Living here
Renters, Airbnb and elevators at York Mills Place
Do mostly owners or renters live here?
Mostly owner-occupied. Of 21 deals here in the last 24 months, 3 were leases and 18 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at York Mills Place?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about York Mills Place
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

York Mills Place is one of the buildings north Toronto downsizers ask me about by name. It is a 1983 mid-rise on Yonge Street with suites from about 783 to more than 3,000 square feet and a fee that covers nearly every utility. It costs real money, both at purchase and every month, and the question is whether the space and the setting justify it for you. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
York Mills Place is an 11-storey condominium with 134 suites at 3900 Yonge Street, in the Bedford Park-Nortown neighbourhood of North York, just south of York Mills Road. It was built in 1983 by Belmont Construction, and the condominium corporation, MTCC-620, was registered on 6 October 1983. Del Property Management is listed as the manager. Maintenance fees include common elements, heat, hydro, air conditioning, cable TV, building insurance, parking and water.
York Mills Place at a glance
A 1983 building made for house-sized living
York Mills Place belongs to a generation of north Toronto condominiums built for people selling large houses in York Mills, Lawrence Park and Hoggs Hollow. With 134 suites over 11 storeys, the count per floor is low, and condos.ca shows suites from about 783 square feet up to about 3,067 square feet.
Those numbers put the largest suites here in the same range as a detached house. That is the building’s reason to exist, and it is why it trades differently from newer towers along Yonge, where most suites are under 900 square feet.
The corporation number, MTCC-620, dates from the Metropolitan Toronto registry of the early 1980s. Buildings from this period were usually built in concrete with generous rooms and separate dining areas. What has changed since depends on the owner, so treat every suite as its own renovation story.
What you are really buying in a large suite
In suites of this size, layout matters more than finishes. Look for a proper principal bedroom with its own bathroom, a dining room that seats your family, and a den or second bedroom away from the living room. Check the number of balconies and their exposure, because many older plans spread light unevenly.
Many large suites in buildings of this era have been renovated, some more than once. Ask for permits or the corporation’s approval for any work that moved plumbing or walls, and check what flooring was installed, since sound transfer rules apply to hard floors in most older buildings.
Confirm the parking and locker that come with the suite in writing. In older buildings, some spaces are owned units and others are exclusive-use common elements, and the difference affects what you can sell or rent separately. The status certificate will tell you which you are getting.
Think about how you will use the space in ten years, not only today. A large suite with a second bedroom that can become a caregiver’s room or a home office, and a bathroom you can adapt, will serve a downsizer far longer than a plan built around entertaining.

The fee covers almost everything, and it is large
Condos.ca lists common elements, heat, hydro, air conditioning, cable TV, building insurance, parking and water in the fee. In practical terms, most owners pay only internet, phone and their own insurance on top.
The two suites listed for sale in October 2026 carried fees of about $1,834 to $2,512 a month. That is a lot in absolute terms, but it reflects large suites and a fee that replaces hydro and heating bills. Compare it with what you pay to run a house, including utilities, snow clearing and repairs, before deciding it is too high.
The risk in an all-inclusive building is that utility and staffing costs are shared and rise together. Look at how the fee has changed over the past three to five years and read the budget to see how much goes to energy, staff and the reserve fund.
Yonge Street at York Mills
The building sits on Yonge Street south of York Mills Road, where the street drops toward the Hoggs Hollow valley. It is a convenient address: Yonge gives you shops and restaurants to the south, the York Mills area has offices and services, and Highway 401 is a short drive north.
Being on Yonge also means traffic and street noise, so suite orientation matters. A suite facing away from Yonge toward the residential streets and trees can feel very different from one overlooking the road. Visit at rush hour before you choose.
The panel on this page shows the transit options, schools and nearby parks. For many owners the draw is staying in the neighbourhood they lived in for decades, close to the same clubs, places of worship and family, without the upkeep of a house.
Yonge Street north of Lawrence has been adding new condominiums for years, and more are proposed along the corridor. New supply gives buyers alternatives, but very few new buildings offer suites anywhere near the size of the larger plans here, which helps York Mills Place hold its niche.
About $922 a square foot
Condos.ca puts the building average at about $922 per square foot. That is high for a 1983 building, and it says more about the address and the suite sizes than about the age. Buyers here are paying for space on Yonge in north Toronto, with services in the fee.
The two active listings in October 2026 were asking from $1,550,000 to $2,199,000. In a building with so few listings at any time, those asks are a guide, not a market, so I would also rely on the recent sales in the panel on this page.
Because suites vary so much in size, compare per square foot only between similar suites, and adjust for renovation level, exposure, terraces and the parking and locker that come with each.
Remember the fee when you compare. A house nearby carries its own utilities, insurance and repairs; a suite here bundles most of those into one payment. Line the two up over five years before deciding which is cheaper.

Amenities at York Mills Place

Jatin’s honest take on York Mills Place
Who this building suits
Downsizers from north Toronto houses who want large rooms on one floor, staff in the lobby and a single monthly cost that covers the utilities. It also suits buyers who want to stay on Yonge near York Mills without moving into a small-suite tower.
What I’d want you to check
This building is over 40 years old, so read the reserve fund study closely for windows, balconies and concrete, the garage, elevators, roofing and the central heating and cooling plant. Ask how the fee has moved in recent years, read the board minutes for planned projects, confirm whether the parking and locker are owned or exclusive-use, and check any renovation in the suite against the corporation’s approvals.
The value question
At about $922 a square foot plus a substantial fee, York Mills Place is not cheap. I think the value is in the space: a large suite here can cost less than a new condo of the same size, and far less than a house nearby. If the reserve fund is healthy and the suite’s layout works, it is a sound long-term home. Book a call and I will help you compare it with nearby options.
