Living here
Renters, Airbnb and elevators at Paradise at the Oasis
Do mostly owners or renters live here?
Renter-heavy building. Of 24 deals here in the last 24 months, 15 were leases and 9 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Paradise at the Oasis?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Paradise at the Oasis
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Paradise at the Oasis is where I point first-time buyers who want a real one- or two-bedroom on the Eglinton line without a downtown price. It is a nine-storey, 190-suite building from 2003, part of a small cluster of Oasis buildings, and almost every utility is in the fee. The low price per square foot is the draw; the high fee per square foot is the catch. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Paradise at the Oasis is a 9-storey, 190-suite condominium at 1720 Eglinton Avenue East in North York’s Victoria Village neighbourhood. It was developed by Evergreen Villa Homes and completed in 2003. The condominium corporation is TSCC-1535, registered on 13 August 2003, and condos.ca lists Meritus Group Management Inc. as manager. Condos.ca lists the fee as covering common elements, heat, hydro, air conditioning, building insurance, parking and water.
Paradise at the Oasis at a glance
One of a cluster of Oasis buildings
Paradise at the Oasis is one of several buildings along this stretch of Eglinton Avenue East that share the Oasis name. Listing sites show an Oasis building at 1700 Eglinton East and Oasis Soleil at 1730 Eglinton East, on either side of this one. Each is its own corporation, so compare fees, reserve funds and rules building by building.
Condos.ca credits this building to Evergreen Villa Homes and dates it to 2003. At nine storeys and 190 suites, it is mid-sized: big enough to carry a concierge and guest suites, small enough that the lobby does not feel like a tower’s.
The cluster matters to resale. When several similar buildings sit side by side, buyers have plenty of alternatives, which keeps prices honest but also means your suite needs to show well against the one next door.
Practical suites from about 620 to 1,135 square feet
Condos.ca lists suite sizes from about 619 to 1,135 square feet. That covers one-bedrooms, one-bedroom-plus-dens and two-bedroom-plus-den plans, and the current listings sit in the 700- to 999-square-foot bands, which is larger than many new one-bedrooms.
These are suites from the early 2000s, which usually means more enclosed kitchens, real dining areas and more storage than a 2020s plan of the same size. The trade-off is that finishes and windows date from 2003 unless an owner has updated them.
Ask for the renovation history of any suite you consider, and look at the windows and the heating and cooling units closely. In a building where those services are in the fee, the corporation’s approach to maintaining and replacing them affects every owner.
With 190 suites, this building also trades more often than the small luxury buildings further west in North York. That gives you real comparables to price against, which makes both buying and selling more predictable, and it means a lender’s appraiser will rarely struggle to support a fair price.

An all-in fee, including hydro
Condos.ca lists common elements, heat, hydro, air conditioning, building insurance, parking and water as included. Hydro is the unusual one. Most buildings meter electricity to the suite, so here the only regular bills left are internet and contents insurance, and condos.ca lists FibreStream internet in the building.
That full list explains why the fee is high per square foot. Across the three suites listed when I checked, fees ran from about $1,028 to $1,207 a month, or roughly $1.37 per square foot. Take off a hydro, heating and cooling bill and a parking charge, and the gap with a building at $0.70 per foot narrows a lot.
Bundled hydro has a catch. Light users subsidise heavy users, and if the corporation ever moves to individual suite meters, that is a capital project and a change to your monthly costs. Ask whether it has come up at the board.
Condos.ca lists a pet restriction. I have not seen the rules, so read the declaration and rules before you buy if you have pets.
Eglinton East, and what is changing along it
The building sits on Eglinton Avenue East in Victoria Village, west of Victoria Park Avenue. The Line 5 Eglinton Crosstown LRT was built along this corridor, and the panel beside this review shows the nearest stops, transit times and daily amenities.
Further east, the Golden Mile is being reshaped. UrbanToronto reported in 2023 on a resubmitted Mattamy Homes plan at 1891 Eglinton Avenue East, next to the Pharmacy stop, for five towers of 41 to 52 storeys and a 12-storey mid-rise, with about 2,700 homes. Projects of that scale bring more retail and services to the area over time, and also a lot of new condo supply.
Day to day, this is a practical address rather than a destination. Groceries, services and the transit line are the reasons people live here, and the quieter residential streets of Victoria Village sit just behind Eglinton for walks. If you commute by car, the Don Valley Parkway is a short drive west.
Low price per foot, high fee per foot
Condos.ca puts the building average at about $525 per square foot. That is low for a Toronto concierge building, and it is the main reason buyers look here.
Three suites were listed for sale when I checked, asking between $412,000 and $474,900. For a first-time buyer, that is one of the more accessible entry points to a concierge building on Eglinton.
The fee is the other half of the math. At about $1.37 per square foot, it is well above what many newer buildings quote, though most of that gap is hydro, heat, cooling and parking you would otherwise pay separately. Lenders look at the fee when they qualify you, so a higher fee can reduce how much you can borrow, even if your total monthly costs are similar.
The 12-month trading data in the panel on this page is the best guide to what has actually sold. For a side-by-side with the other Oasis buildings, ask me for a building sold report.

Amenities at Paradise at the Oasis
The amenity list is practical rather than showy: a concierge for parcels and visitors, guest suites for family, and party and meeting rooms. For a buyer who wants low running costs and a staffed lobby, that is the right balance. Fewer big-ticket facilities also means fewer expensive systems for the reserve fund to replace later.
Jatin’s honest take on Paradise at the Oasis
Who this building suits
First-time buyers and singles or couples who want a real one-bedroom-plus-den or two-bedroom on the Eglinton corridor at a price well below new construction, and who like the certainty of a fee that covers nearly every utility. It also suits local downsizers who want to stay in Victoria Village without the upkeep of a house.
What I’d want you to check
At 2003, the building is entering the stage where windows, the roof, elevators, the garage membrane and the heating and cooling equipment come due. Read the reserve fund study and recent board minutes, and ask how the corporation handles bulk hydro and whether suite metering has been discussed. Confirm parking and locker for the specific suite, and the pet rules.
The value question
At about $525 per square foot, the purchase price is one of the better values on Eglinton East. The fee is where you pay for it, so run your full monthly cost, not just the fee, against a newer building before deciding. For an owner-occupier who wants predictable bills, I think it is a sensible buy if the reserve fund is healthy.
