Living here
Renters, Airbnb and elevators at 8 Kingsbridge
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 8 Kingsbridge?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 8 Kingsbridge
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

8 Kingsbridge Court is a practical building for a practical buyer. It is six storeys and 60 suites, registered in 1991, on a cul-de-sac just south of Bathurst and Finch, and its suites run up to three bedrooms at prices that are hard to find anywhere else in the city. There is no pool or concierge, and that is part of why the numbers work. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
8 Kingsbridge is a six-storey, 60-suite mid-rise condominium at 8 Kingsbridge Court, near Bathurst Street and Finch Avenue West in the Westminster-Branson area of North York, Toronto. It was developed by Kingsbridge Apartments and completed in 1991. The condominium corporation is MTCC-1000, registered on 3 December 1991, and Dove Square Management is listed as the manager. Maintenance fees include common elements, heat, parking, building insurance and water.
8 Kingsbridge at a glance
A mid-size building on a quiet court
Kingsbridge Court is a short residential court rather than a through street, so the building is set back from the traffic on Bathurst and Finch. For a six-storey building near a major intersection, that is a real benefit at night.
Sixty suites is a comfortable size. It is large enough to spread the cost of a roof or elevator project over a reasonable number of owners, but small enough that the board and the manager are reachable and you will recognise your neighbours.
The corporation number, MTCC-1000, dates the registration to December 1991. That gives the building more than three decades of operating history, and that history is something you can read. Ask for the last two reserve fund studies, not only the current one, so you can see whether planned work was actually done on schedule.
Suites up to three bedrooms
I could not find a published square-footage range for the whole building, but the suite mix includes three-bedroom layouts, which is the detail that sets it apart from most condos built since.
Three-bedroom condo suites are increasingly rare in new buildings, where developers favour studios and one-bedrooms. A family that needs three bedrooms and cannot afford a freehold house in North York has very few options, and older mid-rises like this are where most of them sit.
Ask for the floor plan and the exact square footage of any unit you are considering, and confirm the number of bathrooms, the laundry set-up and the balcony. In a 1991 building, also check whether the kitchen and bathrooms are original, and budget for updating them if they are. A dated suite at a lower price can be the better buy if the building itself is sound.

What the fee covers
The fee includes common elements, heat, parking, building insurance and water. Hydro is not listed, so expect your own electricity bill, which in a larger suite with air conditioning can be noticeable in summer.
Parking being in the fee matters here. In a neighbourhood where most households drive, having a space bundled in rather than paying separately makes the monthly cost easier to predict. Confirm in the status certificate which space and locker come with the unit.
The amenities are minimal: visitor parking, a security system and permission to barbecue. There is no gym, pool or party room recorded. That keeps operating costs down, and I would expect the fee to be spent mostly on heating, maintenance and the reserve fund. Ask for the current budget, which breaks down exactly where each dollar goes, and compare the reserve contribution with what the latest study recommends.
Life near Bathurst and Finch
Westminster-Branson runs along Finch west of Bathurst and north to Steeles. It is a busy part of North York with many apartment buildings along its main roads, and Bathurst Manor lies just to the south.
Green space is the neighbourhood’s hidden strength. G. Ross Lord Park, the Finch Avenue hydro corridor and the West Don Parklands are all part of the area, and the parklands connect to the city’s ravine system. North York General Hospital’s ambulatory care centre is also in the neighbourhood.
For a family, the combination is the point: a court with little through traffic, large parks within the neighbourhood and a suite with enough bedrooms. That is the kind of daily life most buyers associate with a house, at a condo price.
Bathurst is gradually adding mid-rise condos. A nine-storey, 142-unit building was proposed in 2020 at 4700 Bathurst Street, between Sheppard and Finch, and more applications of that kind are likely along the corridor. Nearby transit, schools and shops are in the panel on this page.
Pricing: among the most affordable in the area
Condos.ca does not show an average price per square foot for this building. With 60 suites, there are usually only a handful of sales a year, so the panel’s recorded sales are your best reference.
When I checked in October 2026, two suites were listed for sale with asking prices from $450,000 to $465,000, and monthly fees on those listings ran from about $787 to $945. One suite was listed for rent. Asking prices are not sale prices, so treat that range as a starting point.
For context, that range is at or below what many one-bedrooms ask in newer North York towers, for suites with more bedrooms and parking and heat included. That is the value argument, and it is a strong one if the building’s condition is sound.
Run the full monthly number before deciding. Add property tax and your own hydro to the fee, then compare it with renting a similar-sized suite nearby and with the carrying cost of a townhouse. Depending on your down payment, the owner’s monthly cost here can come out close to rent on a smaller unit, which is why first-time families look hard at buildings like this one.
One more thing to weigh is fee growth. In older buildings the fee tends to rise as the reserve fund catches up with ageing systems. Ask for the fee history and the reserve fund study’s planned contribution increases, so the number you budget for in year three is realistic.

Amenities at 8 Kingsbridge
There is little to use beyond the suite itself, and that keeps the fee focused on the building rather than facilities. If you want a gym or pool, budget for an outside membership; if you never used them anyway, this is money you are not paying for nothing.
Jatin’s honest take on 8 Kingsbridge
Who this building suits
Families who need two or three bedrooms at a price well below freehold, first-time buyers who want space over amenities, and owners who drive and value having parking and heat in the fee.
What I’d want you to check
At about 35 years old, the building is into its second round of major work: roof, windows, balconies, elevators, garage and the heating plant. Read the reserve fund study and recent board minutes, ask how the fee has changed over five years and whether any special projects are planned, and confirm parking, locker and the age of the suite’s kitchen and bathrooms. Get a year of hydro bills from the seller.
The value question
For space per dollar, 8 Kingsbridge is hard to beat in North York. The value depends on the building being well maintained, and on you planning to live here for several years, since a small building’s resale can take patience. Book a call and I will help you compare it with other family-sized condos nearby.
