Living here
Renters, Airbnb and elevators at 778 Sheppard Avenue West Condos
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 778 Sheppard Avenue West Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 778 Sheppard Avenue West Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

778 Sheppard Avenue West is the kind of small building most buyers drive past without noticing. It has five storeys and 42 suites, it was finished in 2003, and on a per-foot basis it has been one of the cheaper ways into a condo on this stretch of Sheppard. That discount is the opportunity, and understanding why it exists is the work. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
778 Sheppard Avenue West Condos is a 5-storey, 42-suite condominium at 778 Sheppard Avenue West in the Bathurst Manor area of North York. It was built in 2003 by V.H.L. Developments Inc. The condominium corporation is TSCC-1492, registered on 17 January 2003, and condos.ca lists Nadlan-Harris Property Management as manager. Suites run from about 585 to 1,376 square feet, and the fee covers common elements, building insurance, parking and water.
778 Sheppard Avenue West Condos at a glance
Small, quiet and easy to overlook
At five storeys and 42 suites, this is a true boutique building, with only around eight to nine suites on each floor. It has no tower presence on the street and no marketing name, which is why many buyers searching Sheppard West never look at it.
That anonymity has upsides. Hallways are short, the elevator is rarely busy, and owners tend to recognize each other in the lobby and the garage. In a building this size, the board is made up of a handful of residents, and how they run the corporation shapes almost everything about living here.
The developer, V.H.L. Developments Inc., is not a household name, and I could not find a published track record for the firm beyond this building. After more than twenty years, the building’s own records are the better guide: the reserve fund study, recent budgets and the board minutes.
Bigger suites than you might expect
Condos.ca lists suites from about 585 to 1,376 square feet. The top of that range is large for a building of this type and price, and it puts the biggest suites in the territory of a small house in terms of usable space.
That mix makes the building useful to two groups at once. The smaller one-bedrooms suit first-time buyers, while the larger two-bedroom and two-plus-den plans suit downsizers from the surrounding neighbourhood who want to stay close to family and community without the upkeep of a house.
Ceiling heights and floor plans are not published, so walk the suite with the layout in mind: where the bedrooms sit relative to each other, how much space is hallway, and whether the kitchen has been updated since 2003. Original finishes are common in buildings of this age and are part of the price discount. A suite that has already been renovated can be worth a premium, but price the work honestly rather than paying for someone else’s taste.

What the fee includes, and what it does not
Condos.ca lists common elements, building insurance, parking and water as covered by the fee. Parking in the fee matters on Sheppard West, where most residents rely on a car for at least some trips.
Heat and hydro are not listed, so expect to pay your own utilities on top of the fee. Ask the seller for a year of bills, especially on the larger suites, so you can compare the full monthly cost with buildings that bundle heat.
Small corporations carry a specific fee risk. With only 42 owners sharing costs, a large repair or a rise in insurance premiums moves each owner’s fee more than it would in a bigger building. That is why a healthy reserve fund matters more here than in a tower.
Some lenders also look more closely at small, older buildings, particularly when the down payment is small. If you are financing with a smaller down payment, tell your lender the building’s size and age early, and get the status certificate to your lawyer quickly so there are no surprises close to your financing deadline.
A stretch of Sheppard that is about to change
The building sits on the north side of Sheppard Avenue West, east of Wilmington Avenue, in a mix of older apartment buildings, low-rise retail and postwar houses. Yorkdale, the Allen Road and the 401 are a short drive, and the panel beside this review shows the nearest subway station and schools.
Change is arriving next door. At the northeast corner of Sheppard and Wilmington, Brixen Developments has a 12-storey mixed-use building with condominium suites and replacement rental homes under construction at 824 Sheppard Avenue West, according to UrbanToronto. Plaza Suites, a six-storey building from the same year, sits just beyond it at 890 Sheppard.
Further east, a 35-storey condominium tower was proposed at 500 Sheppard Avenue West in 2025, and UrbanToronto reports that Metrolinx is studying a westward extension of the Line 4 Sheppard subway that could bring a station near Bathurst. None of that is certain, but the direction is clear: more density, more construction for a while, and more shops and services once it settles.
Why the price per foot is lower here
Condos.ca puts the average here at about $589 per square foot, which is below Plaza Suites at about $653 and well below what new construction on Sheppard will sell for. On the published size range, that implies roughly the mid $300,000s for the smallest suites to around $800,000 for the largest, as a rough guide rather than a valuation.
Part of the discount reflects size: larger suites tend to sell for less per foot. Part reflects age, original finishes and a modest amenity list. Some of it may simply be that the building is little known and gets fewer buyers through the door.
When I checked, one suite was listed for sale and one for lease, so I am not going to quote a single listing’s price or fee. With 42 suites, sales are infrequent, and I would compare any price here against recent sales in this building, then against Plaza Suites and other early-2000s mid-rises nearby.

The amenity list is short: a party room and meeting room, an elevator, visitor parking and a security system. There is no gym or pool, so budget for a membership if you need one, but the short list also keeps the fee down.
Jatin’s honest take on 778 Sheppard Avenue West Condos
Who this building suits
Buyers who want space for their money on Sheppard West, and who do not need a gym or concierge. The larger suites suit downsizers from the surrounding streets, and the smaller ones suit first-time buyers who want a quiet, low-rise building rather than a tower.
What I’d want you to check
Read the reserve fund study and the last few years of budgets carefully, because a 42-suite corporation has little room to absorb a large repair. At more than twenty years old, ask about the roof, windows, garage membrane and elevator modernization schedule. Check the pet rules on the status certificate, since condos.ca notes restrictions, and look in the board minutes for anything about the construction next door.
The value question
At around $589 a square foot with parking in the fee, this is one of the lower-cost ways into a sizeable condo suite on this stretch of Sheppard. If the reserve fund and recent budgets look healthy, I think the discount is more about visibility than quality. If they do not, the discount is telling you something, and I would walk away.
