Living here

Renters, Airbnb and elevators at Avenue & Park Condos

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Avenue & Park Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Avenue & Park Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Avenue & Park is a building for people selling a house in Bedford Park or Lawrence Park who do not want to leave the neighbourhood. It has only 35 suites, the smallest condos.ca records is about 946 square feet, and the top floors run to more than 3,000. Buildings like this rarely have a listing for sale, so you need a plan before one comes up. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Avenue & Park Condos is a seven-storey, 35-suite condominium at 1580 Avenue Road, also addressed as 355 Bedford Park Avenue, at the southwest corner of Avenue Road and Bedford Park Avenue in North York’s Bedford Park-Nortown area. UrbanToronto lists Stafford Developments with Greybrook Realty Partners as developer, Page + Steele / IBI Group Architects as architect and U31 as interior designer. It was completed in 2022. The condominium corporation is TSCC-2942, registered on 5 October 2022, and condos.ca lists Del Property Management as manager. Condos.ca lists the fee as covering common elements, building insurance and water.

A boutique mid-rise built for people leaving a house

UrbanToronto reports the building at seven storeys and about 30 metres, on a corner where Avenue Road’s commercial frontage meets the single-family streets of Bedford Park and Ledbury Park. When the project launched, UrbanToronto noted that this part of Avenue Road was already seeing mid-rise growth, and Avenue & Park is one of that wave.

Stafford marketed it from the start to downsizers. At launch, UrbanToronto counted 36 suites; its project database now lists 35. Counts often shift in buildings aimed at buyers coming out of large houses, where suites can be combined or reworked during sales, and that is one reason sizes here vary so widely.

The design is restrained, with no tall glass tower and no podium. For a buyer, a building of this size means a small lobby, few people sharing each elevator and amenity, and a board where a handful of engaged owners can shape decisions. That last point cuts both ways, which is why I ask buyers to read the minutes.

House-size suites, and terraces at the top

Condos.ca records suites from about 946 to 3,130 square feet. When UrbanToronto previewed the plans in 2017, the smallest example was a 946-square-foot two-bedroom with ensuites for both bedrooms. Mid-floor plans ran to about 1,800 square feet with a library, and corner suites on the sixth floor were around 2,600 square feet with south and west exposures.

Suites generally get larger as you go up. The penthouse level was planned with four suites, and one previewed plan of about 2,900 square feet came with a rooftop terrace of roughly 2,460 square feet, a gas barbecue connection and a hot tub. Several plans had a powder room as well as an ensuite for every bedroom, which is the detail that tells you who the building was designed for.

Those plans date from the sales stage. Before you buy, get the floor plan for the actual suite from the status certificate package or the listing, confirm its measured size, and check whether the terrace is exclusive-use common element, which affects who maintains it.

What came with the building, and what to confirm now

At launch, UrbanToronto reported a concierge lobby, a fitness and yoga room, dry saunas, a screening room, a game room, a business centre, a party room and a landscaped roof deck, with amenity interiors by U31. Condos.ca lists a concierge, gym, media room, dining room, meeting room, business centre, outdoor patio and electric vehicle charging.

Stafford also marketed resident services such as grocery delivery from Pusateri’s, dog walking and car detailing. Services like these depend on contracts that a condo board can change, so ask what is actually offered today and whether any of it is paid from the common fees.

UrbanToronto reported about 725 square metres of retail planned at grade along Avenue Road. Commercial units can affect deliveries, garbage and noise at the base of a small building, so check who occupies that space now and how the declaration separates residential and commercial costs.

Avenue Road at Bedford Park, day to day

This stretch of Avenue Road, a short walk north of Lawrence, is lined with shops, restaurants and services, and the side streets behind it are residential and quiet. Owners can walk to most daily errands, and the house streets of Bedford Park and Ledbury Park surround the building.

The panel beside this review shows the transit, schools and nearby food. Avenue Road is a busy arterial, so traffic noise is part of the trade-off for east-facing suites, and the west and south sides look over lower buildings and the residential streets behind.

If you are coming from a house with a garage and a driveway, think about how you will use the building in practice: where visitors park, how deliveries reach you, and whether the suite has a locker big enough for the things you are not ready to give up. In a small building, these details are settled by the declaration and rules, so read them before you firm up rather than after.

Pricing: a rare-listing building with few comparables

Condos.ca puts the building average at about $875 per square foot. That is below 1717 Avenue Road, another seven-storey boutique building a few blocks north, at around $1,163, and well above older buildings such as Bedford Glen at 1555 Avenue Road at around $692. For suites of this size, total price matters more than the per-foot number, because a 2,500-square-foot suite is competing with houses, not with one-bedrooms.

No suites were listed for sale or lease on condos.ca when I checked. In a 35-suite building that is normal, and it means comparables are thin. Expect long gaps between sales and expect each one to be priced on its own floor, exposure and terrace.

The fee covers common elements, building insurance and water, so hydro and heating or cooling are likely your own costs, and you should confirm how parking is handled. For actual trades, use the 12-month panel data, and ask me for a building sold report that includes 1717 Avenue Road and the other boutique buildings on this corridor.

Amenities at Avenue & Park Condos

ConciergeGymMedia roomDining roomMeeting roomBusiness centreOutdoor patioElectric vehicle charging

For a 35-suite building, this is a generous package, and it is shared by very few people, so the dining room and media room work as extensions of your own suite for hosting. The trade-off is that a small number of owners carries the cost of the concierge and the amenity spaces.

Jatin’s honest take on Avenue & Park Condos

Who this building suits

Downsizers from Bedford Park, Lawrence Park and North Toronto who want rooms that fit their furniture, an ensuite for every bedroom and a concierge, without moving away from their neighbourhood. It also suits buyers who want a small, quiet building where sales are rare. It is not a building for a first purchase or for an investor focused on rental yield.

What I’d want you to check

With only 35 suites, every big expense is split among few owners, so read the reserve fund study and the budget closely, especially for the roof terraces, the garage and the concierge contract. The building was completed in 2022, so confirm the status of Tarion warranty claims and any deficiency work. Check how the retail units share costs with residents, whether your suite’s terrace is exclusive-use, and what parking and locker the suite includes.

The value question

At around $875 a square foot, Avenue & Park sits below the most expensive boutique building on this stretch while offering newer construction and larger suites than most. For a household selling a large house nearby, the real comparison is the cost of staying in the house, and on that test I think it holds up. The challenge is not value but supply, so if you want in, be ready before a suite lists.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
