Living here
Renters, Airbnb and elevators at 219 Wilson Condos
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 219 Wilson Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 219 Wilson Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

219 Wilson is one of the smallest and oldest condominiums I get asked about in north Toronto: 22 suites in a four-storey building registered in 1970. It offers a way into the Avenue Road and Wilson area at a low price per square foot, with heat and parking in the fee. In a building this small and this old, though, the reserve fund decides whether it is a bargain or a burden. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
219 Wilson Condos is a four-storey condominium with 22 suites at 219 Wilson Avenue, in the Bedford Park-Nortown neighbourhood of North York, west of Avenue Road. It was built in 1970 by Lauri Kangas Properties, and the condominium corporation, YCC-15, was registered on 2 April 1970. Nadlan-Harris Property Management is listed as the manager. Maintenance fees include common elements, heat, building insurance, parking and water.
219 Wilson Condos at a glance
One of North York’s first condominiums
Ontario’s first condominium legislation dates from the late 1960s, and a corporation number of YCC-15 means this was among the first condominiums registered in the York registry. When 219 Wilson registered in April 1970, most Torontonians had never heard of condo ownership.
That history matters for a buyer. Buildings from the first years of condominium ownership tend to be simple in construction, light on amenities and run by small boards, and their declarations and by-laws can be older and less detailed than in a modern building. Read them carefully, and ask whether they have been updated.
With only 22 suites over four storeys, this is a building where you will know your neighbours. Decisions are made by a small group of owners, and one owner’s priorities can shape the budget.
Small suites in a small building
Condos.ca shows suites from about 615 to 745 square feet, which points to one- and two-bedroom apartments. Sizes in older buildings are not always measured consistently between listings, so measure the suite or ask for the floor plan rather than relying on the listing figure.
Expect a 1970 layout: a separate kitchen, a defined living and dining area and practical storage. Renovation levels will vary widely. Ask what has been replaced inside the suite, including windows, wiring, plumbing and the electrical panel, and confirm what the corporation allows if you plan to renovate.
Check access, too. Condos.ca does not list an elevator for this building, and in a four-storey building from this era you should confirm whether there is one before you buy, especially if you are a downsizer or plan to carry groceries up several flights.
Small suites in an old building can still live well. A two-bedroom of 700-plus square feet with a separate dining area often feels larger than a new suite of the same size, because there is less glass, more wall for furniture and more closet space.

The fee and the reserve fund
Condos.ca lists common elements, heat, building insurance, parking and water in the fee. Hydro is not listed, so you would pay that yourself. Heat in the fee is a real saving in an older building, where the cost of heating can be high.
In a 22-suite corporation, every major repair is split very few ways. A roof, window replacement, boiler, or parking area repair can cost each owner a meaningful sum if the reserve fund is short. Ask for the reserve fund study, the current balance, the planned contributions and the last three years of board minutes.
Condos.ca also lists pet restrictions. Read the rules before you buy if you have animals, and confirm any rental rules with the status certificate if you are thinking of renting the suite out.
Small corporations also depend heavily on the property manager. Ask how long the current manager has served, how often the board meets, and whether the corporation has had a recent reserve fund study update, which Ontario requires on a regular cycle.
Wilson Avenue, west of Avenue Road
The building sits on Wilson Avenue west of Avenue Road, a stretch of low-rise apartments, shops and offices just south of Highway 401, with quiet residential streets of detached houses around it. It is a practical address for anyone who drives, and the transit options are in the panel on this page.
Wilson Avenue is changing. UrbanToronto tracks a proposed 17-storey rental building at 228 Wilson Avenue, on the north side of the street west of Avenue Road, by Verdiroc and Greenwin. Proposals like this signal that the street is being intensified, which can bring construction for a while and more shops and residents over time.
For an owner at 219 Wilson, that kind of change usually supports demand for the area. It also means the building’s land value and location may matter more over the long term than its 1970 bricks and mortar.
About $449 a square foot
Condos.ca puts the building average at about $449 per square foot. That is low for the Avenue Road and Wilson area and reflects the building’s age, its small suites and its limited amenities.
There was one suite listed for sale and two for rent when I checked in October 2026, so I would not rely on a single asking price. Use the recent sales shown in the panel on this page, and compare with other older low-rise condominiums nearby.
In a building this small, price depends heavily on the reserve fund. Two suites with the same size and finishes can be worth very different amounts to a buyer if one comes with a large repair on the horizon. Factor your share of upcoming projects into your offer.
Also compare with renting. In a building this small, an owner’s monthly cost, once the fee, tax and mortgage are added, may be close to the rent on a similar suite nearby, and the reserve fund is what tips that balance.

Amenities at 219 Wilson Condos
Amenities are minimal: condos.ca lists visitor parking and a security system, and nothing more. That keeps the fee focused on the building itself, but it also means you are buying for the suite, the location and the price, not for shared facilities. If you want a gym or party room, budget for a membership or look at a larger building nearby.
Jatin’s honest take on 219 Wilson Condos
Who this building suits
First-time buyers who want to own in the Avenue Road and Wilson area at an entry price, people who prefer a small building where they know their neighbours, and owner-occupiers who value heat and parking in the fee.
What I’d want you to check
The reserve fund study, the balance and the board minutes are the most important documents here, because every major repair is split 22 ways in a building over 50 years old. Confirm whether there is an elevator, what has been replaced in the suite, the pet and rental rules, and the insurance deductible that can be charged to an owner. Measure the suite, since sizes in older buildings vary between sources.
The value question
At about $449 a square foot, 219 Wilson can be a sensible entry point into a neighbourhood that is being intensified around it. The value holds only if the corporation is well funded and well run. If the documents look healthy, it is worth a look; if they show large projects without money set aside, walk away. Book a call and I will review the status certificate with you.
