Eglinton near Victoria Park Avenue was a car-oriented corridor of plazas and mid-rise buildings. Line 5 Eglinton, the Crosstown LRT, opened along Eglinton in early 2026, and it gives owners here a direct transit route across the middle of the city.
The Golden Mile, the commercial strip to the east along Eglinton, is one of the city’s larger planned redevelopment areas, and new transit tends to speed that kind of change up. For owners at Soleil, that means more construction nearby, more condo supply on resale, and over time more shops and services within reach.
The panel beside this review shows the nearest stations, schools and parks. Day to day, most errands here are still a short drive or a transit ride, and the Don Valley Parkway is close for drivers.
The lowest per-foot figure in this group
Condos.ca puts the building average at about $539 per square foot. That is the lowest of the six north Toronto buildings I track in this group, below Viva South Tower on Bathurst at about $610 and well below Savoy at Camelot in Don Mills at about $727.
Some of that gap is location and age. My view is that resale prices along Line 5 are still adjusting to the new line, and that is part of the opportunity for a buyer who plans to stay.
There were no suites listed for sale when I checked, which tells you supply here is thin. If you want to buy in this building, register for alerts and be ready to move when a suite comes up. Ask me for the sold report and I will show you what has traded.

Amenities at Oasis – Soleil
The package covers what most owners use: concierge, a gym and sauna, guest suites and rooms for gatherings. TalkCondo and liv.rent also list a pool, but condos.ca does not, so confirm whether there is one and whether it belongs to this corporation or is shared with the neighbouring Oasis buildings.
Jatin’s honest take on Oasis – Soleil
Who this building suits
First-time buyers and owner-occupiers who want a real one- or two-bedroom at a low price per foot, with nearly every utility in the fee. It also suits buyers who want to be on Line 5 Eglinton before prices along the line fully adjust.
What I’d want you to check
At 20 years old, the building is entering the window for windows, roofing, the garage membrane, elevators and the central heating and cooling plant. Read the reserve fund study and board minutes, and ask what major work is planned. Confirm the amenity list, especially the pool, and whether any facilities are shared with the neighbouring Oasis buildings and how costs are split. Confirm the parking space and locker in writing. Finally, ask how the corporation handles bulk hydro costs in its budget, because rising electricity rates show up in your fee rather than on a separate bill.
The value question
At about $539 per square foot, with hydro, heat and parking included, this is one of the better-value propositions on the Eglinton line I have looked at. The risk is age and a thin resale market. If the reserve fund is healthy, I think it is a sound buy for an owner-occupier planning to stay five years or more. Book a call if you want me to watch for a suite here.
